The building is terrific to live in, just off of Capitol Hill, so it's quiet, yet close to fun amenities. Rent increases are modest, and they want to keep good relationships with their tenants. The building manager and leasing office staff are kind, caring, and responsive. I've been here two years and plan to stay.

I’ve lived here for 1.5 years and while I’ve had some ups and downs with a few items, as a whole this complex is great. Ron is especially amazing and you can tell how much he really cares for the residents of the building. Location is great as it’s only a block from cap hill but feels more residential and is quiet, even on the weekends. I love my apartment here.

Our time at Charbonneau Apartments has been nothing short of exceptional. The location is amazing, the apartments are clean and appliances updated and always functioning well. Rick and Ron are personable, professional and always available to help with any issues that come up. I recommend this place to anyone looking for an affordable option in a premium location.

I really enjoy this place. Great location. Cap Hill but First Hill vibe. Really great staff and better neighbours. (I know of only one Karen. Not bad for a place this size.) The apts can be very comfortable to call home. I do live here... 3 yrs.

I lived here for a couple years, and I would definitely recommend charbonneau. The management staff is super friendly and very helpful. Any maintenance requests or questions were always promptly taken care of. I had a great experience living here.

My wife and I lived at the Charbonneau Apartments for two years. We enjoyed living here, and I particularly want to point out the great work that the management team of Roxanne and Ron has done. We have since moved to a new apartment complex, and I'm now realizing how good we had it at the Charbonneau, particularly in terms of response to issues and maintenance requests. I also believe that Charbonneau provides the best value for your dollar in the First Hill/Cap Hill neighborhood.

I've lived at Charbonneau for almost two years. Manager Roxanne and Ron, who overseas the facility have been some of the best people I've ran into in my entire rent history. They were 100% reliable with communication and getting work done. Not only are they competent people, but genuinely friendly and caring. My one bedroom apartment is cozy, a little smaller than my previous one, but the spacious yet private balcony made up for it, especially during the pandemic. Location is great, to take full advantage of Capitol Hill and downtown. It is only a couple of blocks from Pike so you do get the city vibe, but still has the neighborhood feel.

Honestly, the Charbonneau and its staff have been great. They've been prompt, reasonable, and professional (not to mention legitimately friendly). The superintendent takes pride in his work and issues are resolved quickly and competently, the manager is responsive to email, and all maintenance personnel have been quick and helpful. The messy prior reviews are all from before the transition--having been there for several years now, I can say that it's a great place to live. It isnt fancy or new, but between location, price, and good staff, its a great option for renters looking to be in walking distance to Capitol Hill and Downtown Seattle but off the main drag.

This is by far the best place I have ever lived. The location is so perfect, quiet on the First Hill side, but still less than two blocks away from the bustling Pike/Pine corridor. The apartments large and filled with light and I loved my balcony. The common space includes a great little gym and a wonderful sauna that is a must to defeat the Seattle SAD. The best part is the people. Ron, Rick and Roxanne are the most wonderful building managers I have ever known. They are kind, thoughtful and considerate. They always make me feel like I am well taken care of, answered my concerns promptly and had kept the building sparkling clean and safe. They go well out of their way to make you feel at home. I am so thankful for the time I spent at the Charbonneau. I bought a home so I had to move, but I wish I could have bought my home at the Charbonneau. I would still live there if I could!

I lived here for a year, and my experience was amazing. The location has everything you need -- groceries, night life, bus stops, pretty much everything within easy walking distance. The apartments themselves are nothing super fancy, new/in good condition, but not like those modern high-rises. However, they're maintained super well, and the management is truly excellent. Ron and Roxanne respond promptly to questions and maintenance requests, are very personable and professional, and really go above and beyond to make the living experience great; they both were happy to share their knowledge about the area, and helped me with random questions that they didn't need to (sending multiple faxes, letting me know the best way to get rid of a mattress, etc). Highly recommend!

Loved living here for over a year. The building is older but well maintained and the unit layouts are great. The people who work here are wonderful. They're helpful, personable and always friendly. Highly recommend renting here!

Lived here for two years. Management is reasonable and always kind. Was a minor leak in my unit that got fixed promptly. My only gripe was that the floorboards are a bit thin so you'll sometimes hear your upstairs neighbours. Other than that, a great place to live.

I have lived here since 2013 and am moving out this month because we bought a house. I would live here forever if I could! The location is amazing. The apartments themselves are a little bit old and probably worth 3.5 stars. I am giving the 5-star review for the amazing staff. They know almost everyone by name! Roxanne and Ron are always going out of their way to accommodate our schedule and to do things for us, above and beyond what is expected from property management. Rick has been here since we moved in, and he's always friendly and helpful as well. There was a staff change around 2015, and that really help make this apartment complex a great place to live. I am so sad to leave!!

I made a point to give a special thanks to Richard who I met during my stay in Seattle while visiting my sister who is a tenant at the charbonnea apartments. I never had the pleasure to thank you again for the maintenance help! My sister will be also signing another year lease at the charbonneau! Thanks again Richard Clark or Rick clark. We had no more further trouble in her unit again!

I have been renting for the past 5 years, and have never found an apartment with a better combo of great location and amazing property management. I have lived at Charbonneau for 9 months now, and not only are you in the heart of First hill (extremely close to Pike Pl and all things downtown Seattle), but the rent is reasonable and the property managers are AMAZING and always easy to reach. When contacting them via email, you will always get a response from Roxanne or Rick well within 24 hours--any common apartment issues are immediately remedied within a few days of contact, free of charge. They once even sent me flowers once for dealing with a minor electrical problem (one of my outlets did not work).They always have the common gathering area on the first floor stocked with coffee and treats, I have never been at such a nice place with property managers that are so well liked and no where near being in the same league as Comcast when it comes to customer service. Living at Charbanneau is a genuinely enjoyable experience, I feel lucky to call this place home!
