The property is poorly maintained, and the management on-site is unprofessional and rude. If possible, I highly recommend leasing elsewhere. There are often unattended animals in the community office, trash left in the hallways or near exits instead of the dumpster, and it takes a long time to get any repairs or maintenance done in the apartment.

Im in a rush to find a new place and either no one is answering the phones or no one has time for a walk in however I walked into South Bank not only was the inside clean and quiet but I seen ms Lechelle in the office helping others and as soon as they left she immediately stood to greet me as if she knew I would be coming ! the floorplans are beautiful especially the one bedroom I toured im from DC so I was unsure about the area Lechelle made sure I knew all the good food spots and places to walk to get fresh air . we need more property owners like her SHES AMAZING

Got on a plane from Vegas and I’ve toured all over this Manchester area and Lechelle sold me instantly, never had someone smile so bright she’s very bubbly and she knows her apartment facts !!! I was very impressed let me know all things Richmond

Lechelle has made me feel so comfortable throughout my entire apartment search and move! Ive been to so many other properties where they dont seem to care about you unless your giving them money. Not here, Lechelle has been a delight to speak with since day one! so knowledgeable and if she doesnt have the answer you better bet she will find it for you!

Not from VA but I’m moving for school and I popped up on Lechelle no appointment or anything and she was AMAZING showed me a variety of apartments named some good food spots and answered all questions it’s very hard finding friendly office staff and my oh my just off our hour interaction i can’t wait to make South Bank my home soon

I have lived at Southbank for two years now and about to sign on for a third. The prices are fair for the area and the units are generally spacious. My only complaint has been the thin walls, but as long as you don't get unlucky with loud neighbors, as I did with my first lease, it's not an issue that you won't have to live with in any other apartment complex. The leasing staff has been great, especially Jaclyn, who has been extremely helpful going above and beyond to help me get transferred into a new unit for my upcoming lease and making the process as stress-free as possible!

I recently just moved to South Bank. I had to opportunity to work with Finessa and she was extremely helpful during with my move in process. The community is very nice and definitely convenient with my job downtown. The area is nice and I’m very hopeful for a peaceful stay at South Bank.

Started renting at this apartment in June 2024. It’s wonderfully remodeled & the lighting is exceptional. The staff is beyond helpful. I highly recommend living here if you have the option!

First and foremost, I'll start this review by shouting out two positive things about living here. First, my apartment is great - I love the size, the character, the great natural light, the location, and the price. Second, Lechelle, who is on staff, is a gem - she's tells it how it is but has a great sense of humor, will lend a listening ear, and will do everything in her power to help you resolve any issues you have (that's in her capacity to do). Whatever she's paid is probably not nearly enough, given that she single-handedly has kept this place afloat through a host of management company changes. She is my go-to when my engagement with other staff has left much to be desired. I hesitate to think about how this place would fare without her . . . (and note that my following comments are not reflective of my experience with her, but with others).
Now, the not so fun part, especially with some of the newer staff and property management companies that have rolled through over the past couple of years. As a long-time building resident, the caliber of the property management teams as of late has been shoddy, to put it politely. The overall residential experience has declined. Between property managers who fail to respond to email or follow up accordingly, to maintenance requests not fulfilled properly (or outright ignored, despite being placed according to instructions provided), to a failure to take prompt action when issues that impact one's ability to enjoy one's apartment arise, to a lack of transparency when management companies change (and why), to security issues that seem to be resolved (until they aren't) . . . I'll say the negative reviews with respect to some aspects of the management team have merit.
The building, until most recently, was under the management of RPM Living - which, if you do a quick search, has a disgustingly low BBB rating, with hundreds of complaints about all sorts of things. Why they were selected to manage the property despite their track record is beyond me, but they certainly didn't help the situation. As far as my personal experience, RPM's relatively short tenure wouldn't explain why I've had to deal with an emerging pest control situation on my own (incurring significant out of pocket expense), despite documented attempts to engage the current property manager in order to come to quick solution when an alleged action didn't solve the problem. (Ignoring justified yet respectful pushback on suggested lack of meaningful, timely action is not a good look.)
With the new management company we're under, I hope they take into account the feedback they receive, both written and oral (if they're wise enough to seek it out). Take time to speak to residents about their experiences and proactively (and quickly) address issues that arise. Seriously consider what you hear. This could be an amazing place to live if you put in the time, energy, and resources into making it so. What's more, empower the staff who actually care . . . and get rid of those who can't be bothered to do their jobs properly (and frankly are incompetent). They're a drag on this place's reputation and a drag on the community.

Gross apartments with terrible management.
Nothing was ready for me to move in. There was no lease ready, even though I had paid the deposit. The apartment was not cleaned whatsoever. I’ve attached pictures to this review as evidence. There was a thick layer of dust on all the fixtures, what I believe is roach poop (I found a roach in the sink, but did not get a picture of that), food residue in the kitchen, food in the sink and oven, and a faint smell of piss throughout the apartment. Maintenance entered the apartment on what would have been my move-in day without anyone notifying me. My key fob stopped working after a couple hours of receiving it, and I was locked out of both the building and the apartment.
I was lied to about the parking situation. When I toured, (which I did twice, and was a nightmare to schedule both times), I was told there was a gated parking lot I could pay extra for. Upon my arrival, I was informed that there was no availability there. So, if you’re a young woman living alone, you’d need to park in the open lot, and walk across a dark alley to get into the building. No thanks.
The only reason I feel comfortable giving this place a 1 star instead of 0 stars is that I was able to get the first month’s rent and pet deposit I had by money order back. Kiliel in the leasing office was very nice and helpful. When she offered me the opportunity to back out of the lease, and called management, they responded with “Oh thank god,” as if my complaints about the building weren’t valid.
This is a terribly managed and terrible maintained property. I would not recommend living here unless you like living in squalor and losing money on application fees, deposits, and “administrative” fees.

I recently moved over to South Bank from their sister community Hopper Lofts. I really like my apartment at Hopper Lofts but was ready for something new. Oliver suggested I look into South Bank Apartments and it's exactly what I wanted. My new apartment is really big and lots of natural light. For being an old building it's really updated. I could have picked any of the other surrounding apartment buildings but already knowing and liking the leasing staff made my decision easier. I like they work at both communities so I can keep the relationship going. I recommend everyone look into South Bank Apartments and Hopper Lofts for their new apartment!

A nightmare to live in. Dog piss everywhere throughout the building and elevator, paper thin walls and floors so you hear everything, break ins of vehicles, they take amenities away because of actions of other residents, they kept my security deposit after telling me they had it but didn’t have an address to send it but didn’t say they prorated it. Maintenance is quick but work is poorly executed, garbage is a mountain of trash in parking lot… look elsewhere before assuming youd be ok living in this trash apartment complex
