I'm a resident here who have lived almost a year now. The management for this apartment changed mid-year bcz the previous one were not good. Guess what? The new ones- GREY STAR, have sent there WORSE team for us. The new team has ZERO ACCOUNTABILITY for office work or documentation that goes wrong from there side. They have MAXIMUM NEGLIGENCE as a property management team because of their inconsistency in maintaining peace + safety in the apartment since they started working here. They have NO AUTHORITY to take a decision to solve resident's problem. If you go to them with your issue, they will backlash right at you saying this is the most "we can do" which in my case is nothing to solve the problem. So, I understand that couldn't CARE LESS for residents here. The list of problems with this company can go on and on but my final review is to NEVER START A LEASE WITH THIS GREY STAR. They are cancelled for life.

Emily was soo helpful in person and over the phone. She was so personable and transparent. please don’t let these other reviews deter you the staff is amazing and works really hard to take care of the residents.

I have lived at Aspira for more than a year and would say it offers the best value for an apartment near the Sphere. It's not too pricey compared to other apartments that cost $2,500+ per month. If you work at Amazon, it's just a 15-minute walk.
A big shout-out to the maintenance team here. I reported an issue with my light bulb and faucet, and both Abdul and Lateef came to fix them very quickly!
Additionally, the elevator problem has been resolved, and we now have three elevators running without delay. Thanks to the Aspira team!

I'm glad I wasn't approved to live in this building as I don't trust the management company who "pre-approved" my application and then after I submitted a $600 retainer fee for my unit, was told I was not approved. They still haven't refunded my $600. I electronically submitted the fee on July 10th and on August 20th I still am waiting for my money.

Building was fine, not too fancy but not the worst. Finishes are cheap. The parking situation was fine. The office staff was ok. Mid-apartment but good pricing.

I have lived in this building for about 7 years. During this time, the management of the building has changed multiple times, and each team has fixed some issues. Overall, this building is a great place to live with reasonable rent, great AC in units, and supportive staff. Amoung all staff here Nick at the front desk has been really nice and helpful.

AVOID THIS BUILDING - UNFAIR LEASE PRACTICES BY GREYSTAR and CUSHMAN MANAGEMENT!!
I’ve been a resident here for some time and encountered serious issues with how Greystar and Cushman management handle lease renewals.
Despite inquiring about discounts upon lease renewal, I was consistently told none were available due to the “fair tenants law” in Washington. However, I later discovered that other residents, even those in higher-floor apartments with better views, received not only the same rent renewal but also significant discounts of four to six weeks off.
When I raised this disparity with management, I received explanations about market conditions and property values, but it was clear the initial information provided was misleading. Management admitted they misspoke and changed their stance, claiming the “fair tenants law” only applies to new applications on their website, not to existing tenants. This experience reveals a lack of transparency and consistency in how lease offers are managed. It’s deeply concerning that some tenants receive preferential treatment while others, in similar situations, do not.
I strongly advise potential tenants to reconsider leasing here due to unclear and inconsistent communication from both Greystar and Cushman management, fostering an unfair environment. Transparency and fairness should be fundamental in residential property management, yet both teams have failed to uphold these standards.

I have had such a great experience with Aspira and their leasing agents. All the agents have been very responsive and knowledgeable with all the questions I've had. Special shoutout to Emily who met with me in person to tour and has been an angel with getting my lease together and providing all the information I needed promptly.

Have lived at Aspira for over a year now, and overall it's been pretty good. Aspira's units, when compared to other downtown buildings, tend to be larger, but with somewhat less "nice" finishings (laminate countertops and appliances, compared to granite and stainless steel, for example). The common spaces are nice, but there is no rooftop deck with a glorious view like many other downtown high-rise buildings.
For most of the time I've lived here, the building was managed by Cushman-Wakefield. I never had any real problems to speak of, but it was clear that many residents did not at all care for their management. Very recently, Greystar took over — and I think most residents see this as a likely upgrade. So far, they've been great — but it's only been a few weeks.
I was happy to see Greystar retained Andre and most (all?) of the maintenance staff, who have been both effective and very personable and friendly in the hallways.
I have had one major complaint that Cushman-Wakefield would never address. I hope Greystar might. In what I assume is an effort to keep unhoused folks off the block, the building's security vendor (Thompson Security) has installed a motion alarm near the garage foot entrance on Terry Ave. When triggered, the alarm produces an incredibly jolting recorded messages shouting "You are violating something-or-other by being here, The authorities have been notified!" It's incredibly loud, and it jolts me out of bed multiple times per week. It's a brutal way to waken up in the middle of the night. Feels like the authorities are raiding your apartment. And get this: I'm over 30 stories up in the building! It wakes me up, near the top of the building! I can't imagine what it must be like to live right on top of that thing. On top of all that: the authorities do not actually get notified, they do not actually come to the building to find out if anyone is trying to enter the garage, and the thing false-triggers all the time. I have false-triggered it myself while simply smoking nearby at night, and I have witnessed folks trigger it simply by walking down the sidewalk.
All in all, a good experience that will hopefully get better with the new management. If something could be done about that alarm, I'd be a totally happy camper. :)
