“I've been here for 15 months and just renewed for another term. To echo what most everyone else has said here, I've enjoyed my stay.TLDRs:Maintenace and Administrative: Issues are solved fast by nice, communicative people.Community: A friendly and quiet community.Location: Ocean Avenue is great and is near highway so most places are 15-30 minutes away.Maintenance and Administrative:Just recently Donovan from maintenance helped me out late at night when my lock was broken which is only the most recent example of how helpful he has been. Another maintenance member quickly fixed some blinds issues I was having too. Rommel from administration/sales was very friendly and communicative with my renewal lease process. I had a few questions with pricing, duration, technology packages, that he was able to help with after some back and forth. When there are community issues with parking, elevators, etc. if they are not fixed speedily, there are generally quick communications out about them to keep the community in the loop.Community:I've had basically 0 noise issues which is a huge plus for me, and I'm on the same floor as the shared space with grill/benches/fireplace. Neighbors are friendly - I left my new iPhone 15 in the lobby and a neighbor left a note and took it with them to safety.Location: I personally really enjoy this location. The building is next/on a Whole Foods which is convenient. There are restaurants/bars, hardware stores, grocery stores, pharmacies, etc. all within an easy walking distance. It's very close to the highway making it easy to get most anywhere you want in 15-30 minutes: downtown, beach, park, Costco, mall, etc. If you're trying to get into the city daily during peak traffic hours this may not be the spot, but for my work commute south to San Bruno and for going into the city a couple times a week for events/dinner/etc. it's really great. Disclaimer: I Uber only so can't comment on public transportation, but there's a lot of public transportation nearby if you look at Google maps.For price transparency outside of the rental amount, parking will cost you an additional ~300 if you want the garage (though there is street parking). There is another ~150-200 in utilities for water/sewer/trash.If I was to give one complaint for balance, which may even be fixable but haven't taken the time, is that my apartment does get a little warm in the hotter months due to airflow maybe.”

“My wife and I went to view the apartments and Mauricio was awesome gave a great tour real knowledgeable broke it down for me real quick tossed in some free game about the rent control laws and things been at work since 4:30am by the time we met in the afternoon so yeah even though I'm slow AF sometimes ? everything was clear um what else the bathroom hella big wife love's that she can now spend countless hours getting ready to walk down the street for brunch ? we're excited ?”

“We lived here for 3 years and it set the bar for luxury apartment living. We decided to move to San Jose to try a new city and change to a suburban lifestyle, but we do miss the Avery! Loved: - The concierge!! Always available, helpful, professional, and friendly. It's truly the people who made the building so hospitable. Melia, Jason, Peter, Kashif, Christine, and more - always greeted us (and our dog!) with a smile and helped us with whatever we needed. - The mail system (staffed by the concierge). In 3 years, we never lost a package. Outgoing mail was also made super easy since we could simply hand over a package to the concierge and it'd go out with the next delivery whether it was UPS, Fedex, or USPS. - The valet parking. We realized that this was ideal because it made our car completely safe from break-ins (other garages in the area still have break-ins even though they're private), and we never had to worry about finding a spot or someone parking in our spot. On the flip side, we had to request the valet and give extra time especially if they were busy, but we could request via text message on the way down, and we learned to time it right. Also, we loved that EV charging was free until recently in mid 2023, where they started charging ChargePoint rates, which we felt was fair given how much rates have risen recently. Yes, the valet had some issues last year (as mentioned in the other reviews), but it was minor for us, like forgetting to charge our EV or taking a bit longer than usual to get our car. It happened over only a few months, and they've been solid since. - Maintenance team. We didn't need maintenance often, but when we did, it was quick. One time our front door lock was having issues, and they came barely 1 hour after I put in the request, and it was fixed in 2 minutes. They are professional and friendly, and also very helpful during check-in and move-out. We would also see them around the building every day cleaning the grounds and keeping things tidy. - Food deliveries straight to our apartment door, sooooo easy and convenient. - Amenities: high end everything in the gym, lap pool, beautiful 32nd floor area, and nice co-working space on the 7th. - Dog bath station: super useful and saved us a lot of money in grooming costs! Cold/warm water, powerful dryer, clean towels, water bowl, and shampoo/conditioner are all supplied. - The interior doors are solid wood, unlike many other places that use hollow wood. This kept things quiet even if both my wife and I were working from home. - Location: we went to the Ferry Building farmer's market almost every weekend we were here, and loved it. Grilled cheese from the Farmer's Wife! - Management: friendly, flexible, and generous. They did take time to respond sometimes, but the team went through a few transitions during our time and it was understandable. If we needed anything more urgently, the concierge helped us track down someone. - The motion-sensing warm bathroom light was a nice touch, and lights use the Caseta system that you can buy a hub for. We otherwise used Philips Hue lamps in the rooms. - The near-instant hot water was amazing. - The views.... the daily, breathtaking views. Quirks: - The Bosch hardware could be better: the washer/dryer are small, and the dryer wouldn't fully dry clothes, I usually had to do extra dry on perm press, then add 20 minutes time dry. The fridge/dishwasher are half size, so we had to be mindful of how much groceries we could get, or how many dishes we could keep out. - Sometimes we'd smell cooking from other apartments via the microwave vent, so we kept it on low all the time and that solved it. - It got warm in the apartment because of direct sunlight, so central AC was needed 1-2 hours/day. - The Rincon Hill area is noticeably nicer than most parts of downtown SF, but sometimes it would feel a little sketchy. Maybe once a week we'd see a homeless person roam through and once every couple of months we'd see an iffy situation where someone would be yelling or acting er”

“First of all, this is a fantastic location for living. It's the heart of Mission bay. As a student who moved in recently, it is awesome for my online class. However, there is one thing for me to take a star off. That is the noise from neighbor's door. The lock catch of entrance door for both units share the same common wall, every time my neighbor closes his door, the big noise went through my unit from the wall. It really startle me. Even I can hear the phone conversation from my neighbor. It is very annoying because of the lack of sound insulation from the wall. Beside this, everything is excellent.”

“Lived here 1.2.2023 - 12.12.2023 in unit 1813, a studio with windows facing southeast.Pros:-Really great view of the city-Hot water comes out in few seconds-In-unit washer and dryer, though a bit smallCons:-Washer gasket ring was dirty.-Cheap wood floor paneling that was peeling after a few months-It would get hot in my apartment when the sun is out.-The AC only has one speed and it's extremely loud.-Opening the windows would let bugs in sometimes, they would bite on my legs when I sleep-Lot of street noise at times, from ambulances, police sirens, honkings, construction.100 Van Ness and 150 Van Ness are managed by the same company and thus are interconnected. You get access to amenities at both places.-100 Van Ness Rooftop at 29th floor with 360 view-150 Van Ness Rooftop at 19th floor with City Hall in front-Pool and jacuzzi-24 Hour Gym with treadmills, two squat racks, dumbbells, punching bag, row machine, etc.-Lounges-Basketball court-Theater room-Front desk that would hold your packages for you and send food deliveries up to your roomThe amenities were fantastic. That's really what you're paying for when you move into 100 or 150 Van Ness.I was just a bit disappointed by my unit.”

“Great building but the one guy always wearing his mask was rubbing his whole face and nose while wearing his mask today not with his knuckle but his fingertips. You can nip it in the bud with virus' by simply not touching your face with your fingertips--Just Dont wear another mask that will ultimately go into the ocean and kill sea life . JUST DONT RUB YOUR FACE (mouth hole, nose hole, eye hole) with your fingertips EVER. I mean EVER. At this point, if a worker needs to mask, it means they are SICK. Two weeks sick pay was the norm, why not now? Otherwise, don't request workers to mask. Just request YOUR WORKERS TO NOT TOUCH THEIR FACE WITH THEIR FINGERTIPS. It Aint that hard. But i dare you, managers. Try it. Less masks killing sea life 20 years from now.”

“I would like to say that I’ve only been at Bennett Lofts for about a month and a half. And just like every apartment community, it has its ups and downs - The down will be the restructuring of the Resident Services offices and the timely or lack of that you get a response.However, are the floor plans the great neighborhood and people in the office like Renee!I have talked to Renee several times on the phone regarding an account balance balance or when I was being loud, they contacted me so I could be a little quieter for my neighbors and today I changed my phone number. Inbox. Might not seem like a big deal but she called me back in 10 minutes and it was extremely helpful very professional and I would like to say if they had more people like Renée in the office they would get five stars.”
