Family got together here for a wedding reception and it was fantastic. Catering was delicious. Very spacious area for the reception. Great staff.

I recently moved out and I wanted to share a proper review because I know it can be difficult to find an apartment to rent and not knowing if it’ll be the right fit, especially now that inflation is at an all time high. With this being said, my partner and I lived here for almost 5 years and we’ve seen a lot of management turnover but this did not happen until after 2020 when the pandemic happened. My boyfriend and I had the pleasure of having Chassie and Beverly as the leasing managers when we first moved in and they were super kind and helpful. After they had left we went through probably 3-4 different leasing managers and just recently Ada has stepped in as the new leasing manager and I feel like things are finally back to normal. The apartment itself looks very nice and clean and I never had any issues with hearing my upstairs neighbors or anything like that. I feel like the walls were pretty thick but we could’ve just gotten lucky. The downside to living here is that there aren’t much amenities. There’s a gym with basic equipment and you do get a front desk/security but that’s pretty much it. There’s also events happening almost every weekend since it is a venue as well. Also, I’m pretty sure our water was turned off at least 20 times since we’ve lived there. There was always some type of water problem and it was very annoying. The only plus side is that they do pay for water utility so I guess you get what you pay for. The parking situation is also annoying because there’s no parking garage or discount you get living at the John Marshall. We paid for a parking spot in the building across the street and it was $145 on top of our rent. So unless you plan to be out of your place between 7am-6pm then you would have to consider paying for parking. Overall, staff is very nice and they’re always willing to work with you. I will miss my guy Al, who was there since day 1 of our move-in. Every apartment has its pros and cons so I just hope this helps with your apartment search. I would say overall I had a good experience, it could’ve been better but it wasn’t bad at all!

Lived here for the past 1.5 years. The building and facilities (for the most part) are nice, and the staff are all friendly and a pleasure to speak with. That said, there are several annoyances that tainted my experience here.Conversing with leasing and management was consistently a stress-inducing process. Forget about having any of your emails responded to within a timely manner. This goes for even when you follow up on your email thread 2-3 times after the fact. Furthermore, when your emails are finally responded to, they are only partially responded to. Sending an email with 2 or more concerns that you wished to be addressed, expect only one of those to be resolved and wait another several days for the additional concern(s). This was very frustrating for both moving in and out of my unit. Moreover, when they speak to you, it seems they don't even check the specifics of your lease and may suggest you need to pay additional amounts that you don't. While these issues may be typical in renting an apartment, the frequency of which they occur in this building is enough to sour your experience. Amidst all of this, this is your only contact that you have to work with on such matters, as no other emails that you are provided for higher-up management even bother responding to you. You will have an extremely annoying time when you move out and are waiting to get your security deposit back, which will make its way to you after 3 months of repetitious email follow-ups with delayed responses like "we're working on it."For the building itself, while it is very nice in appearance, it is an old building. Because of this, there are numerous times throughout a year where baseline conditions are not met. Water was turned off or found to not be working every couple months. The same actually was true for air conditioning as well, but especially terrible in the summer. I moved in in June and as soon as I got there, the AC broke for a little over a month. They kindly provided an extra fan and window unit to help, but this racked up the electricity bill for my unit. A few hundred dollars later when the AC was fixed, they didn't even bother to cover the cost (of which they were totally responsible for) until I conveyed a couple of overtly resentful emails; they only reimbursed a small portion of that electricity bill increase. As with the leasing issues, these are typical issues when renting an apartment, but as I said the frequency with which they occur is unacceptably commonplace.

I submitted an application for housing with a 50.00 application fee to not only get a response two weeks later but the response to say the apartment had already been rented. Common courtesy is becoming so rare

Been living here for 2+ years and have had a great experience. They recently got a new maintenance team who are awesome. I have talked with several other residents and they all say that this team is wonderful. They are very responsive to resident needs and go above and beyond to make sure that everything is working. They stayed late to work on fixing a tough issue with my kitchen sink and never complained or made me feel bad. They were super polite and respectful the whole time and I felt like I could trust them. They have also fixed several other small things for us in a timely manner and even fixed things we didn't even notice weren't working! They also are diligent about making sure everything is cleaned up afterwards - sometimes even cleaner than when they started. Couldn't ask for a better maintenance team.

The maintenance team did a great job! I sent a request in the morning and by 3, they had already come and addressed my kitchen light problem! My problem was resolved quickly and professionally, couldn't ask for more.

have lived here for the last year. the building is very nice and everyone who lives here has been great. the apartments are also very big compared to other ones in Richmond for the same price. the management has gone a little downhill since Chassie left last year but overall I’d still recommend this building. only downside is the parking. the cheaper lot across the street got shut down and all the other options are over $100 a month. but if you don’t mind paying that much then I would go for it. great restaurants in walking distance and so is the canal walk. also Al at the front desk is the sweetest man and we really enjoyed getting to see him. Sad to be leaving

Firstly, I’m a prospective tenant that has spent the past 2 weeks enquiring about units that show available on their site and received NO response. I have emailed, called and left VMs to set up a viewing and no one answers or responds to messages. If this in any way indicative of the level of customer service I would receive as a tenant by leasing/property managers at JM, perhaps I should consider other places.

I signed a lease at John Marshall Apartments as I am a medical student at VCU and wanted a trouble free apartment. It was pricy but I thought it might provide a better opportunity to concentrate on studies. I moved in March 21 and the AC died right when I tried to use it in April. I complained and and the management simply did NOT care. The AC never worked for the next 6 months and the management continued to BS on how they have it under control and it may be fixed next month. You are living in a building that was built airconditioned. I ended up purchasing a portable AC unit that barely worked. The management showed no concern or care. They were onloy interested in collecting the rent but not interested in fulfilling btheir part of the lease agreement. I would be very caucious renting anything with this bunch of clowns. They need to learn how to manage and provide their part of services that they promised to deliver to the tenants. This is an expensive apartment and 6 months of heated Richmond summer with no AC was totally unfair. I bet the AC is still not fixed. I moved out the first opportunity I got but a fair business would have been to move me to another unit where the AC was working or allowing me to break the lease as they broke the contract already by not providing AC.

This place is absolutely beautiful from the inside out. Perfect for weddings or any other events. They have a full stage, full gym, club room and FREE COFFEE. If you meet the security guard Irving who works graveyard shift, be sure to call him "José" lol

Chronic water problems. It's gotten so bad that you cannot even rely on being able to take a hot shower. Hot water out twice this week for 8 hours each time. The ballroom and club room are rented out every weekend for weddings which completely take over the lobby and other common areas. Attendees are rude to tenants and are often intoxicated, and no added security for these events. The one front desk guard is not able to handle that as well as their normal responsibilities. Reviewer Dala Scuggs works here but does not live here - A conflict of interest. I therefore do not trust any of these reviews though can vouch for the recent reviewer K Williams in that management and leasing will do anything to get you to sign a contract, or in our case, stay for another year. Quality has drastically declined over the past year which is probably why so many units are now vacant. Badly stained carpets, poorly lit hallways, fitness room with equipment in disrepair. Our floor constantly reeks of weed, residents do not properly clean up after their pets . Alleyway and side of the building has huge overflowing trash bins with rats. An abandoned and suspicious car has been in the John Marshall's driveway for 6 months and management refuses to do anything about it.
