Terrific experience! I felt like their only client based on the personal attention I received. Raffi was very diligent and guided me through the process of my most recent home sale and subsequent home purchase in a professional manner. He was very responsive to my requests and his guidance and advice is unmatched.I would not hesitate to recommend Bandazian and Company for any of your real estate needs. They are definitely my go to company!

They are wonderful. Shout out to Sandy. Whenever I needed any maintenance done, she was quick to respond to any issue I had from changing a door knob, having a tree trimmed, to fixing the dishwasher. When I needed to move Raffi was very helpful. I definitely would recommend them.

I hired Bandazian to market and manage my rental property several years ago. After numerous unprofessional or zero responses to concerns, I was told there was an issue with staffing turnover in office. I subsequently learned, while Bandazian was managing my property, that Greta Rose visited my property and despite over 200 nail holes from pictures on walls (they selected a very artistic and talented tattoo artist as my tenant without any consult) and installed shelving unit not authorized (which caused damage) and yard not being maintained per lease addendum, she was communicating to me that all was fine. I fired Bandazian the following year for accounting discrepancies... yep they pilfered money each month and said it was all just a mistake... and learned from the existing tenants that Greta Rose disparaged me as the homeowner stating I was difficult for her to work with.The tenants during their remaining time in the property after I fired Bandazian as managers, continued to send rent late every month and disregard lease addendum about lawn based on direction from Bandazian I understand. When I finally removed tenants and requested photos of the property that Bandazian took during their marketing and leasing, I was told by Greta Rose, in an email, that she lost them. Lost the pictures of the property prior to tenant move in. That her company marketed and leased as property managers.This company is unprofessional, shady with accounting issues, as evidenced by multiple email communications with them, and should not be managing any private rental properties.I would suggest hiring a reputable broker to market property, gather basic info on applying tenants and then have the broker present thechoices to you, as owner, without identifying information. Bandazian did not allow this. These tenants would never have rented this property based on background reports. I wa told Bandazian selects tenants in their own without input from owners once you engage them to market a rental.

We used Bandazian for the sale of our home. The process was easy and very seamless. Raffi was responsive and very informative to us at every step in the home-selling process.He coordinated the staging, photography and listing of our home and checked in with us at every interval to make sure that we were happy with the results.We ended up getting a good offer in the first week of our posting. Even with an offer in place, selling a home can be a long process. Raffi was great at keeping our spirits up, communicating with the buyer's agent and moving us all happily through the closing process.Real estate deals can fall apart for any number of reasons, and we always felt as though Raffi was did his best to make sure that our deal stayed in tact. He's an expert at making sure that cooler heads always prevail, while still keeping our best interests in mind.He is somebody that I trust implicitly to always do what is right for his client.Bandazian & Company is a now third generation family-owned business. They've been in the Richmond area since 1974, but they've been in Richmond far longer than that. Our experience is that they know the area and the market better than anybody and as a result were able to help us get top-dollar for our home.They were able to tell us about the history of our block and neighborhood going as far back as the 1950s. They were even able to weigh in correctly about new developments in our neighborhood.We would definitely use them for any buying, selling and property management deals in the area.

I been going through alot this year and the end of 2019 with my home, But Raffi and front desk been very resourceful and kind to me and my family. Raffi listen and is very understanding. We connect so well spiritually and for advice. He and the front desk person had so much encouraging words for my son on getting his own business and what feilds needed out here. I wish I knew the front desk man name so I can shout him out.In conclusion when I leave Bandazian & Company I feel blessed and at peace. And probably shed a tear. The most amazing humble people I meet.

This company is SHADY! Do not rent from them. They are impossible to contact (6 phone calls, 4 emails and 3 texts) just to get a single reply for one question. And they didn't know the answers to some basic questions (heat? parking? etc). Neither Greta nor Raffi cared at all about us or the property. They misrepresented the process to us and were not professional. BEWARE!

This company is a joke. Greta was the one I was suppose to get in touch with, and I could never get in touch with her. And when I finally would get in touch with her, I never heard an answer back. I really do not recommend this co.

I used Bandazian to manage my property as a first renter. I would never use them again. First of all the property manager never came to my property at all while a tenant was there. The tenant also complained that the property manager was difficult to reach most days. I basically managed my own property while paying them to do nothing. The contents of my contract were not discussed with me at all. I recieved my monthly rent from the company two weeks after my mortgage was due. Although they were able to change when I got paid. Customer service is unheard of as they are more concerned with maintaining a relationship with their vendors as opposed to their clients. I would not recommend them to anyone for property management of real estate. I highly suggest one use a more well known and established company.

I strongly do not recommend renting property from Bandazian & Hughes (new name) for the following reasons, (particularly if you are renting for a college student). The security deposit is about double what you would pay elsewhere. We were required to pay $900 security deposit. Secondly, you will not be able to recover your security deposit when your student terminates the lease, unless ALL of the roommates move out of the property at the same time. This means that your security deposit can potentially be retained by Bandazian & Hughes for an undetermined number of years. On top of this absurd practice, our student's lease was renewed without our signature, and in spite of the fact that B & H had the required 90 days notice of intent to terminate in writing from our student. If you rent property for your student in Richmond, make sure you find a better leasing management company than Bandazian & Hughes. Do not sign a multiple tenant lease so that you are able to have your security deposit returned when YOUR student moves out. Seek a company that offers you an Individual Lease to avoid what has happened to us with Bandazian & Hughes. Kim Holden, the Office Manager, has been pleasant to work with, but recommend you avoid dealing with Raffi Bandazian. He has not been honorable or worked to resolve our issue. He is dismissive.

RAffi and Tania were our agents, and they were amazing. We were first time home buyers and they spent a lot of time with us explaining everything and taking us to houses. We found the perfect house, but it was out of our price range. Through Raffi's impressive negotiating skills, we were able to get the house. I would highly recommend him to everyone. Our friends used Raffi as well and had a great experience and got their house for a bargin. Thanks Raffi and Tania!!
