I just have to say this and give a shout out to William who works for 360 properties.
First things first, I have extreme anxiety when it comes to property management's from previous bad experiences/employees with other agencies that I feel physically sick to my stomach when it comes to walk throughs.
And today was no different. I could feel my head starting to hurt. Sick to my stomach. Sweating. It's just bad.
Well I was met by William who did our walk-through and he was so kind and wasn't judgemental about dings or scuffs on the wall, or the boys broken bedroom door. He made me feel comfortable and I went to lead him to our bedroom for the walk-through and he said "oh. I'm not going through your rooms."
Which was a huge sense of relief and respect for privacy. I had the old property manager do a walk-through with 2 other men and came into the apartment after I told them I was sick with Covid and laying in bed, sweating, suffering and they came right into my room with no regard to how sick I was and proceeded to go through the closets and stand and talk in the bedroom and try to ask me questions while I laid there. It was horrifying to me.
William asked me if there was anything he could get orders put in for fixing etc. He even asked me for my permission before taking pictures of certain things and told me he wouldnt take pictures of my living room because I was folding laundry at the time he arrived. He was so so kind to me today and made me feel so much better about this process. Made me feel okay that our apartment we've been in for 5 years is LIVED in. Didn't make me feel bad about the boys breaking their door off the hinges or how the boys window shade fell off. He just offered help to get the door and shades back up instead of saying things like "how did you let this happen?" Or shaming me.
Seriously breath of fresh air.
Thank you William. If anyone knows him let him know I appreciated his kindness and professionalism today. ?

Their renters ran the place into the ground!
I had to replace the whole floor in the house!
The yard was never maintained and kept clean.
Would never recommend these people

360 Management will nickel and dime you for everything. Despite leaving the place clean, they charged us over $400 for cleaning and an additional $400 for repairs most of which were fabricated. They even billed us for items such as an over-the-toilet shelf and a plunger that were present when we moved in, along with minor issues like pre-existing rust in the sink. Renting from them means kissing your deposit goodbye, as they are unresponsive to calls and quick to shift blame. Additionally, when repairs are needed (while you live there) they opt for the cheapest and most atrocious solutions, prolonging the process unnecessarily.

2 stars because we had no big issues with them during renting.
But we had the same issue as everyone else. We used a cleaning company off the list they recommended. This cleaning company spent half a day cleaning everything… yet 360 hired someone else who had to spend 5 hours re-cleaning? They also charged us for us changing out a shower head that we never did.

Got told there was a property available, contacted the agent went and looked at it just to be told it's not available when I get there wasted time wasted money horrible internal communication

Strongly recommend avoiding this company.I didn't choose to rent through 360. I leased through another company and "inherited" 360 when that management company was bought by 360.I unfortunately have to echo what others have said in reviews. This company will gouge you at move out. Deducted almost $700 from my deposit after leaving my condo spotless.

Rented a home with them for 2 years. Overall good response with maintenance requests, sometimes a bit slow due to needed approval from home owners, and some issues with third party technicians. Make sure to take pictures and document everything during move in/move out. They took over $600 from our deposit including $210 for cleaning and $85 landscaping even though we left the place way cleaner than how we received it (dog hair all over the garage and parts of the house). They even charged us for a "dump run" which they ended up admitting was added by mistake and removed it. Random $50 service fee on there as well. With that being said, as far as property management options on the island they are probably the better ones to rent from.

I loved renting through 360 Property Management and never had issues. I felt like they actually cared. Renting can be stressful and worrisome in these times, having a good property management is so important. A company that sees us as people with families rather than disposable tenants who can be easily replaced by the many people needing homes during this housing shortage.We were so bummed at the recent change to a different company, but in future moves, 360 will be our go-to.

DO NOT RECOMMEND! LOOK FOR OTHER OFFICE AND OPTIONS TO RENT A PLACE.They charge a ridiculous amount of money for "cleaning" a move out will cost you a LOT of money.Even if you follow the move out sheet, they will still take a lot of money, and even charge you to hire someone to come "clean".Their maintance team is a total failure, they will never come in to repair anything and will wait for you to move out then charge you for it. The team has terrible communication and they're all in a different page, one says one thing and other says another.Terrible office, the worse I have ever stepped foot in for sure.

I live at Harbor Heights in Oak Harbor, & my experience with 360 has been nothing but positive. Any repair requests that I put in are promptly responded to & taken care of. They do a great job communicating/ working with residents.
