Gates have not worked in years and probably never will [had my vehicle stolen last year] Amenities are frequently closed. Groundskeepers are very inconsiderate of your vehicles. People at the pool are extremely loud and disruptive. Vehicles are encased in spiders every single day.
People seem to mind their own business.

I have lived here for 2 months, here is my first review.
Move in: great leasing staff handled my application and expedited it due to my circumstances.
Apartment: a little dated but the price reflects that
amenities: good hot tub and pool are nice the pool room and gym are very good.
Laundry rooms are kept clean, and the machines are larger than expected.
Maintenance: EXCELLENT. Semaj has been super accommodating and helpful with allowing and assisting me to upgrade my faucet and shower head. Greg did a fantastic job with difficult and unfamiliar hardware. Kevin is always so kind and helpful when asking him questions and coming to help if its a quick fix. The maintenance does a fantastic job every time! A+
Property: it is large, but kept clean
Dog stuff: excellent dog run, poop stations all around and residents do a good job cleaning up.

Our management and leasing team has zero experience and tell us often, they are 20-22 year olds. Due to this rental laws are constantly broken. They are young girls and treat their job like it's high school; if they don't like you, they will make your life a living hell.

Office is much improved over the past few years. Maintenance has always been prompt and friendly. The grounds are returning to beautiful now that a new landscaping company has been hired. The only downside right now is the laundry. People continue to leave washed and unwashed clothing in the machines and on top of them.

Just moved in and I love it here. I was very nervous living here because of the bad reviews, and local reputation. but my husband bullied me into touring. Kyle was so friendly that we felt comfortable instantly. We told him exactly what we were looking for. He had plenty of available units and he knew the exact one we would like and he was right! , we fell in love instantly, plus it has t the bonus of being across from the leasing office so it feels extra secure. I spent 2 years in a place $400 a month more 200 sqft larger but it was awful, no sense of community! All my Amazon packages got stolen, my apartment was targeted for a shooting (which I still don't understand, we aren't criminals or gang members), and my car windows were busted out for the fun of it (nothing was stolen!) and this place is so much better than the overpriced garbage I lived in previously with amazing amenities!
People need to stop being picky because this is Tacoma. I've lived in every neighborhood from 56th street and north, and the best places I've lived are the ones people called ghetto. I lived near 34th and McKinley, gunshots every night, gang rivalries.... But you couldn't beat the connection you felt with you neighbors. Crime never came to my door. Neighbors protect neighbors. I've only been here less than a week and already making friends with everyone I come in contact with.

Just moved to Lake side landing, what a great choice. Very clean, peaceful, and serene. The surrounding community has everything, close the the water front. Can't go wrong moving here.

Currently live here, unfortunately. There have been 3 murders in or around the complex in the last year. Our neighbors have literally 6 kids in a 2 bedroom apartment. They're scum in every way, trash everywhere, horribly loud vehicles, and an absolute lack of consideration for others. The walls and windows are paper thin. There is NO SOUNDPROOFING between floors and to the outside. My downstairs neighbors are absolute nazis about any kind of noise. I feel bad to some degree and do try to minimize my noise but also, I pay almost $2000 a month for the skylights and after all the sneaky fees they get in on you (we were told like $1800 before the fees). The place is moist and moldy as hell. Can't see it, but you can smell it and feel it if you have allergies. They nickle and dime you for everything. There are no repercussions for bad neighbors. Windows get broken out, the gates don't work and even when they did there are several spots in the fence where one can still simply slide through. It's all a figment of a nice place to live. They'll tell you that crime has no address if you ask what this neighborhood is like. That's because there are several addresses for this complex... they can't narrow it to one.
Edit: Thanks for the copy and paste response. My name is not Zach, as you can clearly see above. Just another example of how they can't be bothered. I've emailed at least a dozen times in 6 months I've been here. Nothing changes or improves. Literal hell.

Hello! I just wanted to commend Kyle for his knowledge about what it takes to rent from ypu guys! This is definitely an apartment complex I am seeking to move into because of him!
