Property management sucks here! Since moving in May, we have faced problems every month with hot water. Although maintenance has replaced the boiler and implemented temporary solutions, the issue remains unresolved. Despite my requests for a call from Property Manager Ken to discuss this matter, I have not received a response. Avoid moving here.

New management team is very nice, approachable. Grounds are clean. Apartments are being updated . Benny from maintenance has been here a very long time, he knows everyone, is always kind and responds quickly. Glad my kids are growing up in a community .

I’ve been trying to reach the Assistant property manager or Property manager no one’s responding. I need my money back and I still haven’t got a response a bit ridiculous. I’m glad I didn’t move here.

I love Prynne Hills mainly because of the maintenance guys. They are awesome. Benny and his team are the best in this place. Top notch services in a timely manner. Plus they are super nice and respectful. I have had several issues from heat, cabinet, flooring. Less than 1 hour resolved. I wish I could give 10 stars

I love it here. Only problems are dog owners are not cleaning after their pets, and sometimes you'll end up stepping on it...not cool. Management is nice, maintenance are very responsive. Tenants are cool too.

TL;DR: The apartments are poorly made and maintained, the area is covered in litter, the package room is a bad joke and have had multiple thefts/lost packages, too many to count. The maintenance team is woefully inexperienced, the management is incredibly lazy and frankly uncaring with how slow they are to improve anything at this mega apartment complex. I can assure you that Prynne Management replying to these google reviews is the ONLY thing they care about; they're all talk and no action, hoping that by saying "we're so sorry" for the umpteenth time on their google replies it will clear them of all these bad reviews that this place sorely deserves.
Lived here from 2022-2023 and couldn't wait to leave. Already found our new apartment by month six of our stay here. We had so many issues with this place that this review will be a scattershot of everything I can recall. I would recommend going to see this place before making your decision as their website gives it a false appearance. As soon as we moved in we realized that the digital set-up photos on their website do not reflect anything you see in the actual apartments once you arrive. This place must house over 1,000 residents and is probably managed by less than 4 people in that leasing office. The apartments are shoddily made, the painters were leaving wet-paint footprints and dust all over our cabinets on the day we actually moved in. Maintenance requests were made right away, first week we moved in. Without exaggeration, I would say it took about 3 months in total for all of our maintenance issues to be settled; one of the reasons it took so long is that Prynne does not seem to have actual, experienced maintenance workers onsite, but rather they have to call specialists from time to time when their amateur "maintenance" people are unable to fix the issue with just scotch tape. Not a single outdoor grill worked at Prynne Hills and it took me from the month of May, one of the many amenities you "pay for," but Prynne does not actually deliver, when we moved in, until October, to get just two of the 6 or so grills replaced. 6 months to replace a grill, let that sink in as you imagine going to the Home Depot in Avon <15 min away to buy a $250 grill that they couldn't do for six months. In addition to lacking amenities, two of the four treadmills in their gym were broken the entire year I was there AND their wifi for the gym never worked which meant you had to pre-download music before getting to the gym to do a workout if you didn't want to be in silence. Moving on to the exterior of Prynne Hills: I bought an extended trash grabber and would spend time around our building picking up garbage because this place was an absolute dump when it came to littering and dog poop everywhere. The blame for this should first go to the residents who rudely and carelessly littered in everyone's shared neighborhood but it's Prynne's responsibility to clean it up rather than...basically do nothing about it. It was me cleaning up broken bottles and candy wrappers thrown by kids and it was me cleaning up other neighbors' dog poop that they left behind, not Prynne. I am aware that there may be new management at Prynne Hills these days but as for reporting how it was in 2022-2023: this place was severely understaffed and so lazily managed. I am not joking when I say that the main way the staff at the leasing office would make reminders for themselves (that they then would forget or not follow through with) was sticky notes, put in no particular ordered system. Lastly, the package room. Maybe I've been lucky with places before this one but Prynne's package room was a nightmare. It's way too small for how many residents live here which meant constant clutter and congestion. Packages would not arrive, be placed in the wrong areas, or basically get stolen on a regular basis. My Google review of Prynne Hills:I moved here to Prynne Hills 6 months ago. My first 6 months here have been disappointing to say the least. When I came here, my AC unit broke with in the first week. They gave me a temporary window replacement and ~ 2 weeks later fixed the Central AC unit. I have a dishwasher that did not work for the first few months, and finally got a replacement. In November, I had a mouse in my unit, defacating all over my belongings. After raising the issue, I was told by maintenance they would come by and treat within that week. I still kept finding droppings and even saw the mouse at one point a week later. I went to the leasing office to ask if pest control came by like they said they were going to, and they told me that they were on site, but did not treat my unit that week and that I would have to wait until the following week (even though the issue I was having was an unsanitary living situation) After continuing to call, and email regarding the issue, this finally got resolved as the mouse was caught. My toilet has also had issues flushing since I got here in July. They’ve snaked it now 3 times in the 6 months I have been here and I’m still having issues as of today. The trash situation is gross. People leave their trash all over the place inviting pests all over the area. One reason why people don’t throw their trash into the compactor is because the door is in a poorly lit area in the back, toward the woods. I’ve seen Possums, skunks and other pests back their before. The bottom line is it seems like instead of treating the root cause of issues, there bandaids put over them as well as a lack of communication between management and Maintenance. Given the amount I am paying to live here, I expect much better than this. If things do not improve here, I will be looking elsewhere once my lease expires which is a shame, because the layout of Prynne Hills is nice as well as the complex is convenient for my commute to and from work.

I moved into Prynne Hills in Oct 2023. While the initial appearance seemed great during the visit, the reality was less than ideal. I moved into an apartment that was not ready at all, and it was at least two weeks before I had a fully functioning unit which included having a working washing machine, a working dishwasher, blinds installed and a working microwave.
The complex is extremely dark due to nearly half of the lights not working and in need of placement. Many of us residents have put in requests related to this. Yet these concerns have gone unheard and are yet to be repaired. Not only is this a safety concern it’s also an extreme liability if somebody were to be injured. Perhaps it will take somebody getting hurt or far worse for it to become “a priority”.
The trash area is a complete joke. A nearly 500 unit complex and only 2 trash areas. Half of the time there is trash thrown all over the ground, not even in the compactor. Leaving plenty of opportunity for rodents and other pests.
Another still pending issue is that the fob system for the entire complex does not work for the resident buildings. it didn’t work upon my move-in and still doesn’t. Meaning essentially everybody has one code to get in which also is another safety concern. Noting that some main entrance doors do not lock at all.
The community area is great however, unfortunately there is no actual scheduling system for the main room. I personally have had instances where people were using their room who are NO LONGER residents in Prynne Hills yet still had access and were hosting an entire party! How is this even possible?!
I really hope that these reviews are taken to consideration, and that property management presses these issues.
Since many complaints seem to have gone on deaf ears, some residents have mentioned that it leaves them no choice, but to consider escalating to the corporate level.

The owners are very crooked and the management companies they keep bringing in are equally crooked. I will be refilling my complaint with the Attorney General’s Office.

Place can now be completely classified as the projects! Break ins, auto thefts, drugs you name it. With each management company that takes over it just gets worse and worse. Trash areas ALWAYS overflowing with garbage and rats and forget about getting any packages... If the office isn't open to give you access your screwed and when it isn't locked at all your items are stolen. Avoid if you have ANY pride in where you live!
