Julie Hall and Violaine Cunningham did a fantastic job for us in the preparation and selling of our Kirkland residence. They listened carefully to us, provided a solid plan, and worked closely with us to prepare the property for sale in a way that made sense. Julie and Violaine were able to leverage their many contacts to help us quickly engage quality oriented, reliable, and competitive specialists to help us get things done; timely to the market. Julie and Violaine provided encouragement and kept us on track throughout the process. Violaine prepared the staging for the house, and Julie led the marketing, sales, and negotiations during the sales period. Julie thoroughly evaluated and established the initial price, effectively negotiated with multiple potential buyers to achieve a final purchase price that was above asking. The closing process went smoothy. We highly recommend Julie and Violaine.

We have used Julie twice to sell our homes. She is absolutely amazing. She knows just what the house needs to sell. She is proactive in reaching out to potential clients, fixes odd jobs around the house to help sell the house and is great at communicating the status of the house. I would definitely use her again to sell our house!

I do not recommend Julie as a buyer's agent for first time home buyers, those unable to view a property in person, or are new to the region and climate. her best quality was assertiveness and speed to view homes and get realtor info during a market where home showings sold out before interested buyers could get in to see in person. Ultimately for our needs, the decision to work with Julie was a disaster and cost us time, emotional anguish and a lot of money. A lot. Given how anyone we tell our story to including other realtors says, "well you're not using her again! Right?" I feel it's time to share our experience. We worked with Julie for many months 2020/2021 to buy (then quickly sell at a loss) our first home. This was at the tail end of covid while travel was restricted and discouraged and vaccines were just coming online. I toured some places with her in person during visits from out of state but also virtually thinking I was saving a long drive and being responsible because Julie understood our needs. She didn't provide video tours with me but instead would describe things or send video clips. In contrast her assistant Allison gave great video tours and clearer feedback on homes. I should have explicitly asked for video tours. But I shouldn't have had to ask. I was shopping in the luxury market and even Redfin was doing them. Reflecting back, I think because Julie was remodeling her own home and enjoyed that process she was dismissive about the difficulty and costs involved in buying a home that had problems. We were willing to do some remodeling on outdated finishes or floor plans and could afford unforeseen costs so it felt okay to take some risks. But we wanted a move-in ready, watertight home without moisture damage. I explained how I'd lived in a moldy place and was sensitive. It turned out that regardless of our ability to afford correcting what turned out to be bad DIY, deferred maintenance, and poor construction, We learned that we didn't want to. our new home required 80% of exterior replaced as well as the alleged "2 year old roof with warranty" because it was void since no flashing replaced. Julie did communicate that interior finishes and quality were not great like the flooring which we intended to replace or the paint which we also would expect to change. She said she spent over five hours on the property. I incorrectly assumed that meant she had been using that time to inspect it as a realtor would to help me make an informed decision. I was incorrect. Even simply saying that she thought I should visit in person given the condition would have been helpful. If she had only opened the strange wet bar sink cabinet and described the (to be polite) DIY shenanigans or sent a photo, we may have passed entirely. It was one of many red flags. Problems were visible in person. Certainly if she had mentioned the mildew smell evident upon opening the front door, we would also have paused and likely avoided a lot of heartache. Certainly not have overpaid by as much. Ultimately, the home was borderline tear down for us after consulting many professionals, bids, and hiring an architect. for a time we thought we might choose to make lemonade out of lemons and end up with something really stunning. However the scale of project was not what we thought we were buying, even if we repaired the bare minimum. Julie regularly dismissed mold and mildew smells saying that a home just needed new carpet and paint or to "air out"; was dismissive of my concerns of the risk to buy and cost to repair and replace stucco and Dryvit siding on homes we looked at; on more than 1 occasion encouraged us to bid at or over asking on homes that had a record of difficulty selling and price reductions. One sold for about 120k under asking (after a huge price reduction already). She failed to obtain accurate parking rights information on a home that we passed up because we had incorrect information. Julie is an exceptional broker and one that will work harder than anyone to make your dreams come true! This is our second time working with Julie. She first helped us get out first home back in 2016 and our experience with her was absolutely outstanding. Since the purchase of our first home, Julie has stayed in contact with us throughout the years which shows how much she cares about her clients. So it was a no-brainer to decide to reach out to her when we were thinking on buying a bigger home as our first house didn't meet our needs once our family expanded. We reached out to Julie on early 2021 to ask her about the possibilities to sell our home and buy a bigger property around the area right when the market was already extremely competitive and the inventory was at an all time low. Without hesitation, Julie put together a plan for us and got us in contact with a mortgage loan expert to see what realistic options we had for our budget without leaving us house poor. Soon after we began house hunting, we found out about a new development that would soon be listing new properties in our desired area. Before the first listing became available, Julie was quick to act and found out the necessary information to recommend to us how much we should offer to secure the house. Based on Julie's intuition and expertise, we were able to secure the first house from that community, beating the highest bid by only a couple thousand dollars. While we signed the agreement of sale in May of 2021, the house would not be ready until March of 2022. During that time, Julie remained engaged with the community consultant throughout the development of our future home to keep track of the progress of the construction. While we waited for our new home, the equity of our first home skyrocketed. And as the closing date of the new house approached, Julie was back in action to draft a plan to sell our first house and make sure we didn't have to move to a temporary location before we could close on the new house. Up to this point, we had only seen the amazing job Julie did when it came to helping us buy a home but not when it came to selling a house and WOW, did she blew our minds. Julie advised us when it would be the best time to list our first home and came up with an initial listing price that was already $100K more than what we were hoping we could list it for. Before listing the house, Julie got us in contact with a staging agent and helped us get our home in impeccable conditions before it became active. A week before we were planning to list our house, we noticed that our neighbors had just listed their house through Redfin, which happened to be the exact same model, with the same floor plan, same elevation, and on the same street as ours. That home sold over the weekend and sold for just $5K more than its original listing price and got very few offers. When we learned about that we got really nervous but, luckily, we had Julie on our side. We continued with our plan and listed our home the week after our neighbors did. The only difference is that we got an offer for $95K more than what our neighbor's house sold for just a week before. In addition, the buyer waived any inspections, and agreed to let us stay in the house for a full month for free so that we didn't have to temporarily move to a difference place while we waited to close on the our new home. We might not have gotten the 1% commission discount that Redfin offers but that is nothing in comparison to what you might get with the expertise of someone like Julie. At the end, we received a higher offer for our previous place that what we payed for the new bigger house. Julie is professional, knowledgeable, charismatic, responsive, intuitive, and honest. Having someone like her on your side is the best decision you could ever make when it comes to buying or selling your home. She makes an extremely complicated and stressful process feel like a breeze. We couldn't recommend her enough and will 100% continue to work with her in the future.

I’ve been thinking about selling my condo to buy a house for well over 10 years. I've known Julie for quite some time now, and have seen and heard so many good things from her clients about her over the years. So as you can imagine, when me and my wife were ready to sell and move into our dream home, she made it happen! In a competitive market Julie’s tenacity, preparedness, and leave nothing to chance attitude creates an uneven playing field vs. other bids that is the difference in winning the property against even long odds.For the right property, you’re always going to face competition, and escalating price wars are not an exciting proposition. Julie’s expertise meant I not only got the best house we had seen in our time looking, but I didn’t have to match an offer well beyond my own.This was a great purchase experience made only better by the fact Julie is a pleasure to work with and someone who takes a daunting task, seeing many listings, a more relaxed and fun atmosphere.
