This property management group is by far the worst. Extremely unprofessional. They cover up mold with paint and then expect the unassuming tenants to maintain what they didn't properly address to begin with. They look for reasons to keep a security deposit with long standing tenants. It would be safe to assume they will look for reasons to keep the security deposit with short term tenants. The property management lead is rude and over the top. Extremely unprofessional talks over you. I believe it's some lame attempt to allow herself to feel superior over others. Nobody wants to be dealing with an individual with this type of manner. And that's exactly what you'll get. Please stay away. Look elsewhere. You'll be healthier and happier. You can use the money you worked hard for in the long run. This management group could care less about you. Only your money.

Outstanding communication and service. Tereia was able to get our property rented in one month. She manages all maintenance request, has helped us replace several appliances (over the holidays!) and deal with all tenant requests. Professional, organized, supportive, with excellent record keeping, online portal and monthly reports. highly recommend.

I recently used PT Properties as a renter. My communications with them were always positive. Tereia and her team were quick to respond and solve anything I needed help with. I highly recommend them. Overall, it was a very friendly and professional team.

Tereia was the property manager of the home we just rented. Unfortunately, the owners of the home were just the worst humans ever, but Tereia handled it all very well and tried to do everything she could for us. She always did what was right for both sides, legally, in any situation. There were things we wanted fixed that she tried to get fixed, but the owners said no, so her hands were tied. There were certain important things I kept pushing for and she kept trying/asking for us, to eventually get a compromise. Honestly, I can't say it enough, the owners were awful people, Tereia made the whole situation a million times better. Any time we saw her out in town or when I would call her for something, she would always ask how we are doing, how everything was going, etc. She is extremely professional and straight forward; she definitely won't lie to you, and will tell it to you how it is. When it's the person managing the house you are living in, that's what you want is honesty. She is always on her texts/phone so I never had a situation where I felt like I couldn't get ahold of her, which was fantastic. If I left a message, I heard back quickly. Kelli, who works with her, is also the sweetest, so we had a great experience with both of them. All of the money and paperwork was handled correctly and professionally from start to finish, which is very rare for a property management company. I have rented several times in California, and something always got screwed up, or they always try to steal part of your security deposit with no explanation. That never happened here, we knew where our money was going, what was coming to us, and everything was documented. I hope we never have to rent again, as we just purchased a home, but if we did, I would be going to Tereia to make sure she was managing my rental. Now that we are out of our rental house, I have texted her for a couple things (mail/documents/etc.), and she's still always there for us, which is so nice! I can't recommend her enough! Edited to add - I was definitely not the tenant of the previous yelp'er with the 1 star review and damaged house. We left our rental in better condition than when we received it, and the owners knew it too.

I recently purchased a rental home. Hired Tereia to be my Property Manager. Since day 1, she has supported me and has taken care of any properties needs. I appreciate you Tereia, thank you for working hard.

Worst property management company ever. If you are a home owner and want a property manager to work for your tenant, go for it. I used this company for two years and the tenants destroyed my home. The property manager backed the tenants since they were "staying with them" and I wasn't. Cost me a small fortune to get my home back in condition to rent again. Wish I could give them a zero!

My experiences with this business is the worst I've dealt with so far. First of all, the "studio" that we rented was in the basement of a home. The carpet installed was 10 pieces of different carpets laid out unprofessionally. We notified them when the basement was flooded. It took them longer than 48 hours and yet nothing was done. We had do our own measurements and have the handyman get us new carpets. Couple days later he "dropped off" different pieces of carpets which we had to remove the soaked and old ones, cut the new ones, and install them ourselves. Then the acting owner, Tereia, said it was "our fault" that we didn't notify them. There was no CO2 detector when we moved in. It was, again, "dropped off" by Tereia towards the ending of our lease. When we had pets, we didn't notify them because we didn't know we had to and it didn't state anywhere in our contract regarding pets. That was our fault we should've double check, but Tereia was very unprofessional about it. She told us that we have 3 days to come up with the deposit or we will be evicted. (Keep in mind, we had never had a late payment.) We reread our contract and it clearly said "10 days". She also stated that the owners were very upset. We later got ahold of the owner through the handyman and he told us that Tereia DID NOT call her about the pets; she was making everything up. The owner wasn't too excited about the pets but don't mind it as long as we pay the deposit. We signed the pet agreement and turned it in. Unfortunately, we had just paid rent and it was pending. Therefore, we couldn't pay the pet deposit while the rent was pending. However, we did manage to pay the pet deposit, but it was taking a bit longer. Then we received another email from Tereia saying that it's been 10 days and she is going to put a notice on our door. That was going to cost us another 100 some dollars and will also be evicted in 3 days. Somehow, she was making up all these numbers and rules; 1550 in pet and rental deposit. Very impolite and unprofessional. The upstairs neighbors also had issues with her. I can't say the same about other workers there at PT properties, but I would stay away from Tereia. We're just waiting to see what other nonsense and lies she's going to make up next. Can't wait to move!
