All they care about is the money that college kids bring in not about the tenants most places that charge what they do at least have marked parking spots reserved for each unit NOT ROCKTOWN!! Even though you're a resident that has lived there for years you and your kids get to park in the visitor lot every night and walk up while college kids and their friends that don't even live there get all of the parking. Leaving parents of small children parking the furthest from their home. This has been brought to their attention on numerous occasions they either don't care because they park at their house when they go home it doesn't effect them. Or I guess the paint and stencils to put unit numbers on parking spots just cost to much or to confusing, or it could be that they can't have their nose up in the air while they are doing that. DONT CARE ABOUT PEOPLE THAT ACTUALLY LIVE THERE YEAR ROUND!!!!

This company runs a scam with the towing company at Cedar Point Apartments they make money by towing cars when people just move in and they don’t provide them a parking pass. The towing company also towed personal cars from the owned townhouse.

Well dog has been upstairs that is huge and well over the wight limit and size for dogs and has been barking nonstop since 11am and it is now 3pm. Dog is making his own throat xrack from barking so much. We have called repeatedly over this dog and nothing is done. It's funny thw only people who don't suffer in these apartments are th jmu students. They let these kids get away with murder, and have huge dogs and they trash and don't clean up anything and party all night and no noise ordinance is ever enforced when one is in place after 10pm. Just a horrible horrible place to live. Jmu kid or adult.. we are not paying another penny while we are here. Enjoy money for eviction

Do not waste your money. And if you do, document all damage when moving in. All the “1 star I wish i could give zero” reviews are correct. My girlfriend and I needed a place immediately or I would’ve reconsidered after seeing the poor reviews and the initial showing. There were small holes in the walls, chipped/peeling paint, missing trim, damaged blinds, broken/cracked doors. The main door to my rental area was had been clearly kicked in multiple times before and was so badly damaged that it could be opened by poking the latch with a fork when locked. (This I specifically requested to be fixed for like 4+ months as our upstairs neighbor was a creep and liked to follow my girlfriend around and sit outside our door for hours at all times of the day, took a long time to get someone to speak to him about leaving us alone and to leave our things alone). They instead replaced every other door in our area with new ones and cheap knobs, one of which broke immediately and locked us in our room. Right after getting all our things moved in the tried to get us to move all of our things again so they could paint despite having 10 full days to service the unit before we moved in. The sliding glass door leading to the porch had no latch and is so dirty between the inner and outer panes that we’ve been able to see through it maybe 3 times since we moved in, though they did throw in a cheap folding stick “lock” for it. The previous tenant left things everywhere that weren’t dealt with, the shower was dirty and there was bubbled paint with what appeared to me mold or mildew underneath on the wall over the shower. Instead of fixing this they had someone come look at it and told us we needed to use the vent fan while showering like it wasn’t the previous tenants mess. I have cut my feet no less than three times on exposed nails and carpet tacks in the floor and on the porch. Our toilet will barely flush urine sometimes, the kitchen sink doesn’t drain properly, stove barely works, main refrigerator goes in cycles of freezing things and then letting them thaw or even occasionally get warm. One of the maintenance teams is generally very friendly and personable but incapable of most general maintenance, for example, I had to explain to one of them that bagging a door frame until it cracks to fit a door is not the correct solution (there’s too much of that to mention) the other maintenance service is a pissy old guy, I used the wrong soap for the dishwasher using it for the first time recently which is SURPRISE, also not draining properly. Anyway, guy comes in on Friday at like 3 or 4 pm tells me I’m the problem *partially fair * and then proceeds to dump a bunch of our vegetable oil in the dishwasher, close it, and then watch it pour water and soap across my floor for a full 30 seconds before deciding to stop it. He then bailed and told me I should clean up his mess and sent a $99 charge for not even checking the draining issue. Jeff has so far refused to give me the contact info for this guy, he’s also failed to do about 90% of the things he’s claimed he would take care of. I have nearly 40 dated photos outlining most of the issues here and something tells me I’ll still lose my security deposit, despite fixing some of the issues myself (with permission of course). They also refuse to give us any contact info for the property owner, which is convenient as most of the things they wouldn’t fix in the beginning they claimed would be up to the “property owner”. I could continue for hours but I’ve wasted enough of my time with Rocktown as is.Edit: eagerly waiting for the strangely fast response to all the other bad reviews to put all fault back on the tenant.

They've been good to me. Very nice and responsive. And they work closely with HRHA so if you're on a section 8 housing voucher, these people know how to work with that. And a lot of their properties are pre-inspected so the process is smoother than with a landlord who is new to the voucher system. -- Don't be fooled though! Under the law as of 2023, ALL landlords must accept section 8 housing vouchers as a form of payment. Anyone who says 'sorry we are unable to accept those' is either lying or doesn't know the law. That being said, trying to strong arm a landlord who doesn't want to take one into taking one is very difficult, especially if you don't already live there. So going to these guys can be helpful cause they know what they're doing.

I too would give zero stars. They took $215 out of my deposit for a "clogged shower drain"! IF it was, in fact, clogged I would have cleared it myself which I had to do several times while living there. When we left, it was NOT clogged! And to pay someone $215 for a clogged drain?!? Ridiculous!!

I would give zero stars. Horrible Realty company. Charging for basic maintenance and labor with each visit when they knowingly should NOT charge a penny because they are the owners of the building. The apartment is in horrible state; first month everything is broken kind of a lure to add additional charges for the tenants. Watch out for autopay on the portal--it does not pay when you choose the set date. Rocktown enjoys charging their tenants late charges when initial invoices have never been sent to the tenant. Where are the text reminders???I am in the process of contacting JMU and the BBB on this predatory realtor especially on young adults.
