“A charming, clean, safe, and well maintained apartment complex with an amazing management team.Unfortunately I had met several property managers the day I was viewing apartments in Davis that give me the whole "we want to make this a place our tenants want to live and take care of their issues promptly and foster a community" line that it made me skeptical when Danielle and Arianna said the same thing to me, but they actually mean it!The management team at Anderson Place is amazing, Danielle and Arianna really bailed me out when another apartment complex bait and switched me (model apartment looked nothing like the actual apartments) and had unacceptable issues in the apartment such as an extremely sloped floor, an attempt to hide water damage, peeled/cracked paint and drywall, etc. The unit was bad enough that I was offered to terminate my lease the day I was set to move in, which put me between a rock and a hard place as the Fall Quarter is starting soon at UC Davis and most apartment complexes that accept large dogs were already filled. I also had all of my belongings in my vehicles and on a trailer in Davis because I was supposed to move in that day.I called up Arianna that day and asked if they had a unit available to move in that day after explaining my situation as I had already put in a rental application and been accepted. Fortunately for me a tenant cancelled and they got me into a unit that day.I'm very happy here and it feels like an actual home with a community that I will enjoy living in while I attend UC Davis, I'm very glad I ended up here. “I think this is a place where the crew focuses on giving you the best housing they can possibly give so that you have no trouble studying for your courses while you stay in Davis. I stayed here for 4 years, so hopefully that gives the reader some credibility. The best part of this place is that the crew are absolutely kind and they do pay attention to your needs.”

“My experience at university commons has been different from any other apartment. What makes this place standout is the management. Peter is responsive, ensuring that any concerns or inquiries are promptly addressed. It is rare to encounter a property manager that is genuine and personable. His down to earth energy makes for a positive living environment. My housemate and I both have previously had horrible experiences with apartment management ignoring our concerns but you won't find that here.”

“I am moving out tomorrow after two years living here in a one-bedroom with my roommate. It's been a good experience!The one-bedroom we are in is not the updated model, and the age shows, but it has been kept clean and well-maintained. My favorite part about this apartment is the storage space! There is a TON of storage space for a one-bedroom, which is really nice. The con to the apartment, and I think this may go for all the apartments, is the lack of natural light.Management here is really friendly and is responsive to emails, and maintenance responds very quickly and does a great job. The complex is quiet and neighbors have been polite. One pro is that there is direct access to the Greenbelt, and there is a Unitrans bus stop right outside with a bus that comes every 15 minutes on weekdays (pre-COVID). It is expensive, but not more so than other apartments in Davis. Overall, I recommend!”

“I have been here for about three years now and do enjoy living here.Pros:amazing maintenanceQuiet but there is the very rare partyGreat sceneryCons:Management lose files despite resending them twice.Despite being a VERY expensive apartment, you have to wait to use the washers and dryers frequently due to them being limited and in two small buildingsThe apartments are up to date to an extent. You can tell by the appliances that this complex has been here for a while.Would I recommend living here? Yes but the price is a tad too much considering above. There is other apartments that are very up to date for the same price. Where you can do your laundry without lugging it from your apartment to another building and then wait in the line. Btw the maintenance team was the best part of this place. They are too amazing and kind.”

“Rent out a storage over the summer with almondwood. The process was smooth and the managers were really friendly. They are kind enough to waive my invoice when my lease goes over for 2 days. Will definitely come back to it when I need storage in the future!”

“I’m going on my 2nd year living at this complex and recently have moved from one of their downstairs units to an upstairs unit. They continue to upgrade and remodel their units and it really shows.My single favorite part of this complex is the safety. I have never experienced a security issue, even after accidentally leaving the patio door to my ground-floor unit open all night. (one of the perks of living a little further from campus)Next best part is the beauty. The landscaping really is gorgeous and they maintain it very well. It just makes you happy. I haven’t personally seen rats or roaches or other such creepy things around the complex or in my unit. My downstairs unit was directly facing the street so I assumed I’d have to wrestle a rat or two, but thankfully I never did. Nary a rat nor a roach in sightThe general community that lives here is respectful to one another. I’ve lived in two separate sides of the complex now and haven’t had a noise issue yet.I felt compelled to write this review because I just received the security deposit refund from my old unit, and it was nearly paid back in full. I’ve never had that happen and was super happy with management.To top it off, the leasing staff are rockstars. Specifically Dominic and Kendall. They are always warm and personable and have been extremely patient with me on tenant issues.There’s a really great vibe to these apartments.”

“Casitas is a great place to live all in all--maintenance was always quick, the leasing office was always kind and helpful, and the area is great. The units are kind of rundown, but it's nothing terrible. However, that being said, I wouldn't recommend living here less than one year, as they may take a lot out of your security deposit because the lease states that they can. We cleaned our unit well and trust me when I say there was no need for more paint on the walls, but we still got charged for cleaning and painting. So, in the end, a good place to live if you're looking for somewhere longer than a year.”

“My nana lived here for over 15 years and I spent every weekend at her house. This complex is top of the line. Management takes care of all your concerns very quickly. The pool is HUGE! Hot tub is always hot. There was a volleyball net when she lived there which was fun. BBQs to use at the pool. A gym. Study rooms. Literally everything anyone could need while renting an apartment. They would also frequently do events for holidays and just because. Free food is always great! I sublet at almondwood for 6 months myself and really wish I could have stayed longer. All around great complex”

“Management and maintenance are 10/10. I loved living here so much and am truly going to miss it. The area is always clean, maintenance is fast and friendly and leasing management was so kind when I needed help. Sometimes they shut off water for a bit to fix leaks and stuff but they usually let us know ahead of time, especially during emergencies. Overall, I highly recommend this place to anyone and I was very happy with my time here! 10/10 recommend.”

“As a student this a great location, especially if you rely on the bus. Although the distance is a little far, the lines are direct and quick making it very convenient to get to campus. Place is older, and you can see imperfections in units described by other reviews; however the rent is affordable and maintenance and management is quick and responsive. Highly recommend to other students. One of the few affordable three bedroom apartment options available in Davis for students.”

“After living here for a year, I can say this apt complex is better than the 2.5 star rating it has now. The apts are really cute and come furnished with everything you need for a great price. If you submit a service request, someone will come fix it in the next day or two. Management responds to emails quickly. I really enjoyed living here! Cockroaches are only an issue if you leave open food out, but I feel like that could be a potential issue anywhere you live. I only have one picture of my room, and it doesn’t show how spacious it was. It came with two large closets and a huge window.”

“I lived here with some housemates for two years coming out of COVID remote learning. My apartment was very clean and well taken care of upon moving in. When I had issues, I was able to reach out to Nico and the maintenance team, who took care of them fairly quickly. This included some noise complaints about neighbors, a leaking window during rainy season, and miscellaneous house repairs, smoke detector batteries, etc. Never tried too many of the amenities outside of the apartment, but the laundry and parking can get crowded at times simply due to the number of students living here. Wifi looks slow but was great for me - I actually found that I didn't need the high-speed plan I ended up paying for because the provided Wifi network was enough for me. Other than that, it's a nice quiet place to get some work done with a handful of parties here and there as you might expect from college living. For the most part, the problems I had when I was living here were independent from the FC staff. They did a great job attending to any problems and being available otherwise.”

“I cannot say enough good things about University Square Apartments. The location is fantastic and the apartment upon move-in was spotlessly clean. My son and his girlfriend have had a couple of minor maintenance requests that are always dealt with within 24 hours. The pool is beautiful and clean. They can walk to downtown with restaurants, shops and a movie theater. And it's only a 7 minute bike ride to campus. Wonderful experience!”

“I had a great experience living here for a couple of years thanks Elizabeth, the property manager who was responsive to all of our questions. Renewing leases every year was smooth. Tom & Woody and the rest of the maintenance staff are very friendly, and any work orders I needed were taken care of within a week. This location is a 2 minute walk to Safeway, which is a bonus.”

“Gorgeous and comfy is what comes to mind when touring the apartment complex @ Chaparral. To be fair their interior designer did a REALLY AMAZING job furnishing their model unit. I was most impressed with the different pastel colors that really complemented the vibes that the duplex offers. I definitely recommend this apartment as it's been a significant upgrade compared to the 4 other places I've been situated at during my undergraduate studies. Very affordable pricing too!”
