They were horrible and I suspect corrupt. I'm so glad I finally fired these guys.
The incompetence is just at so many levels. Failing to tell me that the next door neighbor had installed a shed on my property for more than 2 years! Taking almost 2 months to advertise the property, and almost 3 months to get the turnover work done. They tried to charge me more than $1000 for their pet roofer to fix a problem that was only caused by misplaced insulation. And, the roofer was the one that moved it out of place. Tried to charge me $2000 for gutter work that wasn't needed, then allowing the roofer to take the existing gutter guards off the roof, and claim that I should pay the $2000 to replace the ones they destroyed. Then, 9 months after I fired them, came up with some kind of bogus "lost bill" that I needed to pay. If this isn't the most profound incompetence, it's likely fraud.

The broker from this office is completely uninterested in their clients.
I have read many reviews in my life and always laughed when people complained they could not leave zero stars. Today I learned exactly how they felt.

If you do use this firm be sure to hire an attorney to represent you because I can assure you this team will not. So many mistakes were made I missed a few that had dire repercussions to my family.
They all throw out terms like “we have your back “ to manipulate you. Tim Harris is well meaning but is inexperienced. Sara hurst is very good at manipulation and making empty promises and then calls you names behind your back .
After watching this all play out I have traced the problems to the master of manipulation and callus disregard to the broker who takes very little to no responsibility for his team’s mistakes. They admitted to clerical errors and still tried to manipulate me into paying for their errors.
I was the seller and the buyer agent did more to help me than the entire Caldwell team. Beware

There have been several houses my partner and I have been interested in, in downtown Fredericksburg. For some reason, these colonial houses that we love so much, are all through a realtor named Allison Graves. She's completely awful. We've tried calling her and emailing her so many times, just for her to ignore us. I cannot believe the unprofessionalism!

Clay Murray has officially spoiled me for every other realtor I will ever use. He was amazingly attentive and on top of everything the entire time. He always listened and helped me talk through things instead of pushing me to make a decision or making me feel rushed. If you are looking for an agent who will represent you, DO NOT hire Tom Smith at Coldwell Banker! As a seller, I literally thought he was representing the buyer, certainly not us. All he was concerned about was "closing the deal", because he told me this out of his own mouth. He never offered any help, advice, or guidance during the sales process. Do yourself a favor, look for another agent !
