Upon move in, the apartment was filthy and it was obvious no one had cleaned prior to our move in. The couches were ripped and torn and one of the cushions was broken, the kitchen was filthy, and all of the carpeting in the bedrooms was gross, not vacuumed, and it was apparent they had not replaced it in a number of years. Over the 3 years I lived there with my roommates, we had issues with maintenance and management many times. The maintenance men themselves were very nice and as helpful as they could’ve been, but management sent emails giving notice of entry during days they listed in the email, and no one showed up to our apartment during those days. Instead, they just came at a later time at our inconvenience. A few months before we moved out, they told us they were updating the kitchen and that we had to move all of our appliances and food and dishes out of the cabinets and off of the counter tops. This was not a big deal because it was supposed to take place during spring break, but it did not happen then. Instead of them updating it when they notified us that they would, they came in a week and a half later and were in and out for the next week and a half because they ordered the wrong cabinets and we could not have anything in the kitchen for a month because they chose to update the apartment while we were living in it rather than once we moved out. They did not offer us any form of compensation despite what they said in response to another review. The pricing of the apartment is also not worth what you’re getting. When I originally moved in, it was very cheap and worth it because it’s close to campus and in a central location. However, they have steadily been raising rent every single year without having the amenities to support the price increase. We also had many issues with our appliances, specifically our drier and our oven. Our drier stopped turning on and we had to repeatedly call maintenance because it would work on and off. Instead of replacing it because it was older, we just had to call maintenance repeatedly whenever it wasn’t working. Our oven stopped getting hotter than 295 degrees and once again, rather than replacing it, maintenance was in and out of our apartment trying to fix it rather than replacing the obviously very old model. Upon move out, my roommates and I as well as our parents all took the time to deep clean the apartment and left it much cleaner and in a much better condition than when we arrived 3 years ago. However, we received various charges including furniture replacement that was ripped upon our arrival and stated on our move in form. They charged us for carpet replacement even though there was nothing wrong with any of our carpets other than wear and tear that comes with living there for 3 years. Some of my roommates were charged for blinds that weren’t broken, lightbulbs that were replaced before move out, and a fee for the bathtub/shower that was clean and working fine. I absolutely do not recommend living here especially with the increasing rent prices, lack of amenities, lack of care for residents, and the fact that they will try to squeeze every cent they can get out of you once you move out. Do not be fooled by all the raffles and resident events they have, it was apparent to me that they do not care about you at the end of the day and only want your money.

Terrible experience in my one year living here. The apartment itself was average at best with terrible attempts to cover up damage and the carpets were full of stains (which I had to pay for). Management is terrible and will do anything to squeeze money out of you. An unethical business to say the least. Don’t do it, there’s way better options for comparable and even cheaper prices.

One of the worst places for students to live in Harrisonburg. There were damages present when I moved in that I submitted to them that they still held me responsible for upon move out. The units have tons of bugs and water damage. Their maintenance department even flooded my closet destroying some of my belongings. When my roommates and I spent lots of time to find a fourth roommate and we had found someone, management gave them a lease to another unit to fill an open spot. The washing machine and dryer ripped apart clothing and they did nothing to fix it. When I brought all of this to their attention, they pretty much said not our problem and didn’t even respond to the complaints.
I have lived in multiple student apartments and all of them are managed better so avoid Arcadia.

Stay away from Arcadia.
At first glance, it's a nice complex in a decent area, but management is actively trying to scam young college students who are moving out.
My Girlfriend and two of her roommates lived there for three years. On move-in, there was damage on the living room Sofa & love seat, as well as stains on the stove. The damage on the living room area was documented.
On move-out, my Girlfriend along with her roommates and all of their parents cleaned extensively through the apartment. It arguably looked better on move-out, than it did on move-in.
Now Arcadia is trying to charge them for the documented damage from when they first moved in, along with false claims of "excessive cat hair", and "cat urine". Every carpet was extensively cleaned, and there was zero cat hair, or urine anywhere in the apartment when they turned in their keys. They were also charged for a "heavy cleaning" fee, when again, the apartment was cleaned better on move out.
It's clear Management was already planning on replacing furniture in the apartment, and are trying to squeeze out anything they can from my Girlfriend, and her roommates, to reimburse themselves.
This is not just an issue for them. It's clear through the reviews on here, and FaceBook, everyone is getting charged for unreasonable fees.
Now, Brittany Moore, the assistant property manager, is publicly giving her own Apartment complex good reviews.
She, as well as everyone else on the management team, including Chris Beavers, know what they're doing. They know they're taking your money unjustly.
I hope everyone takes legal action against Arcadia, if the Management doesn't back down on their excessive move-out fees.

Upon moving into my apartment of fall 2023, my toilet seat was broken and on the floor, there was a white substance all over the tub, there were black streaks of paint on the wall next to the kitchen table, and overall the apartment was dusty. Although I appreciate the maintenance man who came quickly to fix my toilet seat it was still extremely disappointing to walk into my first ever apartment that was already damaged. I had bug problems (centipedes) throughout my lease that were never solved even with the maintenance request I have sent in. I would find at least two a day in my bedroom and bathroom. They were huge when I was cleaning out the kitchen. When moving out, there was mouse poop on the back corners on the ledge. my roommates and I always took the trash out once full and never let rotting food. Sit on the counters. .Now that I’m moving out, I am being charged with cleaning fees/damages That some don’t even make sense such as lightbulb replacements, and toilet cleaning. Why should I have to pay for cleaning fees when my apartment wasn’t clean for me and had damages?? I’m even being charged twice for a damaged blind fee that I have already paid but another charge for it is on my portal. I bet the toilet cleaning fee is for the black mildew looking substance that comes from the exhaust fan in the bathroom that leaks into the toilet . I moved out at the end of May so I’m sure there was a black substance in the toilet two months later . When moving into my apartment, it was made clear that no workers completed a check on the cleanness Of the space.

The staff is kind and so helpful. Whenever I come into the clubhouse to use the tanning bed it’s always a nice, smooth experience. The area is always clean and ready for use. Can’t wait for my tan tomorrow!
