Have been living here since December and the BUILDING fire alarm has gone off every few weeks due to negligence. These are not the planned tests that older reviews are taking about. It’s pathetic to see such a poorly run building

Best apartment complex I have ever lived in. Beautiful views, amenities, and building as a whole. Everything you need is within walking distance. I was also impressed with the consistent communications I received from the property management team. They were always nice and responsive.
Lastly, I have 0 complaints about fire alarms.

My sister lives here and I have only got to stay and visit since the remodel started but it's crazy to see how many one star reviews are just from neighbors or local businesses complaining about construction, etc. I thought the entire building was lovely, easy parking, the units are clean and updated and nice and you can look outside and actually see greenery instead of a concrete wall or building. I live up North but if I ever worked in Seattle again I would definitely consider this place. The staff has been nothing but pleasant and accommodating.

This building has caused nothing but problems for the neighborhood. First we had to deal with years of the most inconsiderate construction crew in the world who would constantly block access to neighboring buildings with zero notice, start work well before noise ordinances lifted, and park on our properties illegally (all while getting extremely abrasive with anyone asking them to move or just please let us through to where we live). Now, they’re open and their gardening crews keep blowing all of the leaves and other debris from their property straight across the street into neighboring properties. Really— they purposely keep going until all of it is firmly on the grass and walkways of other buildings. They’ve been confronted about this multiple times and so has the Hemlock admin staff, but they refuse to stop. And this is on top of the well above-market rents they are charging (they’ve literally stated to local property managers that they intend to ignore the local market standards) with the end goal of jacking up neighborhood rent rates to their level. Meanwhile, they are getting tax breaks on all the empty apartments they’ve been, surprise surprise, having trouble renting out. Even their “affordable living” apartments are ridiculously overpriced and not really affordable on the average salary in Seattle, much less anyone who would actually qualify for affordable housing.
The people running this building are 1000% the problem with Seattle and its high cost of living and increasing wealth gaps. Don’t live at the Hemlock unless you want to be part of the problem.

Been living here for a few months now. The leasing office was amazing for move in and everything leading up to move in and shortly after. However, they are uncommunicative despite emails regarding building maintenance. When they work on things like updates to the building, locks and even when the main elevator is taken out of use, we receive no email communication. We are told "soon" and "new building" without any details, which is frustrating. I am partially disabled and the lack of communication on anything in the building is extremely agitating.
We love our space here and the community spaces are lovely and inviting but I wish the staff communicated better and I wish we felt as valuable as we did when we moved in here. I know that new places have their growing pains, but the communication should not but one of them.
I hope that I have a better update after we have been here a bit longer.

Ive been living at the Hemlock for about 2 weeks now and it's been a blast! I'm grateful to the leasing office for being patient with me every time I called about updates. Most of the negative reviews here are overinflated due to the fire alarms. Unfortunately new buildings do need testing for fire alarms and while that's frustrating, it isn't the building's fault. The management of Hemlock has been doing everything in their power to make sure things run smoothly even when they are short staffed, so please be patient with them. Thank you for making my move into Hemlock a great one! I appreciate it!

I'm not a resident of the Hemlock, but the negative reviews here seem to be largely from the neighborhood, which I am a part of. The Hemlock has been extremely responsive and done extensive genuine outreach for more than 4 years, as the ownership group deeply cares about how they impact and enhance the community. I have found them to be incredibly open and honest about the project from start to finish, and feel that they have brought a huge, high-quality asset to PhinneyWood.
Plus - please check out the building and take a tour - it's breathtaking.

A beautiful place to live in the heart of thriving Greenwood, especially if you want to go car-free to save our planet. Bus stops right outside the front door. The sound insulation is better than in previous places where I have lived.

I was visiting my boyfriend and we accidentally took a nap. The fire alarm at 1:45 PM earlier today woke us up out of our sleep which indeed pissed us off because my boyfriend normally works a nightshift schedule five days a week and I can tell this place is poorly managed and it won’t be long before it’s completely run-down.

I've been living at The Hemlock for a few months now and I am overall very happy with my choice to move here!I love the amenities, especially the work areas and the game room! The gym is also super nice, one of the best I have seen in a residential building like this one. The apartment is very comfortable and very modern. Oh, and the coffee machine on the first floor is a super nice touch, and is particularly handy on rainy days :) There is a really cool little dog area where they can run a little bit. I do wish it was a little bit bigger, but it's still very nice to have!Just to make the review balanced I do want to mention one minor thing that I wish could be improved. Access to amenities can get a bit confusing. I currently have two fobs and two apps, and some times only one or the other works and I am not sure why. Sometimes, if I don't have my phone or the battery is dead, I might not be able to access one of the amenities. It's possible I have to ask for my fobs to be updated or reset as I was away for about a month, but still it would be nice to have one simple app and one fob as a backup. I'm sure this is something I can easily fix by going to the office, but it hasn't really been an issue.One last thing, I want to draw special attention to the staff at The Hemlock who have been exceptional for which I am super grateful. This includes the staff at the leasing office, but also the people who do maintenance and cleaning of the building. It really is super well kept and everything is immaculate! The staff really ties everything together! And a special shoutout to Rachel from the leasing office who we spoke to from the very start. She's an incredible professional, super nice and it's always great to talk to her. Whenever anything comes up she always goes above and beyond!!

My moving in process was really smooth, thanks to Rachel at the leasing office. She was really warm and welcoming and very helpful with a lot of me and my girlfriend’s questions.Although we had to ask maintenance to come in first time we used the washing machine because there was no water, they responded very quickly and fixed the issue in under five minutes.Really nice amenities, and I can’t wait for the apartment to get more EV chargers so I can get my hands on them!

I’ve been a resident at the Hemlock for over two weeks now. it’s an extremely comfortable place to live and the amenities are done very well. Staff is helpful and communicative and worked very hard on my case. Greenwood is also a great area. The past lower reviews seem to be neighbors complaining about alarm tests… there aren’t any alarms going off any more obviously, the building is fully completed. There is really nothing to complain about.
