I'm beyond frustrated with Lightbox Apartments. I'm paying $1500 a month and can't even get a noisy fridge replaced! It makes noise for 20 mins every hour every time the compressor is working. It's so loud it wakes me up every night and makes working from home a nightmare. When I talked to the manager, he told me to wear earplugs! Check the videos, although the phone micro is limited to capture it all.
Looks like the videos don’t play in the app. You can check them on a laptop.
Btw, the washer is totally broken prior to my move-in last week and it’s still not fixed! Imagine you move into a new studio and find these important appliances are either broken or malfunctioning.
Update: the washer works now. They found the door needs to be bumped hard after closing or before opening or it could be locked automatically.

Pros: Extremely walkable, convenient access to light rail and highway, tons of great food options in the area, on the edge of U district (a bit quieter than the main area), amazing rooftop views, decent amenities, quiet apartment (little to no noise from my neighbors), short term leasing options, very cheap deposit, plenty of street parking within a block or two of the building
Cons: Lots of highway noise if your window is open, apartment units trap heat (you will need a portable AC unit if you want to sleep in summer. My average apartment temp was around 75 degrees. The apartment would get up to 85 degrees during hot days), issues with homelessness and crime (unhoused sneaking into the building, cars broken into inside the parking garage), no security whatsoever other than some cameras, amenities on rooftop are not maintained well, ridiculous price to rent out the rooftop (over $700 upfront cost), maintenance is slow to respond to issues sometimes and work can be shoddy (they're nice but very understaffed), management staff is nice but ultimately not very helpful when trying to address issues, apartments lack natural light (feels like a cave), lots of noise coming from the alley way/west facing side (garbage trucks, car alarms, people yelling), no community events for getting to know neighbors, trash room is sometimes full of garbage bc people are too lazy to put it in the chute or break down their cardboard boxes, no staff on-site
I've heard people say that they've had bad experiences in U-District. I never had any issues living there but there are always sketchy characters roaming around that clearly don't go to UW. A lot of the issues of the apartment would be completely preventable if they had a security guard. No one should have their car broken into while it's sitting IN the parking garage. Unhoused people will occasionally sneak in and take advantage of it. While their situation is unfortunate, it shouldn't be the tenants responsibility to deal with this. Management won't do anything to improve safety. They just keep telling us to feel "empowered" to call the police. There needs to be a better solution.
By far my biggest annoyance with this apartment is the rooftop itself. While the rooftop has an amazing view of the area, it is so poorly maintained that it's barely worth using. The firepits have been broken for the two years that I've lived here and there hasn't been any effort to fix it. You can get one of the fire pits to work but can easily burn yourself in the process if not careful. Residents keep letting their dogs on the rooftop and letting them poop all over the place. Management won't do anything about this either. They just say "they're aware of the issue". And on top of all of this they want to charge tenants over $700 (deposit + hourly rate, + cleaning fee) up front to rent out their barely functioning rooftop. I know of other apartments that rent their rooftop for as long as tenants want for less than $200. Ridiculous.
Overall not the worst place I've lived but certainly not the best. The company that manages the building doesn't really care and it shows.

They're gonna charge you $400 for moving out the unit without your consent, says I'm "automatically" enrolled for the express move out service that includes cleaning. The unit itself was dirty as **** when I first moved in btw, which was the big red flag from day one. There are so many hidden cost you'll be responsible for throughout the leasing period. My car got broken in and vandalized and my deliveries were constantly stolen and the property management did nothing to help out. The walls are very thin you can even hear your neighbor opening and closing the kitchen cabinet. The area and within the building itself is not a safe environment and I would not have my kid to stay here if I were a parent.

I booked an appointment for an apartment but have never seen it. I spent almost an hour waiting in the lobby and the agent apologized for the inconvenience. Thank you, that's how I want to spend my time during the weekend…

Have had a few issues- like any place, but the office and also Eric with maintenance rose to the occasion and have come through above my expectations. I see things getting better here- and I appreciate it.

If you Are Thinking About renting with lightbox. DONT. This is the worst experience I’ve ever had, and I’ve only lived here 2 months. you see the reviews rated 2.9. It is rated 2.9 for a reason. When I moved in my unit was dirty, it was not cleaned. They told me it was cleaned. It was a pathetic excuse for clean. I asked them to come up and inspect the unit and it’s been 2 months no one cares about my problem. No one cares that the unit came dirty. No one cares to help resolve my issue. I immediately communicated with management. About my concerns and still to this day. No resolution. Also, I just say don’t move here. You will be upset. They use smart home technology, which is not reliable. It’s always down in the management is always out of the office. If you have any problems, good luck figuring it out on your own.

I can’t express more of my disappointment about this tiring process of list renewal, since this has been back and forth for so long and It’s been at least two weeks since I emailed the property management my last application due to the system, and at the middle of June the leasing office sent us the email to redone the process.We resubmitted no later than July, and then we were informed that my application was declined in the last few days during its effective period. While I failed to reapply one more time on the website, I submitted the PDF form instead and was informed I need to pay the fee again. I don’t understand why if it’s not going through the system why I still need to pay for it, but I did pay again. And again, coincidently, we got one more last-minute notice last week (apparently almost before they finished their office hour) that informed us to pay again because the application was going to expire again. My roommate Yuchen paid it, and this afternoon right before the office closed an email saying our pay was unable to get us both screened because it’s past the office hour.Throughout this renewal lease/application/or whatever you would call process has been extremely inefficient not even mentioning both me and my roommate Yuchen submitted our renewal lease at least four months ago. We have been cooperative and responsive the whole time every time when we emailed back we always get one more last-minute notice for us to do the next step. We felt frustrated, tired and about this.Please find a more productive way of communication and an arable system that could synchronize the data. we understand the situation might be tough for you guys too, but it’s not our responsibility to take care of the actions and results due to your irresponsive and slow reply.

I have live here for almost 2 years, I would say the management has been worse than ever. I lost my fresh order 3 times last week and 3 times for the packages. Need to contact the customer service everyday for a lost of something. Including the package that lost in front of my room door, think about how bad the stolen are around in the building. The office can never do nothing even they can prevent with better signages to say it’s under surveillance.Poor small places for the garage that takes forever to pull in and out. Got smashed twice even tho nothing is inside of my car. A plenty of criminals live inside or around the neighborhood. Of course I understand nothing they can do to improve the situations.A bedroom without a window is not a bedroom, it’s falsely advertised and marketing will seek for the legal assistance for the over pricing.If you don’t care lost 3 times a week for the packages or if you wanna join the thief groups here, then it’s your place of dream.Do anything without the penalty as no one knows it’s you did it. Update: summer is the worst because there’s yelling in the alley every night. If you like to stay cool by keeping the window open, you’re screwed unless you have earplugs.Rooftop was fixed, which is okay. but is it worth it? That much for a studio. Not at all.Resident of a year plus. Things get broken and are not fixed. Rooftop could be beautiful, but it's currently trashed with not enough staff to fix it. they might say they'll fix it, but it's already been 2 months and i don't expect this to be done (even though they say they are working on it) till 2023. Definitely do not think it is worth the high price - rooms are small and expensive. I have seen all 3 types of units become extremely overpriced

If I could leave a zero star or negative stars I would. The amount of problems I had just from living here one year are stories I could go on and on for. I don't take the time to leave a review unless I feel really strongly about a place, and after the nightmare I endured for a year, please read and save yourself from this horrible place. It's a bit lengthy but all important information for you to know if you're considering living here. *Management* flat out sucks. They are never present on site, and never available when you need them. You can never actually talk to a real person or call them. They will give you a text number, and you'll be lucky if they reply to your problem during certain hours (sometimes you'll wait days and have to text again). On top of that they will give you mixed or wrong information and go back on it, and they're rude. Rachel, Abby, Aanesia, and management are rude, *petty*, and just don't care. They just exist to bill you but never help. After not helping me out with my problems (read next section), and harassing me, at the end of my stay they accused me of losing something which I know was there when I left, all to get my security deposit, but it was my word against theirs (the one part of the Apt I didn't take pictures of ). Not even the biggest of problems with them, so oh well (take pictures of *everything* before and after!) *Community/Management Pt.2* the people are mostly nice, but there are definitely problematic neighbors. Everywhere has those right? But the question is what does management do? Well, here they do absolutely nothing. I had problems with my crazy neighbor next door for 11 of the 12 months I lived at Lightbox, and the situation would only get worse and worse and lightbox wouldn't do anything. I was at the point where I was talking to lawyers about suing Lightbox, and had a police report on my neighbor already. Had my move out date not been as close to as when I finally got police involved/help, the officer was ready to proceed with a restraining order against my neighbor and recommended legal against Lightbox. It was all on file. And what did lightbox do even after I told them all of this? Not even reply. Not a single word of acknowledgment. Only time they ever replied was near the middle of my stay after I told them everything I was experiencing, to which they stalled, and after several obvious lie-excuses as to why they hadn't gotten back to me, and me asking them to respond over the course of 2 weeks and recording the conversation receipts and dates with them, all I did get was a response not even related to the subject dodging the problems addressed. *Discrimination* Also, as other reviews have mentioned, keep in mind because I called them out for it too, they do discriminate here and the amount of disrespect you receive compared to others makes it very evident. POC's/international students watch out for this too (another of the subjects I directly called them out on and they never replied to). I am pretty sure my experience in part was the way it was because of this discrimination, and why management harassed me over the months giving me warnings for things I *wasn't even in the city at the times* to be doing!! *Neighborhood* is sketchy and unsafe, my partner and I with our two cars (nothing inside) had 2 break-ins and a stolen catalytic converter. It was common to see a car with a shattered window in front of the building almost every day. There are also a lot of crimes like shootings and stabbing that happen near here, and despite safety threats, homeless and non-residents are able to easily get in the building and management never did anything to handle it. The one time I did manage to get in contact with them they told me to deal with it with the police. *Facilities* are subpar, especially for how much they charge for rent. *Does not look like pictures online!* Packages will get stolen (they make you pay for a locker, but even then somehow packages manage to disappear), and the hallways and rooftop not o

Worst apartment complex to live in. Always have stolen packages, sketchy people making their way into the building, and very noisy neighbors. I sent in countless noise complaints and nothing was done about it. Definitely would NOT recommend living here. Waste of money. If I could give a 0 start rating, I would.

Worst place I have ever lived. Packages consistently stolen, my car broken into THREE times and management doesn’t care, had a “leak” in our apartment and they came into our apartment without notice and no one home and came home to our stuff thrown everywhere and multiple things broken from my closet. The doors are sliders with no windows, but they charge them as “bedrooms” when the law says you cant charge as a bedroom if it doesn’t have a window. Management super rude and they just overcharge excessively while having cheap materials and things that constantly break. Horrible place and will not live here again.
