I lived in a townhome at Georgetown for three years, and my experience was mixed. The main issues were the outdated units, high prices, and a car break-in. The apartments are quite old, and unless you're willing to pay a premium, the appliances are likely to be outdated, especially if you're a college student looking for proximity to local schools. We also had persistent flooding in the kitchen during heavy rain due to a faulty weatherstrip that was repaired multiple times but never fully resolved. Although Georgetown offered updated units, I was already paying more than I felt the place was worth and wasn’t willing to spend any more.
As someone who values fitness, I was disappointed by the so-called “state-of-the-art fitness center.” In reality, it’s more of a bare-bones facility. If Georgetown truly cared about residents' health and fitness, it could improve this amenity significantly.
The location is decent, but we experienced some security issues, including a break-in where my mother’s car window was shattered. The complex’s enforcement of parking rules seemed inconsistent; while we were required to pay for parking stickers, I frequently saw cars without them parked for days without any warnings issued.
On a positive note, the maintenance staff were excellent. Although I didn’t get to know them personally, they were always friendly and prompt in addressing any issues. The grounds were well-maintained, with the team regularly picking up trash.

This place is a dump was built in 1962 and it shows, insect problems, maintenance problems, my car got broken into. I only lived there on year and could not wait to get out. They will show you a nice apartment, but it will not be the one you move into. Do not move in here you will regret it.

If you love MICE, cockroaches and big fat water bugs, then Georgetown is the place for you! You will also receive old, falling down buildings that smell, ridiculously high rent increases, and a rude, untrained and inattentive office staff. Enjoy! P. S. They sue 80% of all exiting residents. Fun!

Maintenance people are prompt, courteous and professional but they have tried to fix our cooktop and motherboard at least 3-4 times in the last 6 months but the problem with the overheated cooktops exists.
The apartment management hosts a great pool party though.
People and neighbours do not even smile at each other when they bump into each other.
The children's park/playground needs to be cleaned, refurbished and ground needs to levelled and cleared of holes to prevent from children being seriously hurt.

I enjoyed my time living at this complex there were nice things, visually appealing but really overpriced for what you get and there is definitely a roach problem. It’s really just a average apartment, nothing special even when you pay extra for the “upgraded” version. Not to mention I feel like there wasn’t much effort put into the cleaning done before moving in, spots on walls, dents in walls, also baseboard trim was not caulked, gaps everywhere. My dishwasher also leaked the entire time I lived there. I think you will get more for your money somewhere else.

There should be a class action lawsuit against Georgetown. Their practices in regards to move outs are illegal and the only thing saving them is the lack of lawyers willing to represent tenants in St Louis. They did their inspection without notifying us (blatantly illegal) then withheld the entire safety deposit while adding 400$ in additional false charges. With no way to defend ourselves, we paid it via cashier’s check. Now, more than a year later, Georgetown claimed we never paid them so that they can make another quick buck off of us by selling the debt, tanking my credit score in the process.
To everybody leaving positive reviews: I really hope you never move out, because that’s when Georgetown will backstab you just like they did everybody else in these reviews.

My review was removed but I am a resident. The office has directly emailed me in response to this review only stating that they are coming to inspect my apartment. No mention of making the repairs that their hired Titan Pest Control told me they need to make.
I've lived here for nearly four years and have several concerns about health and wellbeing:
1. Flooding: Half of the complex is a FEMA Flood Hazard Area, and they fail to disclose this, placing flood damage liability on tenants in the lease. Though we aren't on the base level, I worry about poor water quality and mold potentially reaching our apartment. You can Google the FEMA Flood Map Service Center and see for yourself.
2. Pest Control: We've had mice multiple times in two years. Pest control confirmed we're doing the right things but said maintenance isn't properly sealing holes, causing recurring issues. The pest control representative has twice promised to give repair notes to the complex, but we only ever see their pest control after submitting requests for mice sightings.
3. Health/COVID Safety: I've twice requested sanitizer wipes for the gym. The office acknowledged they're out and promised replacements but did nothing until I posted this review.
The complex’s failure to maintain proper health and safety standards is a major concern. The maintenance staff (blue shirts) are great, but you can’t fix bad management I guess.

I'm giving a 5 star review but there have been issues. Issues aside, I don't see why this place has a (at the time of writing) 2.9 Stars.
While I didn't quite get along with some of the staff at first, the Property Manager, Courtney is absolutely amazing. This woman oversees something like 600+ apartments and townhomes (employees as well) and yet she responds quickly, she knows everything about the units and is just a great person. I cannot praise her enough and that is why my rating is so high. If you have a problem and you let her know it will be fixed immediately and I mean immediately. When we moved in, we had French doors to our deck. The deck and doors were pretty old and worn. I asked her to replace it and it was done within 2 weeks.
Problems like the 2nd story overheating in the summer can mostly be fixed if the large vent in the living room is clear of obstruction and vents in the lower floor are closed. These fixes have mostly* worked for us. It's extremely inefficient and LOUD and they should have them changed out, but I am sure they are working on it. We are a bit worried reading the reviews about the whole carpet stuff moving out, but I am sure they will treat us fairly like they always have.
Lastly, take the poor reviews with a pinch of salt. I'd say most of the reviewers aren't taking accountability and are instead blaming Georgetown. Also, if you're a tenant and have problems it is your duty to bring up issues to management, so the problems can be fixed. You can't just not say anything and then when stuck with a $700 charge for "blah blah blah", whine and moan and complain about issues you never gave someone the chance to fix. Grow up and take accountability and be smart. Speaking of intelligence, people need to do research and ask questions. Its common sense that if you move into any apartment/townhome community you are going to hear other people. If you move into a unit with someone above you, you're going to hear them just like if you move next to someone, you're going to hear them. These units weren't built yesterday, and they aren't concrete fallout bunkers in the middle of nowhere. Have some common sense and lower your expectations because this is reality. That or go sail to a small island where you can't hear other people lol. As well, if you choose to move into an older unit instead of an updated one because you're a broke b#$@.... that's YOUR problem.... not Georgetown's.
I guarantee from the conversations I've had with Courtney they are not trying to rob people; they are there to help!

Honest review after moving in 3 weeks ago:
We moved into a 2 bedroom townhome 3 weeks ago and couldn’t wait because of the townhomes we were shown. All renovated and updated with nice appliances, frames on the mirrors, white bathtubs with corner shelves built in, but that wasn’t the case for the one we moved into that costs the same price as the rest … when I came to view the townhomes I specifically asked both ladies on the phone to show us the ones available so we know exactly what to expect. The first one we viewed was taken shortly after viewing it so we came again the next week to view it but the lady showed us one made for “viewing” and not the other one available. When we moved in we were and still are very disappointed. We don’t have a white tub, it’s yellow tiles. There are half fixed holes in all of our doors and on the bathroom wall downstairs. Our doors aren’t even the normal 6 panel doors every apartments has, we have a solid frame door with painted over holes in each of them (i hate the doors so much, they don’t even have locks on them). The bathroom sink downstairs is leaning, we wrote so many move in remarks and things that needed to be fixed and maintenance has yet to come and fix the issues. We are also missing shelves in the kitchen and bathroom cabinets as well as the countertop in the bathroom being scratched up. There was paint dust all over the floors when we moved in especially the bathroom.
When we moved in they told us maintenance would respond to things of emergency first of course and everyone else will be dealt with within 2-3 business days. I made a request about our tub not draining and filling up as soon as the water turns on, on Saturday April 6th. Today is the 11th and the tub still hasn’t been dealt with. I called the office and they now told me 3-5 business days. (Update, they came 9 days after the day we made the request.)
All in all I feel like we got the worst 2 bed townhome and I see why they didn’t want to show us the exact place we were moving into and showed us the one set up for “viewing” instead because if we would’ve known it looked like this we would’ve chose a different place.

I recently moved into Georgetown and absolutely love it. The staff is tremendous and very quick to respond. The grounds are kept clean and neat and the townhouse has everything I need. There is no lack of amenities like two pools, fitness centers, and two pools. I was concerned about the noise level after moving from a quiet house but the neighborhood is extremely peaceful. I highly recommend.

I’ve had nothing but good experiences here! The office staff is friendly, maintenance responds quickly, and the grounds are super clean! My townhome is completely updated and energy efficient. Definitely recommend!

terrible apartment, ceiling leaked for like a month everytime it rained and they are for certain taking your security deposit whether it’s spotless or not. highly recommend going anywhere else to rent, this place is a joke

I have lived at Georgetown since 2019,I moved here from North County to be closer to my job. The management and staff are great and helpful. The property grounds are well maintained they just installed a dog park and have been making repairs/improvements to apartment decks. The appliances and tub/toilet are dated in my unit. The only thing I would give thumbs down is I get some cold air thru the windows and front door. Those plastic window film kits seem to help.Overall, I would rate my experience as positive

Rooms? Very nice in looks only..They dont fix anything and still expect you to pay rent. In the time my brother stayed there they had their apartment flood and their a/c break in July and they fixed neither one and still had a rent raise. They had a baby there too during both so they had to leave bc you cant me sitting in a hot or moldy house. They are missing it 0%, a damn shame too because it is a wonderful location and neighborhood.
