Professional, knowledgeable, honest property management company. The property managers have years of experience and the credentials that go with it. The maintenance manager has many years of experience and can actually fix indoor, outdoor, appliances, etc. He doesn't have to go out to a property multiple times to fix things. The staff is responsive to everyone--tenant, owner, vendor, potential tenants and owners. I have had dealings with property management companies that are the complete opposite. I'm surprised those companies are still in business. Dishonest, non responsive, overcharging owners, illegal practices, in lawsuits because many of their staff are not qualified for their positions and do not know the rules and regulations. They send out multiple maintenance techs to a property to fix something and they did not fix it--but the company still charges the owner? Of course a few people will do a review to complain about Parkwood but there are many many happy and satisfied tenants and owners. Way more than a couple disgruntled tenants who most likely didn't read their lease where everything they need to know is written in black and white and signed by them. Parkwood is the BEST choice. 5 stars. 10 out of 10.

I had the pleasure of working with Valarie for a period of about 4 months on a transaction for a mutual client of ours. From an agent's perspective, I can confidently say Valarie was among the most organized, professional and prompt property managers I have worked with in my career. She and her firm were instrumental in facilitating a smooth transaction despite numerous challenges with the increasingly restrictive local legislation.Operationally, Valarie and her firm were very consistent in their improvement of property performance over the several years they were managing it for our mutual client. She maintained the property to a high standard of quality while balancing rapid rent growth with very little vacancy.As a landlord, finding property management in our local market that has the qualities of consistency, professionalism and predictability has become increasingly difficult. For landlords looking for personable, credible and effective management, it would be challenging to find a better balance of services than Valarie and her firm have to offer.

Run far away from any rental that is managed by Valarie, owner of Parkwood property management. She has a business model that includes pocketing your deposit. She did it with the previous tenants that lived in the rental before we did and she did it to us. We left the house spotless and in significantly improved condition compared to when we moved in. She proceeded to keep a portion of our deposit, stating the house was "just not move in ready" with nondescript cleaning costs. We spoke with the owner of the house that was unaware of this conflict and reported that the house was in the best condition he's ever seen it in. Additionally, we had the carpets professionally cleaned, which was very obvious. When Valarie couldn't find the receipt for the cleaning, she reportedly had the carpets cleaned again, and took it out of our deposit. She didn't have the decency to contact us about the carpet cleaning to clarify any questions. Again, the carpet had obviously been cleaned.She is very sneaky with rental contracts as well. We agreed to take over the remainder of the previous tenant's lease which was 4 months. We paid for the application fee as well as background checks just to have Valarie switch things up and offer us a 1 year lease. We ended up settling on 10 months, but not after she was dishonest about the actual lease take over and arguing with her over emails. She also will roll your last month's rent in to the deposit, so be careful! You have to write her before the rental agreement is up to have that portion of your deposit applied to the last months rent.Valarie is unprofessional and I do not believe she acts in the best interest of the property owners or the tenants. She tries to intimidate people. She jerks people around with leases and pockets deposits.

They want you to fill out an application just to show the property. Sound like the want your money weather you like the house or not. Im sorry but i only submit applications if i like the place. This place requires you to pay application without even looking The property….

Parkwood Property Management manage my investment property from Oct 2015-Dec 2021 I highly recommend them. Valerie is by far the absolute best, very professional, very responsive and very timely. Hiring Parkwood Property Management to manage my investment property was one of the best decisions that I made, while living in Illinois they did all the heavy lifting, if something needed to be taken care of I could count on it getting done. As you can read from many other reviews on here they are horrible! Do NOT send the money for an application, they are known for taking peoples money for the application and not renting to them. My review is so much to write, so I will say the gist of it, trust me do not let them rent your house and do not give them a dime of your money! We had known the person (landlord) of the house we were looking to rent (She had did her own advertising since she is a realtor etc...) so we met up with her, looked at the house, and loved it! She let us know that Parkwood would ONLY be handling the application and the lease agreement was going to done typed up by Parkwood the rest would be done by our landlord, such as any repairs, money exchanges, questions, anything to do with the property she wanted to be the one to handle it, NOT a company. She (landlord) told us several times Parkwood wasn't managing the property at all, and rent would be paid directly to our landlord and so forth. She even told us how she wanted rent paid, and all that was discussed... So basically all Parkwoods job was to do the background/credit check and type up the lease agreement and that's all our landlord was paying them to do, NOT to manage the property in any way at all. We submitted our applications and the documents they ask for and it was all downhill for there. Valerie and Katie were down right degrading, rude, and the most unprofessional people we have ever encountered. Also, they talk badly to your potential landlord about you if you don't meet their needs of the people in their circle. The text she was sending to my landlord (Yes we moved into the house and she dropped them quick!!) were just sick and so unprofessional. Anyway, our landlord went ahead and told Valerie and Katie she wanted to rent to us despite Valerie and Katie telling her not to. That when things got shady... Valerie does up the rental agreement and my Husband and Indue to the issues we had prior decided we really really needed to sit down and look over this rental agreement, we took days looking this over, we had our current (at the time) landlord which actually runs her own property management company show it to her attorneys that deal with this type of stuff all the time and they couldn't believe some of the stuff that was in this lease agreement. It was insane! No joke the worst rental agreement I've ever seen and I've plenty of rental agreements. They tell you, you can't even change a light bulb. You basically can't live in the house and you better plan to never get your deposit back if you rent from them. Anyway, as we are looking at it and taking a couple days Valerie is messaging us, emailing us, asking if we were going to sign this agreement and what not. Well we see at the top it says make all payments to this bank each month in the first and it listed Parkwoods bank information. That is NOT what our landlord instructed them to do. They were told they were ONLY doing the application and writing the lease agreement up NOT taking any payment of any kind. If we would of signed that then we would of been in a situation where our landlord would of basically been in a contract with them that she did NOT agree to. Our landlord ended up telling them never mind she didn't want to go through them anymore. We rented from her personally and it's been great. We can actually live in our home and not worry about having to not live now a family lives in a rental. We are loving it! If you read reviews on here and on Google you'll see real quick they're a horrible company, horrible people, they're just not good people to begin with and for sure not people you want to do business with either as a landlord or a potential tenant. My landlord even noticed that they for sure are begging to get rentals, which is never a good sign. Please do not allow these people to have a rental of yours and treat people the way they do. Our experience echoes others on this site. Upon first contact Good I'm Valerie wanted apps completed to even do a tour. Which we did. The following day she said she needed to speak to another gal regarding rental home and aetting up a tour. Said we were the second in line. No call back. Then when we tried to make contact, no answer. A week later after daily calls...oh and she recommended a drive by. Lol hilarious. My fiance called the emergency tenant line and he got Valerie who after hearing his reason for calling that line, promptly hung up on him. Nice. So I emailed Shady Katie as my fiance calls her...she emails me back 2 days later. With a bunch of bs. "Like we were already told that we didnt qualify!" And "there was many applicants before us." Oh and "Valerie must have accidently got disconnected", "The unit has been rented already" ......even tho it still sites vacant. All the while its listed on multuple other websites. Whateva. Saved us alot of hassle. Wish we would have read the reviews about property management company before we handed over all of our personal information. Lesson learned.

At time of moving in to our rental, house was dirty, many light bulbs were out and carpet was in need of major replacement being that it was original and over 10 year old timeframe of needing to be replaced based on WA rental laws. We documented all of these issues on our walk thru. When we moved out a year later, we only got $450 of $1700 back of our deposit. The itemized statement of why were being withheld $1350. They stated for 6 lightbulbs and a blinds cleaning. The blinds were cleaned and we have documentation of asking whether or not to leave the bulbs burned out since they were out when we moved in. Valerie said to leave them and have documentation do that and that we would not be charged. I don’t know how that totals $1350 in repairs and labor. No idea. That’s just crazy. We have never not got our deposit back. Not only did I scrubbed that house from top to bottom. We also reseeded and fertilized the yard which hadn’t been done if ever since the home was built many many years prior. Valerie has not worked with us at all. Blown away by the negative communication. We have the documentation to justify a lawyer and take her to court so that is what we are doing. This is a horrible company. I recommend steering clear of them and renting with someone else.
