Great move in experience at Stadium View apartments. Apartment was clean and ready to go. The special driveway they had for loading and unloading was very helpful. Air conditioning is working fine here so not sure what everyone else is talking about but I am in a ground floor unit. Plenty of washers and dryers to use in the laundry room as well. Had one small issue with the sink and it was fixed immediately. Lakynn the leasing agent was very kind and professional.

Horrible unprofessional people, landlord missed the viewing appointment and made me drive 6 hours. Landlord showed up in tacky ripped dirty sweatpants, looking homeless

Have had mixed experiences. Make sure you take pictures of how they give you the apartment because they will charge for any little thing they can blame you for.

Maybe it's good that we experienced this company because it was a good lesson in what should be basic customer service for my student son. After contacting them, we too drove over six hours expecting to sign and move in that day , classes starting in 2 days, we're met with this fuckery: They did not honor our appointment, they then said the unit was not ready for a walkthrough, then offered us a studio for a higher rate and when we asked to see it they said they had to call the manager. I said okay; they then said he is not available, (11:00 am on a Thursday) and never attempted to call him. Thank Goodness for the WVU off campus student services, they were extremely helpful in this emergency situation. Do NOT fool with these people.

After browsing their website for available apartments, I called them to schedule a tour of the few I was interested in. They informed me that they only do tours between 10am and 4pm. I asked if they could work around this as I work 8-5 on weekdays and they don’t do tours on weekends, the person on the line became hostile with me, telling me that they refused to work outside of those hours, and then informed me that one of the apartments I was interested in was no longer available. I decided I would take my lunch break to look at the other and asked if we could schedule something, and the man again got hostile with me and told me the other apartment I was interested in wasn’t available either, and hung up on me. I understand the apartments were no longer available but that was not updated on their website whereas others said they were no longer available, and there was no reason for the hostility he presented over the phone, and the fact that he hung up on me honestly made me very angry. He could have told me which apartments they did have available for me to come look at, but that was not the case.

Seeing a number of apartments available online, I still got extremely pressured into signing a lease for more than originally agreed from the leasing manager. Taking advantage of me looking for an apartment more urgently, luckily I didn't sign for anything. Edit to reply: not upfront initially and again taken advantage of with my situation; the property manager's behavior was really intimidating. Thanks for clarifying.

When I moved in the carpet had multiple stains, holes, and what I can only assume was a melted candle throughout the apt. The smell of wet dog was overwhelming.. so much so that all the windows were open the day I came to look at it. I had the carpets shampooed myself because it was disgusting. I am a very clean person and when I recently moved out, i left the apt much cleaner and in better condition than when it was rented to me. They did not even do a walk through of the apt with me when I moved out. Instead , they sent me a letter almost an entire month after I already moved out. They did not give me $100 dollars of my deposit to "clean the carpets" . The apt is also infested with centipedes, which they cant do anything about.The only reason I gave this two stars is because at least when I had a maintenance problem or the rental needed something repaired, they did do a decent job at that.

Unprofessional and rude management/staff. I was excited to rent here but the true character of the staff turned me off of coming back. I don’t know much about the owner but I know the people below you need to learn a thing or two about managing/dealing with the public. 0/10, would not recommend.

In searching for an apartment in Morgantown, I have learned that there is a high demand and a low supply. This has made finding a place extremely difficult. Many of the realtors we have contacted have been short with us and impolite; however, John Rice was compassionate, kind, and professional. He offered us several rentals that were in line with our needs and gave us personalized attention. When compared with the brusk treatment we received from the larger realtor companies, we came to appreciate the kindness and courtesy of Rice Rentals even more. Any renter would be pleased to do business with Mr. John Rice or his associates.

I would never recommend Rice Rentals. I have had many problems with them in the 1 year i rented from them. they never fixed things properly that were called in for maintenance and came to repair things without notice. They once sent a notice that someone was viewing our apartment only 15 minutes before they arrived. They had promised snow removal and were very slow to do so if at all. My friends and myself have fallen down the stairs because of ice and snow and in the parking lot due to no treatment or clean up by Rice rentals, which they said they would do when I signed to them. Their parking lot was terrible and lines needed repainting and was never done. pot holes in the lot needed to be filled and it was never done. They even took money from my deposit for things I had already paid for (carpet cleaning). They were not lenient on the move out dates at all, which were inconveniently during finals week. Overall their properties may seem nice, but they are not. I have had multiple issues with this rental company and would never go back.
