Just called for clarification because the comments are very telling. Basically you’ll never be sure what your rent will be because utilities aren’t included.They make you pay for valet trash and their dumpster…(if you’re a first time renter that isn’t normal lol). I did notice the trash when I drive by, that seems to be a consistent thing.It seems like everyone is leaving the property, very sad because the kitchen is gorg. Just helping others not waste more time in the search ?

I’ve been living at Element for almost a year now and I enjoy it, since day one everyone at the leasing office is professional and polite. The location is great, really convenient. One of the Managers Boban is always there if I need help about anything and he will always make sure I get the best service. I am definitely going to renew, I recommend this apartment community to everyone!

Husband and I lived here for 30 months. At first it was very nice, very updated and clean. Had very minor issues, such as icky buildup on faucets that happened EXTREMELY quickly (im talking days to look like the image below), and a high efficency front loading washer that never quite smelled clean no matter how much i scrubbed the moldy gasket. As i said, small things.However partway into our second lease (I think), the complex was bought and a new management company came in.They did a few updates, nothing super crazy, just some backsplash and painting, but when my husband and I got our renewal letter this spring, they had jacked up the price of our 1br to $1700+ (from 1300ish), and that was BEFORE the fees and such that they added on top that were once included in the rent under the old management. (A dumpster fee on top of valet trash fee?? And when the dumpster constantly overflows and is unusable?) When we submitted our notice, we were begged not to leave. Not once, or even twice, but four times my husband received phone calls from the office trying to sweeten the deal to get us to stay, including not raising the rent at all. It was apparent to us that the new management was capitalizing on the skyrocketing rent-flation of the pandemic, but had a nasty surprise when people didn't want to pay over 1800 all told for an 800sqft apartment and had to backtrack once people put in their notices.To top ALL of it off, and this has less to do with the management than the rest, there is a small roundabout between the buildings and I swear to God the amount of times another driver nearly hit me because they don't know how to use a damn traffic circle... it was over 20 times in the 2.5 years I lived here.I give a 2 out of 5 because while it wasn't awful, I certainly wouldn't recommend to a friend.

I was considering these apts. I'm going through bad living conditions where I am. Only to read reviews from residents being treated horribly. They're paying thousands of dollars for a fairly new community. The owners and property management should be ashamed of themselves. That community isn't even 10 years old. To the residents I want you to know you're heard and seen. Thank you for exposing the truth.

Since we moved in we are enjoying our stay here at Element at Stonebridge, the locations is great and we love the apartment. The staff is really friendly especially the Assistant Property Manager Boban, he is always helpful and friendly. I recommend Element to anyone that is looking a nice place.

If I could give this property 0 stars I'd jump to do so. And before yall even respond to my review, please kiss it where the sun don't shine. I don't care what you have to say. You're not committed to anything but making money.The company that took over is absolute trash. Their attitudes suck, specially management. The property manager Jennifer was never on site and left the leasing consultants to bare the consequences of incompetence. Boban, the assistant manager is so rude. Both of them don't know how to have a conversation without speaking over people. I watched them have conversations with residents of color and their attitudes toward them are unacceptable compared to how they treat non poc.. it's so odd considering... nevermind. I suggest a serious micro aggressions training amongst the managers.Let's talk about the physical property: there's always trash in the halls, in the elevator, and in the parking lot. People literally throw trash out of their cars into the parking lot.. dog feces everywhere. They fired the original cleaning crew that would vacuum and clean weekly. The main door of building 300 was broken for months, i bet it still is. A homeless lady was living in the stairwell. They randomly started allowing residents to smoke in the non smoking building so much so that people would smoke cigarettes and black n milds in the stairwell!! It was so disgusting. I have asthma, that was absolutely hell. A lot of the units are infested with silverfish.Lets talk about the prices and fees.... wow. Imagine getting charged fees for things that aren't even listed on your lease. Imagine multiple residents having a credit balance on their portal accounts but somehow leasing doesn't see it on their end (wouldn't be surprised if they're stealing). Imagine struggling to keep occupancy high because people are moving out left and right. Imagine sending rent renewal letters with $300-$500 rent increases, one person accepts it, another person declines and they come back and offers to renew for no increase just so they don't lose another resident.. yikes.. we were told our fee to break our lease was $2000 by Boban, he wrote it down and everything. Just for us to be charged $4000 and when we confronted Boban he said it should be $2000. When Jennifer was called, she claimed its $4000 and that she doesn't know what Boban said because she wasn't there for the conversation but literally 2 other employees were in the office to witness.. don't let people with no training and knowledge make decisions let alone speak to residents, almost cost us an extra $2000.Let's talk about maintenance. Now the maintenance guys are great. Lovely people. But we literally went months without a working central air unit. During a time where the weather was constantly fluctuating between very cold and very hot. They gave us a space heater when it was super hot and only one floor air conditioner that only cools one bedroom... it was 85 degrees in our apartment at one point. Imagine having to still pay rent for that?!Listen, move there at your own discretion and if you're desperate. It's not worth it. Car break ins with shattered windows. No safety personnel. Broken doors. Piss filled hallways. Nasty managers. Scam galore of fees.You can find better for the same price elsewhere i promise.

“Let me just start off by saying this this complex is BEAUTIFUL,modern and so conveniently located it’s insane! On top of all of this the office staff is amazing. I want to highlight Zaria and Lachell their customer service is top tier, they’re very warm and welcoming young ladies. In this world where people are just not connecting with others on a positive level these young ladies deserve medals. If you’re thinking about it stop by you will not be disappointed!!

I can't imagine any of the recent positive reviews could be from people that actually live here, they're definitely not from people that have lived her for any length of time. The new owners do not seem to care about their residents, it's only a business. We saw the physical property go downhill significantly as soon as they purchased the complex - trash everywhere, inside and out, everything broken including the front door of the "secure" building (they kept telling me it was fixed while I was looking at it and it was broken and not secured), dog feces on the sidewalk and in the grass, dog urine in the hallways and elevator, and suddenly everyone was allowed to smoke inside the building and even while blocking the entrances and exits. To get into the building we had to pass a woman that was constantly standing in front of the main door smoking and then to get into our apartment we had to go through a cloud of cigarette and marijuana smoke because our next door neighbor was always smoking. When I went into the office (they didn't answer our emails) they said the building is no longer non smoking (even though our lease said no smoking) and we'd just have to learn to deal with it. Nowhere is 100% safe but we started feeling more uncomfortable with our surroundings. Not only was the front door always broken, we also witnessed a federal task force breaking down our neighbor's door across the hall at 5:30am one day. Yes, I know this can happen anywhere but it added to our discomfort. Our monthly payment went up almost $200 with all of the required extras, none of which were worth it. The office staff didn't seem to care about any issues. They were dismissive, rude and rarely answered emails, sometimes saying the portal must not be working because they weren't getting them. Maybe the employees are rude because American Landmark doesn't treat them well but it still stinks for those of us that just want a clean, safe place to live and respectful staff to deal with. Boyd wasn't perfect but they were much better than American Landmark, even outside observers could tell the complex had changed hands. I wish I could post pictures. If someone wants them let me know your email address and I'll be happy to send them. I couldn't in good conscience suggest anyone live here. We lived here for 6 years and all of that time was fine except the last year when American Landmark owned it.*ETA: I can't respond to the company's response so I'm adding it here. After 6 years of living there we moved so their offers to discuss the issues aren't valid and when we tried to discuss them while living there we were told there was nothing they could do about any of it. So while they appear to be receptive to helping here on the Internet, they were not helpful in real life.

The Element at Stonebridge is an excellent property and I have really enjoyed the community and amenities they offer. The staff is very friendly and I appreciate their attention to detail. Boban one of the assistant property manager has been very helpful with my experience. He personable and knows the local area like the back of his hand. Since the new American Landmark has taken over I have noticed great improvement in the property and feel much safer in my community

Just wanted to add something. You have to be so delusional and desperate to write a review about yourself and then thank yourself on the business account. Literally nobody that lives here agree with the last few 5 star ratings. Management (Boban) is funny for that one. Yeah right!!Place has gone down!! Once American landmark took over it has been a nightmare. Thankfully my lease is ending soon. Definitely will not be renewing! Ive heard people saying the leasing manager Boban harrases people into resigning their lease(excessive calls, texts and emails)PER DAY!!. I can’t wait to leave. The amount of fees that magically shown up for literally NOTHING on my lease is ridiculous ! I speak for all of the current tenants when I say we need the old company back. These new people are here for a check and do not care about anything! It’s not a luxury complex AT ALL anymore! More like the projects! Entrance Doors broke most of the time. Dirty looking and smelling carpets. Garbage faries skip days so people leave their garbage out for days at a time. These buildings are looking worse by the day. Then cars get broken into twice a month and sometimes stolen! Only thing good I can say is maintenance is on time and they’re great but other than that, that leasing office needs to get brought out again. Literally get charged every few there is. You get charged a fee just for having a fee! DO NOT MOVE HERE IF YOURE LOOKING! Everyone’s leaving!!!

I've commented before on my experience here but I have more to say. The common front door to our building 316 has be broken for over 4 months now and doesn't lock for keyfob use only. The other day I watched a homeless person just open the door and walk right in. Not sure what he did after that. We also just had another surge of vehicle break-ins where it was witnessed that 2 young teenagers came thru the parking lots at around 3:00AM with flashlights checking for items left within eyesight and consequently shattered the windows on now over 15 cars throughout the past couple months. One car was stolen. There are several parking lot light poles that have not been working now for many months and light around here is critical to safety and security. I'll have more truths later but this is enough for now. I've been here for over 2 years now.

Trying to find a home in this market, particularly in this area, can sometimes feel like an overwhelming task. This was my experience when I searched for apartments last year, scouring reviews in an attempt to find the best place for my family.I sought a location that was safe, convenient, had easy access to stores, and importantly, was managed by a leasing staff and maintenance team who took their responsibility to residents seriously.I can say, without a doubt, that I found all these qualities at Element. From the leadership at the top, down to the maintenance and janitorial staff, the team is professional, hard-working, and friendly.For anyone in search of a place to call home, no matter what your life situation might be, I highly recommend Element at Stonebridge. You won't be disappointed!

Since American Landmark has taken over the management here, this place has been absolutely terrible. If you don't mind getting ignored by the leasing office, or walking amongst the trash and dog p**** or having "fees" added to your monthly cost, then by all means, come and call it "home". I even tried reaching American Landmark's headquarters with 10 different phone numbers and they all hide behind their voicemail machines.

The Element at Stonebridge was the best place I lived at in Richmond, Virginia. I was in RVA for about 5 years and spent more than 3 at the Element. The location is close to the highways so its very easy to get downtown or to the Fan. The facilities were always clean and well maintained. The best part was that my unit was huge and had amazing light coming into the many windows. Going to miss the place and the super friendly staff, especially Joey at the leasing office. The entire staff was great. Thank you all for making my stay incredible!
