This company is a joke. They took over our HOA and I literally can’t get them to answer the phone or respond to an email. We had no choice in them taking over the HOA and now we have literally no way to contact the people who we pay a large fee to every month. Issues go unfixed.

Caught my leasing agent, Clyde Patterson, lying about one of the items on my security deposit deduction statement. He charged me for repairs that were never done, trying to squeeze extra money from me.When I confronted him on this, he finally admitted to the lie, but ignored me when I asked to go over other items on my security deposit deduction statement.Rent at your own risk. The entire staff (especially Clyde) are rude, unprofessional, and non-respondent, and have a history of manipulating tenants for extra profits. Clyde’s emails were often illegible and barely written in complete sentences.They also do a particularly poor job maintaining their properties and responding to maintenance requests. When I tried to move in, they even gave me the wrong keys, and it took a week and several emails to Clyde for them to correct this. Real Property is the closest thing Charlottesville has to a slumlord. I’d strongly recommend saving yourself the headache and renting elsewhere (Woodard has been much better for me).

Avoid this company at all costs. My leasing agent Kristina Ott essentially ghosted me after I put down an extortianante holding deposit which she assured me was refundable ( I decided not to go through with the lease). In the two weeks since I informed her that I did not want to go through with the lease, the company has been completely unresponsive to my calls and emails enquiring about the refund, which I have yet to receive. Now I think I am going to have to go to small claims court to get my money back, ugh.....

The Villas of Oakwood Condominiums South Unit Owners Association, Inc. is poorly managed. Issues unresolved for months in a raw. Very poor communication and mostly no actions taken.

So sorry to hear all the other reviews but I've had the most positive experience with Real Property Management. Patrick Collins is one of the most professional community managers in the business and super responsive. He provided excellent customer service and I will not hesitate to give this company a call when I expand my portfolio in the area. Patrick, thank you for all that you do.

they they rent apartments and houses,as well as real estate had no problem with them when i rented one of they apartement they managed at that time! I really recommend this one if you are looking for a place in Charlottesville Virginia!Yes they still have issues to fix and to take care of their relationship with customers!

I had an awful experience dealing with Real Property Management Inc. We were unable to get the lease notarized in time and requested the deposit back as we had been approved through a different company. It’s now been almost a month and I have not received the refund nor any update on when I can expect it. I would highly recommend going through Woodard Properties instead as they were much easier to deal with.

In the beginning it was a great place to live and rent from. New management had no concept of confidentiality. Would talk about tenants to other tenants.

I have been a responsible tenant with the real property . Although, their incompetence will drive anyone lose their patience. These guys are not at all professional. To begin with, the unit I have rented never had a filter in the HVAC to begin with. They sent a maintenance technician without any notice on a Monday morning 8:30 am banging on our doors when people are busy rushing to work! When asked, the replacement filter was sent to the wrong address (how competent!!) and they blame it on you for being it as your responsibility.The dish washer was leaking since day 1, and was never never addressed, the maintenance technician who left with a note: I'll comeback when the parts are ordered never mentioned whether to continue to use it or not!!Coming to their rental portal, they will charge you additional processing fee (so 1990s!!) and the portal says your rent is due on the 6th, while they make you sign the lease that says your rent is due by 1st and charge you a late fee. When you drop a check in their white box, there is no way for you to know if they have received it or not.One a scale of 1 to 10, these guys are mother of incompetence!!

They lost our move-in inspection form and didn't take ownership of their mistake, they charged us $218 for a normal wear-and-tear repair on an old, cheap refrigerator part, and they failed to return our security deposit in the 45 day window required by state law. Now they owe us the full security deposit, and it's been 98 days without receiving it. We have reported them to the Better Business Bureau and we may file suit against them as well. I've seen that other people have had similar experiences to ours.Unprofessional, poor communication, gaslighting, and I'll add illegal negligence as well, with this gross violation of Virginia state law with regards to the non-payment of our full security deposit.If you have to rent with them, document EVERYTHING, and be prepared to go to court against them.If you're a property owner, look elsewhere if you want your property managed well and if you don't want to be named in a lawsuit.

Of course not even one word of apology from those scumbags. We have reported them to the Better Business Bureau and we urge anyone else having similar issues to take that as a first step if they won't resolve the issue with you directly. I second the experience Jack had - unprofessional, poor communication, gaslighting, and I'll add illegal negligence as well, with this gross violation of Virginia state law with regards to the non-payment of our full security deposit. If you have to rent with them, document EVERYTHING, and be prepared to file complaints with the Better Business Bureau and even go to court against them. If you're a property owner, look elsewhere if you want your property managed well and if you don't want to be named in a lawsuit.

I didn't like it because the case didn't have respect to go from one to one's room. another thing many cockroaches avian many spiders the air does not work I never enter the room the air I would like them to be more attentive to catch more people Well, I would like you to keep it tighter. I had my daughter who was only 12 months old. She did not get air at all. I would like you to give me the deposit that you give me the aptm I do not give it but yes please door (((((9)))

My apartment floor was flooded with a rusted pipe that was covered up with renovations. I found black mold in my pantry. I hade to put myself up in a hotel for two nights because they refused to. This happened July 9 snd today July 28 my apart is still like this in the pictures. I have spiders and centipedes crawling everywhere every day. They told me it's my responsibility to hire a pest control company. They have entered my apartment numerous times without notice and let my dog out then chased him out if my neighborhood. I finally found him on my ow 28 hours later. I got no help from them and no apology. If you like renting from slum lords your athe right location.
