Copy/pasted the email I sent to REAL property management / Linton Hall Realtors after they charged us $2700 and kept our security deposit:
I have rented with dozens of property managers over the years, and we have always left our living spaces in extremely reasonable shape. In fact, I’m not sure if we’ve ever even forfeited a security deposit. THAT statement alone should make this next even more valid: You are by far the lowest class company I have ever dealt with. I am absolutely appalled with the manor on which this branch of real property management does business. I’ll be sure note terrible reviews with ALL of our networks including real estate agents and renters.
ZERO of the items noted on move in were repaired, barely temporary bandages performed by the handyman, and we had to live with them for a full year. The property was NOT PROFESSIONALLY CLEANED UPON MOVE IN, grease caked on all of the cabinets and above the appliances. You note missing door stopper (which were barely hanging on when we took possession) and charge $150.00??????? That’s a 2000% markup EASILY. Who is making these prices up? Bottom line, you expect a tenant to do YOUR JOB as the management company, essentially renovate the house move in ready for the next tenant, and pay for professional services that are incredibly inflated. SMALL NAIL HOLES AND PLASTIC ANCHORS IN THE DRYWALL ARE NOT EXCESSIVE WEAR AND DAMAGE. Plain and simple, this is highway robbery. You know it, I know it, and I’m not sure how you guys sleep at night knowing these are your policies.
Consider printing this email out and posting in your office so all the faculty has to walk by it every day, knowing these are the standards of the company in which they work for.
- Terrible communication and response time
- NO FLEXIBILITY when a responsible and always on time with payments tenant was in a situation beyond our control to extend lease by just a few days.
- Unprofessional and half done “repairs”
- Price gouging at the HIGHEST level
- Selective resources, ONE OPTION for cleaning companies and landscapers which I wouldn’t at all be surprised if those companies were under real properties umbrella.
I’m all for companies making a profit, and we appreciate big companies taking on the risk of ownership so that we can keep our expenses low and rent from them, but we expect people to do what is RIGHT. This situation is far from right, and you’d be just as disgusted as I am if it were to happen to your son, friend, or even distant acquaintance.
I hope you guys improve on your business practices, or real property (perhaps just this franchise) will soon be just another failed company because they weren’t humble enough to follow the golden rule.

This is the second home of mine that Heidi Ludwig has listed. She is knowledgeable, professional, and thorough with excellent communication skills. She thoroughly explained the listing process. My home went under contract within 3 days of listing. The purchasers wanted a quick closing so there was a lot to do in a short amount of time. Chad Hollingsworth was superb in assisting in the sale of my Mom’s condo. Given that my mom had recently passed away it was a bit hard for me to think clearly but with Chad’s gentle guidance and with his resources the process was as painless as possible. An added complication was that that the condo was an hour away which meant that any activity associated with the getting the condo ready to put on the market was time consuming. Chad handled all these activities seamlessly. As an example, during the process of getting the condo on the market we had the surprise of water damage caused by leaks from an upstairs unit’s water heater. Chad swung into action providing resources and managing the repairs to get the repairs done in a timely manner so there was minimal delay. Chad’s market analysis for pricing the condo which was spot on and we had an offer the weekend after going on the market. Chad’s guidance during negotiating with the buyer resulted in a $10,000 increase from the buyer’s offer. I would highly recommend Chad for any real estate transaction you might be considering.

Dave Milsner was our realtor. I've never in my life experienced a sale as fast and easy as this one. Dave was very personable and was very detailed in the sale process, so we were well informed before we listed our home. The house was on the market Friday, and we already had offers by Sunday way above asking price! We had a great experience working with Dave Milhiser and Linton Hall Relators.Our journey with Dave started when a few months ago I called the company asking to speak with a Realtor with a general guestion. The receptionist gave me Daves cell phone number and said to call him. I called three other Real Estate companies that day and all I got were the agents voice mails. I called the number given for Dave and to my delight he answered. His willingness to answer my call and give me his time on the phone, (when at the time we had not made a decision to list), was the reason a few weeks later I called him back to book an apointment to meet. It took another month to get the house ready, but communication with Dave in the meantime was good.From the time we listed our home until our recent settlement the entire game plan and transaction played out just as Dave had layed out for us up front. We were able to sell our home for a lot more than we asked, and also were given the extra rent back time for us to get ready for our out of state move, and begin the next exciting chapter of our lives.My wife and I both recomend Listing the sale of your home with Dave Milhiser and Linton Hall Relators. Oh and by the way working with Linton Hall also saved us several thousand dollars in commision. We were extremely satisfied with his support and expert guidance throughout the listing period, which he predicted would be short and which, in fact, turned out to be so. He was very helpful and had done a thorough analysis of real estate marketing conditions in listing our place for sale and providing the right advice to us about how best to sell our residence. It was easy to reach him at any time during the sales period to answer any of our questions. Working with Linton Hall Realtors was a great experience, particularly working with Heidi Ludwig. Heidi was knowledgeable, skilled, and thorough. We chose her because of a referral, and it proved to be an extremely productive experience. Heidi took time to go through the procedures and explained them in detail. She answered all questions and was never too busy to take time with us no matter how often we called. 5 years ago tried to sell out house. After using 2 realtors ended up with one lowball offer with bad experiences. This time after some researched chose David Milhiser. We live in Florida so needed help and David provided it. He provided 110% of the help and support we needed to get the house ready. He helped with direction and details preparing the house. Quickly got offers, walked us through the prosess and provided the closing help needed. Highly recommend David. You won’t go wrong.
