Rose Hall is a lovely community! It's quiet, conveniently located and the staff is awesome. The grounds are kept in great condition, the gym is very nice and neighbors are respectful. The screened in porch is a huge plus!

They made me put a holding deposit up for $500 to hold the apartment which is normal but they never gave it back to me even though I never signed a lease or moved in due to my dog exceeding the 60-pound limit. I even told them upfront that he weighed more than that as soon as I took him to the vet and found out prior to my move in date, but they still said that they wouldn't give it back. Sounds like they are a little money hungry here.

A 10% renewal increase with no added amenities and community laundry is absurd. They got rid of the clubhouse here to turn it into the leasing office, stating it was never used. They never even held resident events in there. The community is quiet and neighbors are friendly, but there are definitely no “bonuses” to living here.

I first moved to Rosehall in 2006 when there were mostly older residents here I transferred from the Cincinnati Post Office to the Lynnhaven Post Office. I moved out for one year came back retired from the Postal Service and, have been here every since. The grounds are kept clean and hedges trimmed. the staff is friendly, work orders are taken care of in a very timely manner, some people for the most part speak, people walk around the property all hours feeling safe but, most of all you'll never see people hanging out like their on a corner, nice swimming pool also very quiet!!

The apartments and grounds are lovely. Maintenance is Mike!! He's professional, efficient and courteous. Once you make the call, you don't have to wait hours or days for him to respond. Mike is stellar. I've never known anyone more professional and skilled as Mike!!

I would avoid this place at all cost. They don't care about anyone or anything except getting your monthly rent. They claim to be a smoke free property and people smoke wherever they want. They allow residents to leave trash outside on the sidewalk for hours or sometimes even days. They don't do anything about excessive noise, even when the police are involved. They allow tenants to leave stuff all over the common areas inside the building. I have fallen over stuff multiple times and nothing was done. No one even cared. They also allow residents to take up multiple parking spaces with either their vehicle or their "stuff" all over the place. Don' t be fooled like I was. It looks nice, and the office ladies will make you think they care, but trust me all they care about is your rent check clearing on time. - From a verified resident on ApartmentRatings

Renters BEWARE! Beautiful community BUT the office staff is very unorganized. We've seen a lot of staff turnover within our 3 yrs of living here. They tried charging us double our last month's prorated rent. If you call to speak to the office manager she is out of the office doing her "runs" for half the day (which consists of her outside petting resident's dogs. SMH) and the secretary isn't very helpful because she doesn't know much. I will say the maintenance guy, Mike, was always friendly!!

When they come to do maintenance, they will bring the office manager with a clipboard who will walk around your home and do an inspection without any consent. So make sure you keep your house 100% all the time because they will give you a violation for “dishes in the sink”

do not live here!!! they will kick you out within a year so they can up your rent! did it to me and a few of my neighbors… you aren’t even allowed to smoke OUTSIDE on your porch or they will fine you. they came to fix the air filter, and reported dirty dishes in the sink, and also violated me for “general cleanliness” for dishes in my sink?? if they come for maintenance they WILL look for other issues to cite you on. me and my neighbors are really disappointed in this place

The on-site office staff has been great since the day I moved in. I have had a couple request for services that were completed within a day and the few that weren't I was cat posted on the outcome and when it would be completed.
