I tried to get into this place with my family. It is close to work, and yet out of the way. However when I arrived with my wife to apply I noticed a few things. First, although kid friendly is touted there is NO safety considered in the lack of maintenance on any and all items near the water. This is not critical to us.What bothered me was the instant we got the manager on the phone we were not even considered. He was all happy to talk the place up until he heard that it was us and our four kids, a full time RV family. Then he immediately shifted gears to "this is not the place for you" and "we are full" despite there being obviously open spots at the time.We didn't push the issue and just left as there is no point in forcing the managers hand only to be harassed because we are not wanted. We STILL need a place to stay, almost a year later.

The area is great but the owner is not. When he decides it's "your turn" meaning to get kicked out you better leave because he will harass you until you do. He will add more to your bill when rent is due. For example, charge you for storage that you don't have and charge for extra person when there isnt one. Don't try to dispute it though because it will get worse. I lived there for 3 years no problems and then for reasons still unknown he kicked me out.

Great place to be, except managed poorly. Un regulated power that caught on fire. I moved out after the owner begged me for 100$

It is a very good place, the nature and the river nearby makes this the best place to relax.

If the owner decides he doesn't like you, you're gone! One way or another!

(Accurate as of June, 2019)This is an excellent RV park for anyone staying long-term (at least 1 month). Very firm but reasonable owners, and very safe. Illegal drugs or activity are not tolerated, neither is constant suspicious "visitor" vehicle traffic to and from your space. Suntides seems to be the only other safe park around from what I've heard, so be wary.Location is great; river access within 300 yards (dogs are allowed and can run around off-leash in that area, with supervision of course), and spaces are large enough to accommodate our 36' fifth wheel comfortably along with a full length dually truck side-by-side, no pull through spots though. We were given permission to park our SUV across the gravel road from us with no added costs. However, the gravel road coming into the park will be too steep to some 2WD vehicle during the winter. Ours would not make it if we didn't have 4WD engaged and I watched 2WD vehicles frequently fail to climb the driveway.30A service is standard (ours was upgraded to 50A upon arrival without us even mentioning it). Water pressure and quality is great, sewage hook-up is also provided. There is a pay-to-use washer and dryer on site. The only thing you can't get is Internet - for that you will need to use a library/coffee shop, use a satellite provider (many have Hughesnet/DISH), or a mobile phone data plan. We had Verizon and our reception was solid enough.**Edit: there are multiple people in the community that now have internet with a local ISP. In other words, internet is not free, but is available for longterm visitors. If interested, ask your neighbors with the reciever boxes with green/amber flashing lights mounted on top of their trailer.**

NEW OWNERS "Boneless Brown Trout Meadow"By far the WORST place I have lived in my life. For the first two years we had on site maintenance and nightly security patrols and the owners were no nonsense and kept an eagle eye on things. The new owner came in and immediately discontinued security patrols. He then illegally imposed a $350 deposit on me for a gravel parking space. He then illegally increased my rent at a time when I had no recourse by putting a piece of paper in my face that had two places for a signature; either accept and pay or move. He charges my service dog $10 per month rent. He charged me twice for storage fees @ $30 per month though I have never had anything in storage here, ever. One residential sized mailbox that is not even on the property is shared by nearly 30 units and most of the mail is for people who no longer live here, talk about a headache every day. There is not enough space for everyone’s garbage and he photographs the dumpsters to blame people for throwing away their garbage. He needs another dumpster installed instead of absurd rants on our rent slips lecturing the residents as if we are his employees. He is an idiot. When I asked him to please stop abusing and screwing me over he said "Me no like your behaviors toward me" and taped a illegal self composed barely legible eviction notice to my door. There are now industrial sized malt liquor containers, drug paraphernalia including needles, marijuana bags, and trash all over the place and the septic system is broken. He claims it's my fault now because I am leaving in a couple of days and he wants to keep my deposit. It was the fault of my previous neighbor before me when they left and he kept theit $350 deposit. It'll be your fault next and he will pocket another $350. This guy is a crooked, dishonorable, disrespectful and abusive person who has no idea what he is doing, what his responsibilities are or how to be a decent human being. This place is not safe. This place is not clean. The owner is a dishonest person. There are no facilities whatsoever aside from laundry. He does not clear the roads in the winter. You can do better in a parking lot.
