READ THIS BEFORE LEASING @ NOLAN: I don't normally spend time writing reviews, but as a resident at Nolan Apartments for almost two years, my experience has been extremely poor. There is more than can be written here, so these are some of the worst issues:1. Management Turnover: Each new manager blames the previous one for incidents, leading to a lack of accountability.2. Unprofessional Behavior: Management staff, including the general manager, have been rude and disrespectful. On one occasion, they asked me if they could take a photo of me without telling me the context and posted it on their Instagram. When I asked them to please take it down they told me they were not required to as per our lease agreement.3. Facility Problems: The front door of the apartment has been regularly broken for over a year, resulting in residents being locked out, once residents were locked out in the middle of the night in winter due to a fully broken door handle.4. Broken Elevator: This is the most recent incident at the apartment, the elevator broke due to water damage from a pipe burst and it has been broken for over two months. The deadline to repair keeps extending, and the real issue is they don't care to update the residents about what is going on. They did not share any updates for over a month after stating the parts would arrive in a week. I inquired about this and they chose to never respond. Having no updates in progress is still an update that should be communicated with leasers in a timely manner.5. Exploitation of Students: The leasing office rarely communicates with students about important updates, and when they do, it is often disrespectful. They almost violated city codes by entering apartments without proper notification which was only withdrawn when I mentioned it was a violation that would be escalated.6. Poor Internet Service: Despite being promised in the lease, internet speeds have been consistently slow for a year, with download and upload speeds well below acceptable levels (4.83/4.80 mbps). Attempts to address this issue with the leasing office and the internet provider have been futile, with a supposed new Wi-Fi company arriving. Again, they don't answer emails that request more information.I hope this summary provides insight into some of the challenges residents face at Nolan Apartments. Despite these issues, the maintenance staff, particularly Rey, has been the saving grace, offering genuine help and kindness.Before making a decision, I encourage future residents to consider the information provided here and explore other apartment options to ensure a better living experience.

Elevators have been broken for 2 months. In a city like Seattle, it is hard to believe they cannot get a repair crew in to fix this problem. Management office does not pick up the phone, emails are not answered. What are disabled students or students that have other physical issue and cannot go up 7 flights of stairs supposed to do?This is simply unacceptable

Apartment maintenance is so delayed. Elevators are broken from last couple months and still not fixed, imagine all these kids need to take stairs every day multiple times.They are paying full rent but can’t use elevators which is basic requirement.If had choice to remove 1 star I have done it,

The management is awful! Rude and condescending. The building is highly unsafe as their door handle breaks often and isn’t fixed for long periods, their Butterfly system is down for most of the time I stayed there. Management looses packages and does not cooperate with residents at all. They charge a hefty move out fee and don’t provide any explanation. DO NOT LIVE HERE!!!!

This place looks fine, but it's the worst. They add on charges you don't agree to and bury the contact information to get them canceled. They literally can't give you the contact information for the "insurance team" and the "credit report team" to get the nuisance charges reversed. Such gross tactics, just taking advantage of students who probably have zero experience with renting apartments. The wifi goes down on the regular. Appliances break and don't get properly repaired. The people who work at the apartments are really nice, so it's not on them. But steer clear, for sure.

I rarely write reviews, but I feel compelled to share my experience to spare others the hassle I've endured. The management was really rude and never took responsibility for anything. They kept blaming old managers for everything wrong. I have always paid my rent on time but they still held onto a large amount of my money for a whole year and didn’t want to give it back until I made them check everything again.They also made me pay extra fees that didn’t make sense. My apartment wasn’t nice either. Our window looked out at the garbage and we had bugs everywhere due to an ongoing maintenance issue but the management continued to blame us even though the previous tenants had the same issue.The rent is the same as other places around here, but the amenities are not taken care of and the daily hassle with management is not worth it. I would suggest avoid this place at all costs.

Our unit at Nolan Apartments was an active health hazard. We had a standard rate 4 x 2 unit located next to the garbage bins, with every window of the unit being above a bin. Whenever our windows were open, the garbage smell and particles would enter our unit. We would also be woken at 6-8 a.m. almost daily due to the loud noise. Additionally, one half of our unit was constantly warm due to the fact that our floors were heated (the floors were not meant to be heated). It would get hotter than 100°F during the summer, even with fans and AC, and one of the bathrooms was completely unusable. All of these issues led to all of the members of our unit moving out early.Furthermore, we had negative interactions with the rude management which added to our awful experience. We were not provided inspection reports (as required by Washington state law), even after requesting them for a month. The only positive part of our experience was with the maintenance workers who were kind and timely.So honestly, don’t live here, you’re better off spending your money on other student housing that isn’t an immediate health risk and doesn’t have incompetent management.

I've been living at Nolan for two years, and my overall experience has been disappointing. When we first moved in, the apartment was dirty and had several appliances that didn't work correctly. The management was rarely helpful with our concerns, and I found myself submitting service requests every 2-4 days for issues like a dislodged dishwasher, clogged sink, malfunctioning blinds, etc.Also, there were multiple nights where the front door of the apartment was broken. One night, the door handle fell off completely, and my roommate and I couldn't get into the apartment, forcing us to spend the night elsewhere. Another time, I lost my key fob and they took over a week to replace my lost key fob, despite them initially promising a one-day turnaround. This was frustrating because I had to pay a hefty fee to get it replaced and they couldn't even give it to me when they promised. Not to mention it is also dangerous to have to wait outside of the building for a roommate to come down and get me.Worse, the package room was broken into, resulting in the loss of my valuable items, including an expensive necklace. When I asked for help, they refused to take responsibility, citing non-functional security cameras and showing no sympathy. They couldn't even offer more information so all I was told was that someone broke into our package room and our packages got stolen.Lastly, when I moved out I had an outstanding charge of over $300 for cleaning. This is extremely frustrating because my roommates and I spent over a week cleaning the apartment because we did not want the new tenants to move into a dirty apartment like we did.Do not sign this apartment, it is not worth the money. You can find many other apartments nearby for the same or less price that is much better.

The building is nice and convenient in terms of location but the management ruins the experience. After getting our room assignments before moving in, my roommate and I asked about the room arrangements and using the information the leasing office gave us, we requested a room change. On move in day, we realized they gave us the wrong information about rooms and we asked to be swapped again. They ghosted us for weeks and when they finally responded after we kept asking them, they said even thought they gave us the wrong information and misled us as new tenants, we would have to pay $350 to switch rooms. We have to pay $350 to fix their mistake that affects us. They were wrong but instead of doing a free room change to fix their mistake, we have to pay $350. We don’t see how that’s fair to new and unknowledgeable tenants. Also, they didn’t clean our unit before we moved in. There’s dirt and mold all over my window and even though I reported it on move in day in the inspection, they won’t clean it and said I have to clean it myself because I didn’t use the QR code in the leasing office that they told us to use on move in day to have someone clean our room (no one in the leasing office told me about the existence of said QR code and all of my roommates said that no one told them about it either). The management does not communicate with its tenants, does not give accurate or any information, and tries to charge tenants for it. None of my roommates and I will be resigning next year.

DO NOT LIVE HERE. Please read my whole review!I lived in this building for two years and it was unsafe, dirty, and extremely discourteous. Clearly, they are asking people who take tours here to leave 5-star reviews in order to boost their rating, but please hear me when I say this building is horrendous.Not only was the door to the building FREQUENTLY broken (meaning there was literally no door handle on the outside of the building and butterfly did not work), but the response from management was to use the backdoor which is accessible via an extremely shady and dirty alleyway. The fact that the front door being fixed was clearly never a priority was very disturbing since U district is often unsafe, especially for women. If the entry to a building is broken like this, it is so basic to fix the door day of, rather than having to wait days.Secondly, also security-related, there were a few instances of homeless people getting into the building (since the door was always broken) and the staff would refuse to assist with any security measures (one of my roommates was literally told the security cameras were not functional) including adding security staff or ensuring the doors were able to close fully. Their solution to safety risks like these was to send out aggressive reminder emails about "closing the door fully" or "making sure no one follows you in," even though clearly the problem was with the doors themselves and the lack of building security.This has been touched on before, but the lack of security also meant that packages were left in the lobby (out in the open on top of the mailboxes!) and subsequently frequently stolen. When staff was asked about this they were not at all helpful and would even deflect blame onto the residents as if it was our fault the building was unable at all to perform the simple function of package receiving.About the building itself: the amenities here are so dirty they are basically unusable. The gym equipment rarely worked and the yoga mats and general items were so dirty they were basically useless. The gym is clearly not kept up or ever cleaned.The hallways, being outdoors, were also never cleaned or maintained. they were also muddy, or water would pool in uneven spots (like right outside the elevator doors) making any type of walking in the building disgusting.Our apartment itself (5 bedroom) was also disgusting when we moved in (dirty, most appliances broken) and the wifi did not work (and didn't for months). Every appliance we had came with problems (shelves broken in the fridge, dishwasher not working and literally coming out of the wall, washing machine and dryer not working) and the blinds we had never functioned correctly.Lastly, they rent out bedrooms with primary windows that overlook the literal public hallways. They don't show you this in the model unit where they've strategically built the kitchen to face the hallway, but they literally rent out bedrooms with unusable windows since the view is people walking one inch away from where you live and sleep.I know there will be a response to this post saying Nolan is trying to be better or whatever, but for the amount of rent they charge, which is comparable to much much nicer buildings in the area, they should be doing literally everything better. Maybe instead of putting on so many resident events, they should use the money they spend on snacks to actually maintain the spaces people live in. Maybe shrink the marketing budget just a little and actually provide decent accommodations since everyone is paying over $1300 to live there.

Rooms are good and spacious. Apartment building shape looks like a prison with a courtyard in the middle. It looks kinda like a motel. The gym is under average and the rooms are a little damaged and the view from the rooms are often pretty bad.

Just got my daughter moved in here and so far, I am really unimpressed. Do not be fooled by the marketing... It is like a dirty, lousy motel. Their front door lock was in pieces on the floor when we arrived. The apartment was filthy. Clearly no one has cleaned even the slightest since the prior students moved out. There was visible dirt all over the floor and walls. Dirt and footprints all over my daughter's bedroom wall. There was beer (?) splattered all over the blinds - top to bottom. Tape with remnants of crepe paper from a party still stuck everywhere. The dishwasher is not actually fixed in place and moves freely. The bathroom counter has a huge stain. The remote for the TV is literally melted at the top, batteries held in by blue painters tape, and while it turns the TV on, it doesn't actually do anything else. The rooms are dorm-tiny. Walls are paper thin. Windows beyond filthy. My daughters room window looks onto the walkway immediately in front of their place (so will never be able to have it open), and all other windows look out to a dingy and disgusting alley. For the money, this place is a literal dump. And they do not care. Went into the leasing office today to ask about the remote and got serious attitude from the kid who was working the desk. We were actually very nice about it, and just brought the thing in and said it wasn't working. We got, "Did you place a work order?" He went on to say that we needed to submit a work order online but that there are at least 60 complaints ahead of ours, including some people without hot water, so it could take days.I mentioned that the apartment was actually really dirty when we moved in and he said, "well, there were QR codes posted and people available on move-in day. You could have said something." So basically, this place gives you a filthy apartment and they only bother to clean or fix things if people complain. If you are shopping for an apartment near UW for students, look elsewhere. This place was designed to make a ton of money but they do not care about keeping it up at all. There must be much better out there for similar cost. Extremely disappointed.

I would NOT recommend living here. The management is terrible, no one is accommodating, and the staff is never on the same page. The staff is condescending and responds to every question or comment with attitude and their “events” are cheap ways to win residents that hate them over. There is a lack of safety due to the fact that there have been multiple times where the doors to the lobby have lost their handles and Butterfly (the app to enter the building) stops working for months and management is never proactive about fixes. All the packages were also stolen from a “secure” package room and they didn’t have working cameras to find out who did it.DONT LIVE HERE you will have to deal with bad management, bad maintenance, and a bad living space when u can find a much better place for the same price.
