“This place is awesome! I lived at a Courtland property in Colorado. The staff there was not as well trained as they are down here. When I moved in there were some issues, it does happen. What really stood out to me was the speed of the solutions. That is what customer service is all about, solving problems quickly. All the employees are nice and overly polite.”

“I've never been more happy to live in Canopy at Citrus Park. I wish I could give 10 stars! I've been a resident here for 5 years, and absolutely love it! Anna has been so amazing, and so helpful throughout the time I've lived here. I upgraded from a 1 bedroom, to a 2 bedroom apartment over my time here, and Anna helped me find my perfect view and space, and has always been so helpful if I've needed anything. The complex is so close to everything needed in Tampa Bay. The community is just perfect! Everyone is so kind and friendly. The maintenance staff are awesome as well, and will fix any issues that may arise with a quickness! If you're considering moving here, you'll be so happy if you do. My two initial contacts, Jaci and Tammi are the nicest people you could possibly meet and helpful answering any questions I had. The apartments are quiet and the residents friendly. “Not everybody's living situation is the same, but based on my personal experience the property seems to be well kept and clean ! the maintenance staff are amazing and maintenance orders are always taking care of in a timely matter ! The office staff especially assistant manger McKenna is amazing! I truly believe this property will fall apart if it wasn't for her! She's professional, transparent and very consistent with responding to all forms of communication especially during the leasing process.! My first issue I been having is,, I can't seem to get rid of these huge palmetto bugs I kill at least a few on a daily bases.The office is aware and they have pest controlled my unit several times but still not much relief! This property is also a little dated and have not yet been fully remodeled like other properties throughout the city ! But ,You have a competive base rent with additional monthly charges.. (Prorated bill divided by all tenants for water, sewage and trash additional ,$25 valet trash fee , and $25 fee for a smart home system.. All these additional add-on fees and utilities will cost you a minimum of $175 or more a month depending on size of unit..The $25 smart home system should be included in the rent since you use your own electricity to power and operate it.. Considering For an older property it's managed well and well kept ! And staff do an amazing job and their best with what they are given to work with .!”

“I moved across the country and chose Citrus Run apartments because: 1) they are a part of Venterra, which has always been fair and provided me with a safe, and pleasant residency. 2) Their staff has always made a connection that feels more than “this is who I pay my bill to.”They have resident events and appreciation days, they keep the property clean, they are welcoming and don’t mind to have a conversation. At Citrus Run, they have shown genuine personalities, taken measures to improve and update the complex for us residents, and keep us updated on upcoming maintenance. No unexpected surprises with property upkeep.Also, there’s a pool, new grill, and a nature walk!”

“We weren’t able to visit Tampa and look at apartments prior to moving, so I understand how important reviews are. Here is my honest review of The Morrison.

Pros:
- Can’t beat the location (10 min walk to bayshore and Hyde park village)
- Our apartment faces beautiful sunsets every night
- Sauna is a nice amenity
- Pool with a lot of lounge chairs and cabanas
- Community event where we met lots of friends
- Valet trash service
- Under 50 units
- Nice, friendly and mature tenants
- Maintenance and on call team are extremely helpful and come right away if there is an issue.
- emergency hotline to call if needed.
- Kristie is very responsive and helpful.
- Pool area is clean with two grills.
- huge floor to ceiling windows in living room making the apartment filled with light
-Kristie always looking to improve the complex. We now have free pilates on the weekends

Cons:
- walls are thin. Neighbor wakes us up every night with his snoring.
- if you face Green Lemon, the loud music will keep you up every single night Monday-Sunday. Awful bass noise.
- Units have a roach issue in the summer (they come and go with careful mediation and constant spraying. Common for Florida)
- The apartment hallways are outside
- LOUD fire alarms go off once a month from the businesses below. They go on and on for a half hour before the fire department arrives. It is unnecessarily loud I feel awful for the pets. Goes off at all hours (currently going off at midnight despite all businesses being closed)
- Red centipedes in outside hallways and indoor clubhouse/gym (thankfully they are harmless and go away in winter)
- Neighbors had all their appliances break
- Builder grade materials (ex: kitchen cabinets aren’t real wood. Doors are paper thin). Expensive for the quality
- Living near the gym causes a lot of noise. We’re woken up from deadlifts (weights slamming floor) and people running on treadmill

Overall, I would definitely recommend living here to someone else, but would not consider it a “luxury” apartment. You can’t beat the location!”

“The Foundry has been such a great place to call home. The staff is friendly, helpful, and really cares about the residents. Everything is always clean and well-kept, and the community feels safe and respectful. Big thanks to Travis and Sydney for always going above and beyond and for the maintence team that holds it down quickly and timely.”

“Wonderful place to live! The location is amazing... walking distance to the supermarket, 24-hour CVS, Panera, and a couple of very nice restaurants along South Howard Ave. Hyde Park Village is also very close by, if you want more variety in terms of shops and restaurants.The swimming pool area and grounds are beautiful, though for the amount of money that you pay for an apartment here, I do wish it was heated, so you can swim in the cooler months. Haven't had any issues safety-wise, and it's nice to have a reserved spot in a parking garage. Maintenance is usually on top of things once you submit a work order through the apartment community's website. Would have stayed another year, but needed to upgrade to a two bedroom, and prices in the South Tampa area have gotten crazy over the past year. Best of luck apartment hunting!”

“Management does not make themselves available to the residents. They do not follow the speed limit - are seen speeding around the park in his golf cart and not even stopping for STOP signs. I almost hit him when I had the right of way, and he ran the stop sign!! They lock the doors when we are still in the clubhouse at scheduled activities so we can't get back in if we step outside. They need to keep it open AND unlocked until the activities are done!!
People come in and steal from the HOA supplies and Management won't address the issue. They won't replace the ice machine that I know was at least 20 years old. The Clubhouse is for the residents but the manager says it's HIS building. If it is, why won't he get a new ice machine?
It used to be a nice park, but it has gone downhill in the past 10 years. The rent goes up $35-$50 EVERY year. So does the ad valorem tax.”

He took the time to listen to our concerns and needs, offering thoughtful solutions and going the extra mile to make sure everything was in order. “Have been living at the Avion at Carrollwood since September 2024 and it's been very smooth. Very quiet as well thankfully, which was unexpected since we are on Dale Mabry! Love having so many things 5-10 minutes away. Has your typical pests but are taken care of efficiently with the maintenance on property. The only major complaint I have is that it smells so bad of neighbors smoking weed and cigarettes outside, that we can almost never have our windows open. I can’t even go to my car without smelling it as soon as I walk outside. The summer heat is making the smell worse and it comes through the cabinets/pipes of our bathroom. Other than that, staff is very friendly every time we interact. Parking is a breeze. Glad to not live in a place where spots have to be fought for (unless you come home late).”

Community is surrounded by forever wild areas supporting most Florida wildlife. Quiet small town vibe in a community of 350 homes providing walking and biking recreation without riskk.”

“I have lived here for a year and I can honestly say I have very much enjoyed living here. My favorite part is definitely the roof top pool and the study rooms. It’s the perfect place to have your friends over relax and get some studying in. I love my roomates and we all renewed for next year. The package room can be a bit annoying at times but I know other places have issues with this as well. The front office also informed me that they will be switching the system this summer so for that I’m exited. Akemi and gabby have been so helpful with any questions and or concerns I have had during my stay here and are so sweet.”
