Orosz Properties is an absolute joke. What masqueraded as affordable student housing was an overpriced building on the verge of falling over. We’ve had nothing but problems from day 1 and Orosz has done absolutely nothing to fix any of them. We have no way to determine if our maintenance requests are going to be attended to and when we send emails we’re lucky to get a response. The most unprofessional team of people I have ever met. Scamming students is the name of their game. Our “new” fridge is leaking, toilet overflowing from the top, and the dryer doesn’t work at all (but still costs of course) and they have no sense of urgency to come fix the problems. Additionally, they charge $100 just to call emergency maintenance?! Absolutey awful, I will never rent with them again.Update as of 1/9/24: A year and a half ago or so when traveling through Madison, I noticed that the apartment referenced above was torn down to make space for a new high rise apartment building (520 West Johnson St). Assuming the new building is also owned by Orosz. Nothing says Madison campus area housing like replacing a crumbling over priced building with a brand new one thats even more overpriced rather than fixing issues in existing buildings.

My brother is trapped in his ninth floor apartment because there is poop in one elevator and vomit in the other. I was going to visit this weekend and I literally cannot enter.

Zero customer service. Day 6 with broken toilet and no one cares to have urgency. Would not recommend this place to a homeless person

Was my experience living there okay? yes. When I first moved in my apartment was an absolute disaster. The first thing I had to do was go get cleaning supplies and a carpet cleaner and clean the place so it was livable. I did go down to the office and tell them my apartment was filthy, they said it was my responsibility to clean it. There was mold in the bathroom and the blinds were broken- I bought all new blinds since they wouldn't replace them. After some hard work, it was a nice apartment that I could call home. Throughout my time there I had a few maintenance issues and they got fixed in a timely manner. There was an older gentleman that did maintenance and he was amazing, super nice and knowledgeable and took pride in what he did. One big issue I had was with my fridge. My entire fridge went out and I put in a maintenance request that was filled later in the week- I lost roughly $300 worth of food. However, they claimed the issue was fixed and wouldn't happen again. Not long after, it went out again, loosing about $300 worth of food again. This time, they replaced the fridge. All seemed to be okay after. During winter, the entire buildings heat went out, it was freezing to say they least and they didn't provide heaters. During the peak of summer, my ac went out. I called the emergency maintenance line and they said this wasn't an emergency. It got over 90 degrees in my apartment and was miserable. It took the entire apartment building ac to go out for two days for them to fix it. Two-ish weeks before I moved out, my toilet started running. I put in a maintenance request for it. The maintenance guy came in and said it seems normal to him. He tightened a few things and went on his way. When I got my "deposit refund" they charged me for replacing the part that makes the toilet run- the problem that I put in the maintenance request for and was told was fixed. The washers and dryers each cost $2.00 per load. On multiple occasions I put money in there for it to get jammed or not start. When I told the office they said it happens. I had to go to other floors almost every time I did laundry because the washers and dryers never worked and kept eating my money. The parking garage is terrible. I paid $200 a month to park my car and there was never a parking spot, I had to park along the walls or go pay to park in the parking garage across the way- never got reimbursed. There were homeless people sleeping in the lobby on multiple occasions. One homeless man pitched a tent in the parking garage. Mail was stolen on multiple occasions. Fast forward two years, time for move out. My parents flew in to help me move out and clean up my apartment. They give you a checklist to complete when you move out- I did everything on that checklist and then some. I kept the blinds I purchased there, which were of better quality than the previous ones. We scrubbed that place top to bottom, bought all new stove covers for the stove, painted, etc. I just go my refund back and got not even a third of the deposit back. A few things that I got charged for: cleaning, carpet cleaning, painting, the toilet running, toilet seat cover replacement (there was a perfectly good toilet seat cover there when I left), missing shelve in the fridge (all shelves were there and throughly cleaned), and more. What was the point of me cleaning and painting if I was going to get charged for it? I left that apartment in move in ready condition, despite moving in to a filthy dirty apartment. The "refund" was a complete insult from money greedy people. I would recommend packing your stuff up and go and not worrying about anything else, because regardless of what you do you will be charged for anything and everything. It was a cute little apartment that I made many memories in and i'm sure was better then some. However, there are some issues you should be aware of. Don't have too high of expectations, even though you are paying the price for it. From experience, I wouldn't recommend cleaning, painting, fixing anything up

Disgusting place to Call home.. Filthy dirty apartments. The mold the mold is terrible.Stay clear of living here in college it will ruin your experience.I promise.

This is your basic, overpriced college apartment. The walls and windows are thin allowing loud noises from neighbors and the busy intersection below. Management behaved in an elitist manner and questions or concerns seemed like an inconvenience to them. They raised each laundry load by $0.75 within six months while the washers and dryers still didn't work. The building's front door was not always locked, and anyone could get into the building at night. The bike room is a joke with no room to store your bike in the middle rows unless you can carry your bike above your head each time you want to use it. Again, this is your typical, overpriced college apartment.

My experience has always been very professional and communication with the staff when something is wrong has always been dealt with immediately.Everytime I call either Mitch or Abby have always been a joy to talk too.Perfect place to rent from

Our house looked great at first, but the longer we lived in it, the more we saw how poor its condition was. There were unpatched holes in the walls that silverfish and centipedes regularly came through. Our water pressure was at best inconsistent, and would slow to a trickle for weeks at a time. When our coin operated washer and dryer were broken, we had to submit numerous work requests to get them fixed, and every time after they promised the maintenance had been performed we found that it had not been, and the machines were still broken. When they eventually decided to replace the washer and dryer, it took them close to two weeks to get the new machines after removing the old ones, during which time we had no way to do laundry at all. Look for someone(anyone) else to rent from. Orosz do not care about you, they only care about how to exploit you.

My roommate and I lived at 1610 Chadbourne (Same building as 26 N Breese) from August 2019 to May 2020. Our building underwent intense renovations for 5 of the 9 months we lived with Orosz. These renovations entailed daily construction noise (often times it was so loud it shook our walls and ceiling), multiple water shut offs lasting anywhere from 2-8 hours at a time, toilet water leaking from our ceiling, wood stain and paint fumes, large semi trucks blocking our apartment windows for hours at a time, and multiple strangers entering our building on a daily basis (even during the peak of the COVID 19 pandemic). It was very clear throughout our entire renting experience that Orosz does not care about their tenants. Electricians attempted to enter our unit to work on the renovations during Wisconsin’s safer at home order. Orosz decided that these renovations were “essential” because their company was losing money. My roommate and I had to contact the city attorney’s office to prevent Orosz from illegally entering our unit and putting our health and safety at risk. After contacting the city attorney, we received multiple threatening emails from Orosz that made us fear for our safety even more. We were essentially bribed with a month off rent and an early lease termination in exchange for allowing them to enter illegally; we were so fed up with dealing with this company that we took the deal despite the risks to our health and safety. Overall, it was the worst renting experience of my life; I advise you to avoid this company at all costs. They made our lives even more difficult during an already unprecedented and emotionally draining time. If you value your physical safety or mental health, do not rent from Orosz.
