December 2023 by Mubashir Ahmad
I lived there from December 2022 till November 2023. Overall the amenities are good and apartment are new. There is a lot of change in management. Between the time I first visited the place and rented the person attending us changes twice.During our time there, for the first time I experienced break in at mail box. I have been renting for 8 years but have never experienced things getting stolen from Mail room. It has not happened for few months now but this is something you need to be aware of if you are planning to rent here. They have now implemented lux rooms for big packages but still this problem with mail room remains.Additionally, if you have a toddler/infant or work from home please be aware their fire alarm goes off every other day due to something happening at retail stores or aspect or due to some testing. I can’t remember a week when it didn’t go off. This can be really disturbing if you have a small kid you are trying to put to bed or working from home. They are working to separate the alarm systems of all buildings but not sure where they are with that and how much it will solve this problem. One last thing I want to mention though these are new apartment I was the second resident in the apartment. They gave me apartment with carpets in so bad condition that it needed to be replaced but since I had already moved in that was not available so I had to live with those carpets.

Just had an amazing tour with Nathan. Nathan was absolutely fantastic. Was very helpful and showed us every unit we asked about and answered all our (very detailed) questions. We look forward to possibly renting here!

1. The building itself is pretty nice.2. The neighborhood is walkable3. I asked the manager when looking at the building about sound transfer both because I’m a light sleeper and I don’t want to bother other people. If she had told me the truth I would not have moved here.4. Some of the neighbors do weird things. When I first moved in, some guy went out of his way to make sure the door was closed so I couldn’t get in. He also looked like he was taking pictures of me. The other day someone was hanging out outside of my apartment dress all incognito with a hood over his head looking like a stalker.5. Noise from upstairs keeps me up at night a lot. I was lied to when looking at the building. Nobody likes that.6. When I first moved in my dog barked a lot whenever I left. He was scared of the move. This was during the day. Someone sent security after 10:00pm to bug me about this. I found this threatening and I was lied to when looking at the building.7. I’ve continued to get complaints about barking that frequently don’t make sense. I can’t say he never barks, but it’s gone into significant decline. They say he barks for hours late at night. I’m home the vast majority of the time. He doesn’t bark for hours. I was worried about first thing in the morning. They’ve also complained when I wasn’t here and neither was my dog. The neighbors aren’t talking to me directly and a few of them do weird things. I’m not sure how much of this problem is the manager vs. the neighbors. I find this threatening and passive aggressive.8. The fire alarm goes off a lot. There is concern people will get hurt if there is an actual fire, because we might assume it’s a false alarm like all the other times.

Update October 2023:Well, the fire alarms did die down a little bit (although there was another "test" that lasted a whole hour starting at 8AM.) However the garage doors are down for at least a few months now. I guess they always give you things to complain about.None stop fire alarms, multiple times a week . These kind of excessive testing is what made the New York fire so devastating: everyone thought it was just another testing.

I've been here almost 6 months so far and I wanted to share my honest review here.1. People in the leasing office have been very friendly and trying to help all the time.2. We have the stovetop light broken since we moved in. Submitted 4 maintenance requests so far and it hasn't been fixed. They came in after the first request and failed to fix it, and didn't even come after that. I understand labor shortage is happening everywhere but this is a bit annoying to us.3. Of course, the apartment itself is brand new with all the stuffs you need (e.g. AC / absolutely great sound isolation between units /new appliances).4. Gym itself is new and good. But I don't think maintenance team has done good job maintain it. The water filter hasn't been changed since it ran into red light in Nov, and the sanitizer wipe hasn't been supplied for like a month).5. Frequent fire alarm testing is a problem. This might be inevitable because there are several merchants attached to the building. But they've been testing it a few times in a month (even in a week) since Aug 2021. It's not creating noise 7/24 but it is definitely very annoying if you WFH the entire day.6. The package room is managed on a daily basis. But carriers typically just randomly put everything in the mail room. It will take like 10-20 min for you to find the package delivered on the same day (before they come to mark/organize them for you). Again, it is ok, but an annoying situation.Good apartment also needs good maintenance team.10/4/23 Update:Living here for 2 years they're still doing fire alarm test everyday for a week this week. I'm definitely moving out after this lease term ends.

Updates on Aug 2023:Fairly speaking, the apartment was nice. If there were no chaos with staff at the beginning, I would give at least 4 stars.Pros: Location is gold. Central AC is good. All the amenities are new. Maintenance is fast.Cons:Lock of elevator gate is out of order sometimes.Packages were packed up in mail room and got lost, but they fixed it by adding one more delivery room.Updates on 21 Nov 2022:I was told the mess was due to staff transition, a new leasing manager came in and things got sorted out after about 1 month from move-in date.---Original Post---The move-in experience and the leasing office is a disaster. Not only wasn't I able to move in on the planned date due to their non-responsive manner and low effectivity, which costed me extravagant loss on money and time, but also they changed the leasing term and quote, which is a SCAM.1. They are very non-responsive and ineffective.I applied for an apartment 9 days prior to my planned moving day. It took them 5 days to take a look at my application and another 2 days after they asked for another paystub. They wouldn't have approved if I didn't ask for an update. Then they claimed to "reach out tomorrow for final details to draft your lease agreement" but that never happened. I never received any notice asking me to sign the lease until I had to call them on the moving day to discuss the moving time.2. Human mistake on leasing term or scam? When I signed in to my online account to sign the lease, I found the lease term and quoted rent were not what I applied (see attached picture). They kept saying that's what's shown in their system but in my account it clearly reads "quoted rent/lease term CHANGED". I didn't have access to my application after submission. Who changed it?After this mistake has been noticed, our point of contact disappeared since then. I was already on my uhaul truck ready to move, but was told that I need to wait till next Monday to see what happened.3. Misleading move-in informationI was told the elevator for moving could be book on 5-6pm Saturday and whole day on Sunday. That is very misleading to us, because for long distance movers, booking elevator means we want to move in at that time, but they are closed 5pm on Saturday (and need to arrive before 4:30pm latest) and not open on Sunday.Overall, this is a very disappointing experience. I have to find somewhere to stay for 2 nights from Saturday to Monday. So far it costed me a lot of extra money:1. 2 day of rental loss plus 2-night’s extra hotel cost;2. cost on an extra day of renting uhaul (and I need to worry my stuff in the truck not being stolen);3. cost on the mover (canceling the previous appointment and making a new one);4. loss of not able to work on Monday.

Our Christmas gifts and packages ordered were stolen in the mail room. Everyone else's packages were ransacked and pillaged. Also, the 2nd floor back door is broken so thieves can enter as they please through the parkade. There's no surveillance anywhere so I would not recommend anyone stay here until they get security and cameras installed.Update:Problem now solved. Previously gave a 1 star but now it is so much better living here. The mail issue has been resolved and now secured. The 2nd floor back door was fixed and there is security around the area patrolling often. The only issue now is the fire alarms going off a lot because of the restaurants and shops below. Other than that, it's pretty quiet here, there are lots of things to do around the area from cafes, shopping, grocery stores, and a movie theater. There is also an urgent care, primary care, and hospital nearby. I would definitely recommend for families to stay here. Cheers.

My wife and I are looking for an apartment for when we move to Seattle. Today we looked at North at Totem Lake. Wow!!! What a great experience. The apartments and amenities are terrific. Trader Joe’s is across the street. We met with their representative, Nathan. He’s awesome! He’s very knowledgeable and professional; as well as being personable and good listener. He answered all of our questions. We have never had a better experience looking for a place to live as we did with North & Nathan. 5 stars for sure!!!

Wonderful move-in process. I had a little trouble at the beginning getting in contact but be patient! It ended up working out great and they were wonderful at getting things moving quick for me. Everyone who I met in the leasing office was lovely, vibes were great. Complex is perfectly secure, no trouble with parking and feeling safe. The communal spaces are always nice and clean so far. Process was clear and straightforward, so happy I walked away feeling informed and ready to begin my move. Thanks North!

Update: I used to think that the fire alarm is the only annoying thing. But after I moved out and paid all the fees in time, I was reached out by a debt collector company. This is very upsetting and it gives me the worry of my credit score being affected. This is a very unprofessional mistake that I cannot tolerate. If you like the neighborhood, I suggest you to go to other apartments nearby.Original post: Fire alarm has been very annoying. I have never seen any apartment with so many fire alarms went off in a year. Many people start to have the idea of not leaving the building because most of the time they are false alarm and they went off very often.I admit that this is a nice neighbourhood and most of the time is a nice place to live in. But the alarm went off from time to time kills all of the good impression and affects mental health.

This is a lovely community with close access to unlimited restaurants and shopping areas. The staff has been friendly and helpful since day one. Highly recommend!

Do NOT live here if you have a choice. Management will just leave the gates ajar leaving ALL residents who park in the garage at risk to VEHICLE BREAK-INs WHICH HAPPENS IN THIS GARAGE FREQUENTLY. Of the 3 garage entrances at the property, only ONE works at any given time. The other 2 are constantly out of commission for MONTHS on end with management making no effort to fix them. The photos are from TODAY.You will also have to live with blaring fire alarms that go off at 8am on MONDAY morning without prior warning from management.

The apartment itself was comfortable and modern. We had few issues during our time living there, and I enjoyed bringing guests to my space. The price was too high for us to continue our tenancy, especially given the small size of our 1-bedroom. The apartment complex was subject to frequent issues with the parking garage and fire alarms, which created some unpleasant situations, and package theft was rampant and unaddressed. Despite that, Totem Lake is a clean and well-maintained area that I enjoyed living at, though the cost of living was too high for us in the end. Also, our move-out costs were quite high and lack sufficient justification, considering how thoroughly we cleaned the apartment.

Elsie and the Property Manager Sabina assisted us with our tour and went above and beyond with helping us find a great apartment. They didn't rush the tour and was always available to answer questions; this gave us ample time to explore the amenities and love the convenience of everything you need is just down the street of the property. Can’t wait to move in sooner. Thank you Sabina and Elsie.

Updated Comments:after more than 2 years living, Im just getting tired of everything, the EV chargining never happened and always limited, the management office staff is changed so frenquently, the fire alarm never ends, the internet can be run out for more than 10 hours on weekend daytime.Origional Comments:Highly recommend!Working with Olga has been amazing. She's one of the reason for me to choose to move in, handling the lease and making it a very smooth transition. She’s been so sweet and kind and really appreciate everything she’s done for me.
