I am a hopeful prospective tenant.This complex is about 3 blocks off Greenwood and a bus stop for the Number 5. The area is the most walk-able of any neighborhoods I have visited thus far, with every service you could want (close to groceries, vet clinics, post office, restaurants.)The unit I was shown was well laid out, with a very large deck. There are green courtyards between the three buildings, and it seems pretty quiet in spite of being right on 85th. The kitchen is a wee bit small but opens out into the living space. Vertical blinds on the windows are a plus for me. I look forward to seeing the rooftop deck, and continue to watch the listings for a vacancy that coincides with my timeline.

*EDITING REVIEW AS OF 12/20/2022*My roommate and I lived in Guinevere until February of 2019. After we left on good terms with the previous property manager Tom as we closed out our account, handed over the keys etc.To my surprise my roommate reached out the other week indicating collections was coming after us for unpaid dues of $150. This completely blindsided me as we were told we were good to go by the old property manager. From trying to resolve this with the current property manager we have gotten absolute nowhere - returned an email basically saying it wasn't her problem ( said they sent notices via the mail which were never received by us) and now won't return our calls. As such this leaves me no choice but to leave a review here.The apartments were nice and the old property manager Tom was awesome. Not sure what happened from an organizational perspective in the interim, but I'm extremely disheartened and quite frankly frustrated with the lack of communication. Now I have to deal with collections (never missed any form of payment) all because of how poorly this was handled by Guinevere. Not sure if this is how epic property management handles their previous tenants, but due to this I would not recommend. Unorganized, scammy, and lack of communication.

This is late post, nevertheless! My sis, our dog Dorgo and I had great time. Best Of all there was no bread restriction. Tom and his team was amazing.

My family of four rented a 2x1 here with large south facing windows and LOVED it! The property is older but the staff keeps it immaculate. This is one of the cleanest apartments we have ever lived in/moved into - even the washer and dryer were spotless! They had a team that came to clean weekly or so in the building so all the common areas were pristine.The staff is wonderful - we loved the maintenance team - they always came by within 48 hours, didn't mind our dogs/kids/chaos, and completely remedied our issues on the first try.And the location can't be beat. Super close to coffee, bakeries, a big park for kiddos, and the freeway/Hwy 99. Definitely the most convenient location we've lived in.Only giving it 4 stars instead of 5 because the unit was small, though well laid out, and the amenities were more simple than those offered on other buildings (though they aren't charging the same rent, so it's very fair).Also, in case you were wondering, the photos they post are accurate to the apartments / spaces - something we loved when we were hunting for a new place.

I don't think I've ever written a one star review like this before, but the way we were nickel and dimed on our deposit (after only one year!) was so ridiculous that I feel compelled enough to warn people who are considering Guinevere. It was the real cherry on top of the mediocre, overpriced experience of living here.I'll start with the deposit. As the lease required, we got our carpets professionally cleaned before move out, and we deep cleaned the s*** out of that apartment. It was beautiful, nearly spotless after several hours of cleaning. They charged us to clean the carpets... again! I even sent the receipt to the community managers (and got a reply confirming) before we left. They also charged us to "touch up" cleaning for the apartment, whatever that means. They took nearly half of our deposit.Guinevere is, in my opinion, quite overpriced for what you get, especially for Greenwood. A two minute search on Craigslist can tell you that. It was built in the early 2000's and it doesn't look like it's had its appliances replaced since then. The dishwasher always left some grit/sediment on bowls and cups (even after maintenance improved it slightly). Dryer was ok, had to dry things twice for it to actually work. Showers would go from hot to lukewarm in about 15 minutes. The fan over the stove has sharp metal edges that over the year drew blood from both me and my girlfriend from hitting our heads on it while cooking.We moved here in April 2020, and a huge factor for us in picking Guinevere was being able to use the gym amenity. The gym was completely shut down for the entire year from April 2020 to April 2021. While I understand gyms have sometimes been shut down by the state because of the pandemic, I was disappointed to see that once infection rates were significantly declined Epic Asset still kept it closed. I emailed them expressing my concern and was given the "Sorry, we're not doing anything" response. I can't help but wonder, why couldn't they have let people reserve it individually for an hour at a time, or at least given us a small incentive to make up for the fact that this amenity was withheld long-term?Then there's the staff. Hailey, the junior community manager, was helpful and supportive, and usually responded quickly. For Tom, the senior community manager, I'd sum up his customer service as "meh". I've spent a lot of my career in retail and food service and I have a lot of empathy for people in customer service positions, so I don't say this lightly. But the vibe you get from him is that he truly does not care. It's as if he's thinking "why are you bothering me?" when you are speaking to him.We had one bizarre conversation with him that can help paint this picture. My girlfriend got a notification that she had a parcel in the locker, but when she opened the locker nothing was in there. Perplexed, we passed Tom while we getting the rest of the mail and she told him about the situation. His response was something non-responsive, like "Huh. Weird". An awkward silence fell as the three of us stood there looking at each other after that, with my girlfriend and I expecting he might say more, given that the package locker is the responsibility of Epic Asset, of which Tom is the senior representative at Guinevere. He did not, so my girlfriend asked "Well, do you know if I had a package moved or stored in the office?". Then he just replied, "Nope". Then he added "Maybe it could've been delivered to a neighboring complex." And that was the end of that quick conversation.My advice to you is look for other complexes within a couple of blocks around 85thand greenwood. The location is not worth paying so much for the mediocre amenities, mixed customer service, and aging appliances.

Guinevere was a great place to live! Tom and Hailey were amazing, and the maintenance team was very quick to get any and everything we needed taken care of. Guinevere is in a great neighborhood, and it’s really close to some good restaurants. The community is well taken care of and was a great place to call home!

I would have given it a 4 star, which I think is good since 5 stars for an apartment complex would mean perfection and no issue, but as some apartments are being upgraded to laminate or wood flooring (not sure which it is) the sounds have really become annoying for the people below those apartments. You can hear all movement, even if someone drops a small item, etc. I can hear my neighbors walking throughout their place all day, including their dog, which I couldn't previously. This is my 4th year here and likely my last.Also, during the covid-19, I asked if I could switch apartments as this has been driving me crazy. I understood my lease had another 7 months, but offered to sign a new year lease and understood I'd likely have to make a deposit again and would be losing out some on my previous deposit. I figured this was a win for them since the apartment would be more expensive as well, and I'd be content moving into a larger apartment during this and hopefully on an upper floor. I was told it would be fine, but since I am breaking my lease I'd still need to pay two months worth for breaking it. I find it interesting they can't be flexible during these extraordinary circumstances, yet amenities have been closed for 2 months and rent price are the same with no discount. I think everyone would agree amenities influence your decision when picking a place. So, I am being understanding about that, but they couldn't be more understanding about me wanting to swap apartments, which made me feel unappreciated, specially after 3.5 years. Says a lot to me.

My husband and I only lived here for about a year, but we were very happy. We only moved out because we decided to move out of Seattle. PROS:- Great management team! Tom and Luke were always friendly, great communicators, and accomodating. For example, a big, heavy package was delivered to the front office and Tom lent me a dolly to use and even loaded it on the dolly himself. Another example is Tom/Luke helped me print something when I needed just 1 page printed for a personal errand. I do not have a printer and did not want to try to find somewhere that was open during COVID times. Without hesitation, they printed it for me and left in the mailbox. They have done a lot of little things that show that they do care about their tenants and it does not go without appreciation. Additionally, they also had occasional themed parties (pre-COVID) with food and activities and also put " tenant appreciation" door hangers with candy on everyone's door. - Parcel Pending lockers for easy and safe access to pick up packages. If lockers were full or too big, packages were delivered to the office or left in the mailroom area. To my knowledge, packages were never stolen.- Gym area. It's not huge or with super modern equipment, but it gets the job done and I enjoyed using it.- Lounge area with free Keurig coffee and dog treats- Nice rooftop area with views- Great Greenwood location walkable to Fred Meyer, restaurants and shops- Safe neighborhood area to walk/jog- We did not need maintenance during our time, but the maintenance man was always around.- The apartment given to us was very clean and had everything we needed. Washer/Dryer in unit was great!- Upon move out, the management company, EPIC, was very kind and considerate during these COVID times. We did not move out because of hardships due to COVID, but they provided our full down payment back to us in good faith that we will pay the move-out/cleaning fees when we are ready and able. It is admirable that they are doing this for their tenants.CONS: - Noise from upstairs was sometimes loud. It was especially bad in our bedroom when the person upstairs used the bathroom/shower. It sounded like a waterfall in our room and sometimes you could hear him/her peeing. It's an apartment, so I'm not expecting a full quiet room, and eventually, I got used to it. - There are a lot of tenants with dogs so the stairwells could have a lot of hair or a slight smell, but they did a pretty good job of keeping it clean and fresh as best as they could. Overall, a great place to live!

We just moved into Guinevere. Our new home is clean and comfortable. Although the building is older, its clearly well cared for and clean. Tom and Luke have taken amazing care of us as well. The Greenwood location is walkable and we love being close to a couple of parks and the Fred Meyer.

If I could give Guinevere 0 stars, I would. My sister and I lived here for three years (2017-2019). We were clean, responsible and reliable tenants. We moved out in August and 4 months later we received a call from a collections agency saying we have an outstanding bill with Guinevere. After we moved out, Tom (the Manager) said that the paint on the walls was worse than the typical wear and tear, referring to candles and pictures on the walls. Note that we had a couple pictures in each room and would light candles periodically, nothing excessive. The lease contract we signed never said anything about this, or else we wouldn't have moved in. Guinevere management mailed us a letter to our OLD address, knowing that we already moved out. They didn't have the courtesy to call or email my sister or myself before sending this to a collections agency (even though they had both). If you're not concerned about your security deposit return, living a normal lifestyle (burning candles / hanging photos), being nickel and dimed for EVERYTHING or your credit rating proceed with caution and don't move in here.

BEWARE!!! Move out was a NIGHTMARE! On the contract we have it says we wouldn't be charged for painting after 2 years, yet they tried to charge us $500 plus for painting when we moved out after living there for 3 years total. Mangement used to be great, but has gone down hill - they will try to nickel and dime you for just about everything. Be prepared to pay a hefty bill when you move out, even if you were clean and took care of the place! WOULD NOT RECOMMEND!!

Kind property managers with great communication, and the amenities are amazing especially that rooftop deck with the amazing view! Highly recommend if you don’t mind living near Aurora ave.

Management here is amazing! They’ve always been incredibly responsive to any needs I’ve so much as mentioned in passing. I once mentioned to them that the dishwasher was listing slightly when I moved in, and when I got back from grocery shopping about an hour later it was magically fixed.

Guinevere is a great place to live. The neighborhood is nice and in walking distance to just about everything you need. The neighbors in the building and surrounding area are also very friendly. If you have a dog or kids there is a very nice park just up the street. The grounds are kept clean and the building is secure. It is also connected to the Monkey Grind Espresso Bar which has the best coffee in town (in my opinion). With all of that said the best part of Guinevere is the staff. They are extremely nice and professional. Every time I stop by the office my dog and I are greeted with a smile. As long as I am a resident in Seattle I will continue to live here.
