Saturday morning I turned on the Bathroom Fan and it emitted a sound like a murder victim in a Friday the 13th movie. I emailed a short video and was contacted Promptly on Monday by Heather to let me know they were on it. Tuesday I received a call from Derek who was going to stop by shortly. Derek is an Excellent representative for WPM, he’s Intelligent and has a warm personality.
This house is 74 years old and the fan wasn’t a simple drop in replacement. He demonstrated serious problem solving skills in his ability to adapt 21st Century products into a mid 20th Century set up. I have friends dropping by this weekend and a Screaming bathroom fan won’t be on my mind.

my husband and i rented our first home from them in june of 2022. at first they were really nice and helpful towards us. then after 2-3 months i had a very bad situation happen ( i won’t go into detail) but with some back and forth communication with Watts, i woke up to an email saying that i was being evicted for “being seen dumping trash in neighbors trash can” WHICH I I KNOW FOR A FACT WAS NOT TRUE because my husband was making regular trips to local dump not far from our house because i was the one who found the local dump as we could not acquire trash cans of our own for outside. this email did not say anything else but was from the official Watts Emailing Address that i’ve been in contact with since we’ve lived there. i was wrongfully evicted as i did not receive a 30 DAY NOTICE TO VACATE PREMISES, by law. but i didn’t want to complicate things more than they already were, so i packed up my things and left that morning around 10-11am. a week or so later i receive another email from Watts requesting payment for DAMAGES that i did not do and was not on the property at the time of damages (i have proof). and we never received our deposit back… good luck getting that payment from me. you’ll have to speak to my lawyer about that one Watts ?

I have rented at multiple locations throughout Lynchburg and nothing compared to Watts. Every interaction was friendly and quick and any maintenance request was handled expeditiously. I highly recommend Watts Property Management to anyone looking for a rental property. Had the property owner not wanted to sell the property we rented, we would have gladly stayed for years. 5 out of 5!

Great place to work with. Lived nearly 4 years in a great apartment. Heather and Crystal were always responsive with any issues I had. (Which were rare) and were more than willing to work with my lifestyle and needs at my apartment.If you want a laid back, family forward, and lifestyle forward company to work with definitely make them your choice.

I rented from Watts Property Management for the last 10+ years. Crystal and Heather were amazing. I never had any trouble, if something needed to be done it was done, if I needed anything someone was always called out. Great company and Crystal is absolutely amazing. Highly recommend.

I have been renting with Watts Property Management for nearly two years now. In that span of time, I have had two large emergency repairs that needed to be done.The first repair was for my HVAC unit. My air conditioning went out this past summer, and within a hour or two, Watts had a repairman at my location. While the issue was not able to be resolved that day, Watts did go above and beyond by ensuring window ac units were installed, as well being communicative during the entire process.The second and larger repair was my hot water heater. For whatever reason, my heater leaked, and unfortunately, flooded my house while I was at work. I again had to call Watts outside of working hours, and they assisted in directing me to shut the water off. The landlords then came over, and got all of the water out. I was then told that I would have to leave the residence, since the flooring was damaged, and that it would have to be replaced. Long story short, I was out of the house for nearly a month, but the communication, desire to help and ensuring the work was done from Watts was excellent. I can safely say I would not rent from anyone else, and that if you keep a cool head during emergency situations, Watts will get someone out to you as quick as possible.For the price of the rentals to the staff at Watts, they are a hidden gem here in Campbell County!

This company is absolutely horrid. They force individuals out of their home which was never taken care of by watts in the first place, they wouldn’t mow, exterminate, lock outs, they literally do nothing. They allow their properties to flood and do nothing about it. They allow unsafe conditions outside of the home with children around. These individuals made a disabled female move out due to their lie of “renovations” being done to the home, than listed it 3 weeks later with nothing done to the home and asking for $200 more on the rent. I would NEVER recommend renting from these money hungry rude individuals.

I have worked directly with Watts for over a year as a contractor. By far one of the best property management groups I have had the pleasure of working with. Heather and Crystal always make themselves available to both the tenant and the contractor. They go above and beyond their job duties to ensure the tenant is taken care of.

The management staff (Crystal & Heather) have been such a joy to work with. Chris the maintenance guy who can fix whatever was by far the best maintenance tech I have dealt with. Previously working in the rental company field I know how overworked and underpaid the staff can be but Watts Property management made my rental experience AWESOME! Please check them out before you go anywhere else. I would recommend them to anyone!

Please beware this establishment will not replace anything, only try to cover things up or just avoid them. I can only speak on Daniel St Apartments because that's where I currently live. Windows are so old bugs come right through the window. My apartment has no screens and I even asked the super does he know and he said these windows are so old I have no clue. Not only that I tried to so called clean the window and one of the small window pockets basically came right off. So imagine being inside of an apartment where the windows haven't been open in probably years because of no screens. Instead of replacing the windows they will only try a temporary solution which the problem will keep coming back. Also the front door they installed is not even aligned right. So whoever did this work clearly didn't care and neither did the owner of watts property management. The door leaves two big gaps on the top of the door & bottom of the door where you can see the outside clear as day which is an energy problem causing me to always have the heat or ac on depending on the season especially in the winter time. Bugs and spiders I kill daily approximately up to 5 to 10 spiders and other bugs a day. The thermostat even had bugs inside the glass which tells you they don't care and will not put money into their own establishment to the point you would think they would replace what's obvious and you can tell it's been this way for years. Also the carpet around the baseboard doesn't even run all the way to the baseboard so bugs and spiders come from inside the walls to the point I have to sleep with the lights on & I even got a few bite marks while I was asleep. I had to move my bed in the living room because I just couldn't take it anymore and when I lifted my bed up and seen a slug on the wall where my bed was; That was the last straw to me which is why I'm leaving this review. Previously months ago I leave and come back and I thought someone was in my apartment because the whole light fixture had fallen off in the bathroom revealing wires which was a hazard. That was the only thing they have replaced because of the obvious. Not only that I would leave and come back and water would be in the kitchen floor and I couldn't figure out where it was coming from and this happened maybe about 10x until finally I was sitting in the room and I hear water coming out from under the kitchen sink like a water hose. They called the plumber and it was coming from upstairs and the plumber said they had a dishwasher pipe on their when theirs not even a dishwasher in this apartment. Everything I have stated has been documented with pictures and videos. Which is where I will be going to legal aid and showing them today. Also they like to go into your apartment when you aren't home as well. Moral to this review beware if you decide to move in these Apartments, understand you may go through the same thing. Also beware of a worker named Heather. She is very sarcastic & antagonizing. As I told her my issues with my apartment she basically smirked and gave me smart remarks as I am voicing my frustrations. Everything I said which she has seen the proof; she had a know it all attitude like she can careless. This is someone who is very unprofessional and it would be wise to deal with someone else who works their.
