Awful. I was hoping to rent one of the townhomes in the Bells Run Complex, for my new intelligence position at Quantico, but the management team dragged their feet, and kept requesting documents out the wazoo, so I could not start my new job! They kept requesting documents, vet records, 3 years of work history, employer references, etc. My god it was more than a background check for most jobs in the intelligence field! hahaha.

Carmen Gensmar is by far and way the most helpful and responsive maintenance coordinator we have ever worked with. She is prompt, professional and just a pleasure to interact with. She has made our rental experience extremely easy especially when we've had any issues. Highly recommend working with her!

Like some other customers have stated. No response. We bought a house that they were managing. They said parts for the toilet and stove were on order and would have arrived 3 weeks ago. The previous owner stated that he was charged for the parts. Several calls made to their office. No one ever picks up the phone. Vmails and texting were also made to the manager’s cell phone. No response. I would recommend doing business with someone else who wants to work for the money you pay them.

This should be zero stars. Do not rent with them. They will nickel and dime you and take all your deposit. Disgusting. We are a military family and they totally took advantage of us.

I have been very satisfied with the way this office has managed our properties since 2015. Dawn Josemans and her team are doing an outstanding job to protect our interest as landlords while always being courteous and responsive to tenants' requests. Communication between landlord, the office and the tenants is flawless, smooth and efficient. I have entrusted them with the management of FIVE properties and am working on acquiring additional ones which they will manage. Dawn and her team are professional, ethical and highly efficient. The contractors they work with are honest and qualified. I disagree with the negative comments I am reading and I would highly recommend Coldwell Elite Banker of Fredericksburg to anyone seeking serious and professional property management.

Called before and left a voice mail inquiring about a property for lease and never got a response. Now no matter what number I call it says that the voice box and full and can no longer take any more messages. I wonder why!!

There is no rating. This is the worst company to try and lease with. I have been looking for a house to rent and there are several properties that a lady named Barbara gave me to look so I drove around and called every number on the sign they had on the outside. Three were already signed so why was the sign still out there giving people false hopes. Then I contacted them again and they gave me a leasing agent named Pam and she will never respond to her voicemail messages I left. I've called the office about her five times before she gave me a call and asked about my credit score and my husband I called her right back she didn't answer so I left a message and it's been a week later and still haven't heard from her. So I will take my business to another company who knows how to answer calls!!!! They don't deserve any stars but we don't have an option of zero

Do not do business with Coldwell Banker Elite, Fredericksburg, VA. Their 'buyer's agents' do not represent the buyer. We purchased a lot and learned after the fact that the lot price was inflated FIVE times over the price paid by the previous owners only a few months earlier. In addition, the CB Elite agent never advised that the lot required 50, 70, possible 100K dollars in site development costs over the price of the lot - before also paying for house construction. When we reported this and other matters, like a false claim on the CB Elite web site that an official 'perk test' was done at the lot (none was), the managing broker wrote us and denied any wrong doing. She directed us to use another brokerage to re-sell the lot we bought in good faith. Avoid this company.
