Leaving my current lease because I want a bigger place but I rented with them for a year and never had any major issues. Responded quickly to maintenance issues and emails and the apartment was super cute!

Non-transparent agents, not trustworthy in my opinion and would not recommend to any friends. Hidden fees aplenty. Michael, Amanda, and Samantha all gave mixed information and were not courteous.

As a vendor for Metro Properties, I can say that they are one of the few property management companies in RVA who actually seem to care about getting us paid. We love working for them. They treat our employees well and we have developed a nice business relationship. Thanks Metro Richmond Properties!

Document and take a picture of everything before you move in AND after you move out. Metro Properties tried to wrongly charge us for broken blinds, but were not able to prove it on their end. Luckily WE had pictures of the apartment showing no damage and got refunded.Avoid staying at any units at 1411 Grove Ave. Floors are super creaky all over, bugs come in through the closed windows constantly, and neighbors are loud. Would not recommend this place unless its your last resort and you are desperate like I was.They also issued me the wrong key on the day of my move in. When I realized, they were closed for the whole weekend with no one picking up the phone or any emergency contact, so I was locked out of the unit with all my belongings stuck in my car for two days.

If you’re looking for an affordable place to rent in the Richmond community, I had a great experience with Metro Properties, specifically at the Forest Hill Park Apartments location. I think it would be hard to find another apartment with two bedrooms, updated kitchen appliances for the rent I paid during my stay. It was a quiet community and the neighbors were friendly. It’s directly across from Forest Hill Park, which has a weekly farmers market. A short 7 min drive to VCU. A newer brewery, Target, Publix, and more just down the same street. I’m grateful for the two years I spent there and when it was my time to leave, my roommate enjoyed it so much they ended up renewing the lease! I received my full deposit back within the time they stated I would, no hassles. Property Management at Metro is pretty direct & to the point, but I never experienced any issues in communication, responses, or timeliness to concerns/work orders.

Rent anywhere else and if you are left with no other options take extensive documentation of everything before and after you move in here. They will charge you for every single flaw they find with your rental and charge you for it. They even took absurd pictures of dust and debris that was “left” in the apartment and included that as to why I was charged a $120 cleaning fee. Only lived in the unit for 7 months but I’m sure we paid for several years worth of upkeep for things being replaced. Typical disgusting slumlord behavior, they want everything to be on the tenants dime so they don’t actually have to pay for maintenance and repairs themselves, while their tenants pay exorbitant amounts in rent.

Terrible experience. Actively recommend against renting with this property manager. They ignored and painted over a water damaged wall which was collecting mold for nearly 6 months. Any interaction with their personnel was unpleasant. They were even rude to each other. If only zero stars was possible.

Very unprofessional. Their alleged tour schedule is fully booked till next week(which could be true) but, they have multiple agents and all of them are rude and don't care about you. When you call and email they are only happy to talk to you when you are ready to put a deposit or scheduling your first tour. If you need any time to think they just ignore you. I would not recommend even considering their properties. The worst property manager in Richmond.

If I could give zero stars I would. This company is completely unorganized and unprofessional. They refused to schedule us for a tour we were ready to sign for until a specific day, then proceeded to tell us 15 minutes before our tour that someone put a deposit down. If that's not unprofessional enough, we gave them the benefit of the doubt (big mistake) and reached out multiple times about immediately putting a deposit down on an apartment we had interest in (without even touring because we didn't want a repeat of our previous experience) and they explained to us they were closed and we could schedule later. Turns out, they were in fact NOT closed, lied to us, and immediately said it was off market after we had directly reached out multiple times. I never feel the need to leave a negative review for companies on google, but this company does not care about you or your time, they solely want your money. DO NOT LEASE WITH THEM!

They tried to charge me $350 for leaving one beverage shelf in the fridge slightly dirty. Even though I spent hours cleaning the rest of the apartment and provided them with photo evidence. They eventually responded that they "accidentally double charged me" but still charged me $175 FOR CLEANING A SHELF!In the middle of summer, the power was out in our building for three days. I paid rent on the 6th because I didn't bring my computer with me and I had to sleep on a friends couch. Even though the power was out, they still charged me a $150 late fee and were extremely rude about the whole thing.If you ever try and call their office, they are condescending and rude. Rent elsewhere if possible.
