“I am in the process of moving out of 700 Riverchase after over 7 years. This place has been by far the best for exactly what I needed. The managers really care about the community, and not only how it looks, but they also really care about making sure everyone is cared for and looked after. Maintenance is top notch - they had to re-key my apartment just last night, and it took 10 minutes. This is a place that really feels like home when you're there. I highly recommend 700 Riverchase because they will go above and beyond for you.”

“Overall I have had a very positive experience renting from Landing while avoiding the messiest phases of a home renovation. The apartment is in an excellent location and nicely appointed with comfortable furniture, an impressive array of kitchen equipment (pots, pans, utensils, etc.), solid tech (smart TV and wifi), soft linens, and even basic cleaning supplies. To increase the odds that you’ll have a good experience, I’d recommend the following:

1) Be prepared to communicate primarily by text and the app. Though Landing lists a phone number and email address on their web-site, I only had luck when reaching out via text and the app.

2) Search the interwebs for Landing coupons. When I first joined Landing, it was easy to find an online coupon that more than covered the first annual membership fee.

3) Only rent apartments that have actual photos available on Landing’s web-site, so you can be confident that your preferred unit is actually “live” within Landing’s system. This approach also ensures that you have a clear sense of the furnishings and, perhaps more importantly, the view, which can vary from brick wall to parking lot to skyline.

4) Research apartment complexes of interest through Google reviews, yelp, etc. No complex is perfect, but some are better than others, and you can dodge some sketchy options with a little extra leg work.

5) Double-check the math. Landing’s business model is incredibly complicated, as taxes and fees vary by duration of stay (the longer you stay, the less it costs per month), apartment complex (some charge parking fees or pet rent, others don’t), municipality (taxes and lodging fees), etc. Though the mistakes were minor relative to the entire cost of my rental, I did save some money by catching billing errors, and the Landing staff was gracious when made aware of glitches in their system.

6) Plan to arrive during weekday business hours. Landing has a knack for losing keys. You’ll increase the likelihood of a smooth check-in if scheduled at a time when the apartment complex staff will be on-site and can provide a spare key if Landing has misplaced keys to your unit, as they did with mine.

Despite a few quirks, Landing offers an innovative and valuable service, facilitating all-inclusive (wifi, utilities, etc.) rentals of nicely furnished apartments. Yes, they charge significantly more than you would pay for renting on your own, but for some folks, the ease of being able to show up with just a suitcase is worth the extra cost!”

I suffer from chronic breathing problems so this made it worse. The secretary as if I wanted to set in the office which I thought was so polite. “The Crowne has been one of the best apartments I’ve lived in while in Birmingham. Leasing office throws lots of events and food trucks come through a lot. Staff and maintenance are quick to respond and helpful! No parking trouble, no loud neighbors, overall it was a quiet community. Only issue I’ve had were with gnats early on that were taken of.”

“It’s my 3rd year here and the best part is the maintenance team as everyone has noted. I haven’t had many experiences with the office bc my calls usually go to voicemail, I can’t say that I've had many follow ups. I complete Maintenance request online and someone is usually here within 24hours or less, they are always nice and I hope the office knows how they are the glue to this whole place. As for the building the walls are paper THIN! I literally hear every step my upstairs neighbor makes who walks/stomps around all day! I also stay on the 1st floor and all the stumping up the steps can be a lot as well. I would recommend staying on the 2nd floor to fully enjoy your stay. I Haven’t had many issues with pest as that was my biggest non negotiable. This will probably be my last year but I have lived comfortably so it served its purpose. .”

“I have been at Moretti for about 3 years now and I have no complaints! Since day one, maintenance has been personable and highly responsive to my requests, even replacing my washer TWICE in the span of a couple months without hesitation (this double malfunction was a admittedly a coincidence). The property is privately tucked away right near Vulcan park and located between downtown "SoHo," downtown Birmingham-- just minutes away from every major interstate, making this the IDEAL location for work and play. We are truly a gated community (as in the gates actually work and stay locked) so I am grateful for that. The property is landscaped weekly, and the pool is cleaned regularly. As for the staff, they have always been kind and accommodating... which is probably why I decided to join the team last month as the newest leasing specialist! Seeing the property from this angle has brought me a whole new appreciation! thank you Moretti!”

“I have only moved into this complex recently, but the kindness the team has offered and their fast action to our concerns is very welcoming. No apartment is perfect, and we are aware of any problems with the unit isn’t their doing, yet they still have quickly took record of any concerns and have been working to make our home comfortable for us.

If there is anything that has made my experience here stand out, it’s Darlene! She’s the sweetest employee and has really provided us assistance and guidance along the way. She’s very knowledgeable and offers great guidance. “Jemison Flats is an awesome choice for someone looking for a unique experience in living. It’s definitely not your average apartment.Over 100 years old, this building is full of charm. Cole Carpenter, manager at Jemison Flats, has been a joy to work with. It’s not always easy when you’re on a fixed income, but Cole is always there with a solution. He is kind, and tries to solve the problem in a timely manner. I have found maintenance to be very helpful also.”
