Do not waste your money. And if you do, document all damage when moving in. All the “1 star I wish i could give zero” reviews are correct. My girlfriend and I needed a place immediately or I would’ve reconsidered after seeing the poor reviews and the initial showing. There were small holes in the walls, chipped/peeling paint, missing trim, damaged blinds, broken/cracked doors. The main door to my rental area was had been clearly kicked in multiple times before and was so badly damaged that it could be opened by poking the latch with a fork when locked. (This I specifically requested to be fixed for like 4+ months as our upstairs neighbor was a creep and liked to follow my girlfriend around and sit outside our door for hours at all times of the day, took a long time to get someone to speak to him about leaving us alone and to leave our things alone). They instead replaced every other door in our area with new ones and cheap knobs, one of which broke immediately and locked us in our room. Right after getting all our things moved in the tried to get us to move all of our things again so they could paint despite having 10 full days to service the unit before we moved in. The sliding glass door leading to the porch had no latch and is so dirty between the inner and outer panes that we’ve been able to see through it maybe 3 times since we moved in, though they did throw in a cheap folding stick “lock” for it. The previous tenant left things everywhere that weren’t dealt with, the shower was dirty and there was bubbled paint with what appeared to me mold or mildew underneath on the wall over the shower. Instead of fixing this they had someone come look at it and told us we needed to use the vent fan while showering like it wasn’t the previous tenants mess. I have cut my feet no less than three times on exposed nails and carpet tacks in the floor and on the porch. Our toilet will barely flush urine sometimes, the kitchen sink doesn’t drain properly, stove barely works, main refrigerator goes in cycles of freezing things and then letting them thaw or even occasionally get warm. One of the maintenance teams is generally very friendly and personable but incapable of most general maintenance, for example, I had to explain to one of them that bagging a door frame until it cracks to fit a door is not the correct solution (there’s too much of that to mention) the other maintenance service is a pissy old guy, I used the wrong soap for the dishwasher using it for the first time recently which is SURPRISE, also not draining properly. Anyway, guy comes in on Friday at like 3 or 4 pm tells me I’m the problem *partially fair * and then proceeds to dump a bunch of our vegetable oil in the dishwasher, close it, and then watch it pour water and soap across my floor for a full 30 seconds before deciding to stop it. He then bailed and told me I should clean up his mess and sent a $99 charge for not even checking the draining issue. Jeff has so far refused to give me the contact info for this guy, he’s also failed to do about 90% of the things he’s claimed he would take care of. I have nearly 40 dated photos outlining most of the issues here and something tells me I’ll still lose my security deposit, despite fixing some of the issues myself (with permission of course). They also refuse to give us any contact info for the property owner, which is convenient as most of the things they wouldn’t fix in the beginning they claimed would be up to the “property owner”. I could continue for hours but I’ve wasted enough of my time with Rocktown as is.Edit: eagerly waiting for the strangely fast response to all the other bad reviews to put all fault back on the tenant.

They've been good to me. Very nice and responsive. And they work closely with HRHA so if you're on a section 8 housing voucher, these people know how to work with that. And a lot of their properties are pre-inspected so the process is smoother than with a landlord who is new to the voucher system. -- Don't be fooled though! Under the law as of 2023, ALL landlords must accept section 8 housing vouchers as a form of payment. Anyone who says 'sorry we are unable to accept those' is either lying or doesn't know the law. That being said, trying to strong arm a landlord who doesn't want to take one into taking one is very difficult, especially if you don't already live there. So going to these guys can be helpful cause they know what they're doing.

I too would give zero stars. They took $215 out of my deposit for a "clogged shower drain"! IF it was, in fact, clogged I would have cleared it myself which I had to do several times while living there. When we left, it was NOT clogged! And to pay someone $215 for a clogged drain?!? Ridiculous!!

I would give zero stars. Horrible Realty company. Charging for basic maintenance and labor with each visit when they knowingly should NOT charge a penny because they are the owners of the building. The apartment is in horrible state; first month everything is broken kind of a lure to add additional charges for the tenants. Watch out for autopay on the portal--it does not pay when you choose the set date. Rocktown enjoys charging their tenants late charges when initial invoices have never been sent to the tenant. Where are the text reminders???I am in the process of contacting JMU and the BBB on this predatory realtor especially on young adults.

Mona, I find it quite the coincidence that each item you described is what I am dealing with! Thank you for reporting to the BBB. My family took our JMU student to their apartment, cleaned and set up the heavy furniture. My student goes back to start classes and the room is completely undone. Brand new items for her first apartment gone! Being charged for painting and other maintenance that has not been done! First rent check, the company never received and sent an eviction notice and of course a late fee!!!! Funny how my house mortgage check was mailed on the same day and it was cashed, yet Rocktown Realty cannot find payment in the mail. SCAM

Horrible company to deal with. Representatives of the company are either misinformed or simply don't understand processes that they are being paid to handle on behalf of HOAs.When asked legitimate questions they respond with hostility and aggression, an afford no real customer service at all.It is clear that the employees and owners of this company only care about the money they are putting on the bottom line!RENTER/BUYERS/SELLERS BEWARE*Notice how the owners quickly reply to any review that establishes who they really are as a company. They don’t reply to anyone who makes a positive review, but reply to EVERY negative one*

Biggest bunch of thieves and disinterested scammers in Harrisonburg realty. Possess the communication skills of children, which is an insult to children. Do not listen or provide any worth while assistance to tenants. Also took jusssst enough from my refundable security deposit for minor damages and “steam cleaning of furniture” (which I’ve never been charged for before) upon move-out for $0 in refund. Save yourself the trouble. Do not go through them. (*Edit: Rocktown has since replied to my review with excessive fabrications about the condition I left the apartment in. I personally went through the apartment myself and have photographs. The mattresses and rooms I occupied were not “filthy” or destroyed. This is clearly an attempt to dishevel my concerns and salvage whatever reputation they have. Please take a look at some of the other reviews before you sign your lease. They’re obviously worth ruminating over. And this is just the issues I encountered surrounding move out…)

I had decided to adopt one of the stray cats around the area and Julie from rocktown realty and other employees have helped me take care of the cat since. She made an appointment to get the cat fixed, vaccinated, as well as flea medicine. They have come to my apartment to care for the cat if I go out of town. It's been really wonderful how helpful&willing they have been. Just this time around someone even brought cat food even though I had plenty! I'm grateful for everything they have done for me and the kitty.

I rented from Rocktown Realty for two years and can honestly say they are the most personable, and caring realtor company in Harrisonburg. Currently renting from another company (big mistake), I have seen the difference in property management first hand. The current company I rent from does not fix maintenance and does not work with you on personal circumstances. For example, Rocktown Realty understands life happens (when I wanted to Move-in early) and will work with you on moving in/out early and will not make you feel like an issue, but rather a person. They also fix the maintenance issues right away, something I took for granted when I originally lived there. They will fix it the first time (meaning you won't have to call them back out 8 billion times to fix it like other companies in Harrisonburg). Julie and Bernard, the owners of the company, and all of the property management team are personable, something I think other companies in Harrisonburg completely miss out on as a company. A family business, you can tell they really care about there tenants and there employees. Do not take this is amazing company for granted, they care about the community here!

Save yourself the headache and find a new property management company to rent from!We lived in a townhome ran by this company and it was TERRIBLE! Any time I called to get any sort of help they directed me to a new property manager; I think we had at least 6 new managers during the 2 years they had taken over our property from Match Box!We decided to break our lease and move and it was the absolute worst experience and proved that they are nothing but crooks!We paid the fee to put our rental up for someone to sublease and they never kept us updated! They allowed as many people to apply as possible without telling most of them they had already found a renter! Just to get the application fees! We moved out with plenty of time to turn the house around for the new tenants however they didn’t allow them to move in until 9 days after our move - then proceeded to tell us we owed the whole months worth of rent that they would then refund us the remainder of the month. For 9 days? Ya you heard me right! Once I told them I refused to pay them the entire month Sara one of their lead managers reached out via text and threatened to take legal action! I told her to bring it I knew my rights and had my attorney on call!After a texting battle she finally agreed to the 9 days worth of rent as our final payment!It’s now been a month since our move and they never added the rent charge to our account for us to pay and have still not paid us our security deposit!I’ll admit I’m not an easy person when you literally try to screw me over but that doesn’t mean you can keep money that isn’t yours!We still have yet to hear from them for any sort of pay out of our security deposit that they stated would be paid 30-45 days after our moving process was finalized!If you’re looking at renting any property managed by this company DON’T! They are crooks and will screw you too!Edited to add- someone finally got back to me about our security deposit and would you guys be surprised that they are charging us $25! Gave us an “itemized” receipt that stated we had to pay $400 for wall repair and paint after the $275 non refundable portion of the deposit!! Mind you I patched the holes myself and there wasn’t extensive damage for it to have costed that much; we worked hard to ensure it was an easy flip since it was not my first time leaving a rental!Again do yourselves a favor skip rocktown reality completely!

Eduardo is no help. The receptionist made it seem like they would work with people that didn't have the best background or credit score. well come to find out that's not the case it kind of seems like it's a scam to get your money for the applications in my opinion also he screamed at my fiance because he didn't have his cell number listed, he had my cell and his house phone because he works weird hours and can't always answer when they call and we don't have good service at our current house so a landline was a better option. Would not recommended to anyone.

Sleazy misleading company. After reviewing the other 1 star reviews, it is confirmed. They run application scams to get free money, they never take care of the properties actively letting damage happen, mold grow, etc. Then charge the tenants for the issues when rocktown should fix them. Absolutely the worst rental company in harrisonburg, so glad I found this out before applying
