Huge legal liability for property owners. Avoid. Anyone who knows me, I'm vehemently for businesses that are ethical, as an entrepreneur, and business owner myself. So I'm disgusted when I find out a local property management has been illegally breaking laws on so many levels with so many tenants including myself. I've even been the victim after vacating a property a year ago, and them failing to return my deposit by defaulting past the legal deadline of a sent statement, and even texted admission of guilt. I hate court, and if they are too broke too pay up, court changes nothing. But Northfield Properties is a disgrace to snohomish county and the City of Everett, WA. Others needs to know Northfield simply don't want to pay their bills.To my property owner friends.... Stay clear of Northfield. They're poorly ran, break tenant privacy laws, default on statement deadlines due to tenants, and flat out lie about "sending deposits" and not providing proof as simple as a dated postmark on alleged returned. mail that doesn't exist. If I know anyone here, as a property owner, or tenant that has had experiences with the team at Northfield Properties, please contact me. There's no place in Smohomish county for a business that operates like this.

They act like they care but dont.... beware slum lords.Make you pay for replacing all locks after you leave (should be owners responsibility)MOLD ridden properties.... and they get rid of you when you mention it.... here's your walking papers......they wait til LAST minute so you have barely any time to find a new place. WORSE decision of my life to rent from these people..... WALTER IS THE WORST!!!!!!!!

I used Joanna with Walter for a couple of years for two different properties in Snohomish county. Unfortunately working with Northside was an incredibly stressful experience for ourselves AND the tenants. Response time is slow and sometimes non-existent. While I tried to be patient to the PMs life circumstances at the time, a specific gardening job that I wanted done just never got done for over a year after repeated polite reminders. The first tenants that filled our home were only there for several months and brought chickens and turkeys. They also ruined the carpet in multiple places. Poor tenant screening on behalf of Northside. While communication with tenants is not allowed by the landlord, we have neighbors as friends whom also complained about rude behavior from Joanna. When we were finally able to hire a new PM, the transition to the new PM was painful and Northside disparaged my choice in a very unprofessional way. These are just a few specific examples. Stay away.

There was an electrical issue with our hot water heater, it took 3 days to fix. Their suggestion was to see it the neighbor would let us use their shower. The refrigerator quit working, again days for a replacement. They wanted us to just ask the neighbor would let us use theirs. When they finally got a replacement for us it was used, moldy and dropped in the driveway. During the peak of covid and the moratorium they attempted a rent increase... The list goes on and on. Unfortunately I can't leave less than one star.

I wish I could click zero stars! My family and I decided to write this review with 12 entire months left on the lease. ?Awkward since we still have to pay these people 11 more times. This was the worst customer service experience I’ve ever received. Joanna seemed lovely and had all the right answers at first. We viewed the property quickly and all seemed fine. She verbalized the lease over the phone since we were moving from the other side of the state and again all seemed fine. 5 minutes prior to sending us the lease she adds $240 on to the monthly stating that it had been discussed and was in the ad. She explained her owner just bought property and couldn’t afford to replace the gutters so they wanted the tenant to? Fine. We needed the home and didn’t have time to find another. She then wanted us to pay a prorate even though we were not going to be there until the first and wrote in utilities to be paid for as well while we weren’t even there. Then when we get to the home, none of the water is hot and she didn’t perform a proper walk through. So we paid for utilities she didn’t even make sure were in working order! Doors and locks are installed upside down and there is blood on some of the blinds. Every time we have discussed it with her she treats us like this is a process and normal for tenants. Let me be clear, this is not normal. Do not rent from Joanna, at the very least. She will make your life hell.

BEWARE of this property management company. I live next door to one of the rental properties which was raided by Snohomish County Drug Task Force for the renter manufacturing and distribution of meth and distribution of heroin. The previous renter also did not use public trash service and put the trash by my fence for 2 years having it removed once every 3-4 months creating a rat infestation. The owner of the property has had a woman and a man who brought with them their infant in a baby carrier and had them "clean" the house. Never was a proper hazmat cleaning company involved. Apparently this property management company, who was aware of the lack of proper cleaning after the drugs in the home, apparently had no problem renting the home to people who became ill after moving into the home. The property is also infested with rats and the fence, which is on the rental property line and "owned" by the property owner falls into our yard on a regular basis, and neither the owner nor the property management company, despite my requests, have made any efforts, in fact refused to repair or replace it. The pest problem, which has ruined my retaining wall, has cost thousands of dollars to have it replaced due to rat damage. Myself and neighbors on the other side of the home have had to sign up for pest control services due to this poorly maintained property which is also costing us money. This company also lied to the current renters regarding neighborhood rules and telling them there is an HOA, which there is not.

I have been working with NPI for about a year now. As an out-of-town landlord I am more than pleased with the experience. Not only are they dependable, but they are extremely knowledgeable. They are quick to respond to issues and understanding of my concerns. It’s comforting to know my property is in good hands.
