“Tyson Walker – Fantastic support and service, from introductory call until closing.
I was referred to Tyson by my realtor under unusual circumstances. We were buying a home in the Seattle-Tacoma area, about which we knew little, remotely from Tennessee. On top of that, I am a first time home buyer. My work makes me comfortable with both numbers and legal documents; but anything connected to real estate and mortgages were completely unfamiliar to me. The only thing that made our situation easier was that we were not at all trying to stretch into the most house we could buy; just the opposite, we were targeting about a home price about 2/3 of what we qualified for. Still, the long and the short is that I was going to need a lot both hand-holding and straight talk to navigate all the ins and outs.
Even before pre-qualifying, Tyson talked round numbers with me in some detail, explaining the key metric of debt-to-income (DTI) ratio, which helped me to understand that we should pre-qualify for full amount that our income would support without stretching. He set me up to use the Fairway prequalification site, and within a few hours, my realtor had creds for me to deal with sellers’ realtors, easily at the price point of 2/3 of our pre-qualified amount.
After a few weeks, we’d identified and put an offer on a house in Auburn just north of Game Farm Park, clean, quiet, open floor plan, good bones, and so much green compared to Tennessee.
That’s when all the paperwork started.
I quickly figured out that all the long, baked paragraphs of legal prose were not worth reading because they weren’t negotiable anyway. But how every blank was being filled in was important. That’s a lot of blanks Tyson walked me through, over three rounds of standard disclosures, many perfunctory but several led to many questions, each of which Tyson answered fully, sometimes having to do a little research.
We also walked through a few rounds of amortization schedules, to help me determine what kind and term of mortgage made sense. We ultimately settled on 20-year fixed conventional, as a good trade-off of quicker pay-down of principal vs. maintaining a low monthly DTI. And then there were points, as I learned from Tyson, a way of pre-paying some interest in order to get a lower rate. Again, Tyson supplied a rich set of numbers, so that I could see that points would pay for themselves in three years, and then we’d benefit from paying a lot less interest overall. Not good for folks not planning to stay in a house that long, or looking to refinance sooner, but great for us.
Oh, and then there’s what a title company is and what they do. That all had to be explained by Tyson, and then Tyson and team interacted with the seller’s title company smoothly, glitch-free.
Right up to the last minute, Tyson made changes to the way blanks were filled-in as needed. Commonly, home insurance, property taxes and HOA dues are paid to the title company for the term of the mortgage. But I saw that as unreasonable, the title company having use of our money, about $3K per year averaged, interest free. When I asked about it, Tyson explained the possibility of an escrow waiver for what turned out to be a modest fee, and that change was done days before closing.
From the time we made an offer until closing was all of five weeks. Notwithstanding the rapid pace, and the added complexity of us being 2,400 miles away, Tyson was always on top of things, and combined precise professionalism and patience with the real-estate newbie with a great sense of humor.
