Avoid the Lark if possible. I had a nearly identical experience to one of the other tenants who recently left a review. When I moved into a new unit within the Lark, it was absolutely filthy, and the previous tenant had left all of their trash, plates, food, etc. behind. There were also damaged spots of paint in the unit when I moved in. They evidently did not inspect or fix any of this before I moved in, and I had to request that they clean the room so that it was not in disgusting shape. They did not repaint or fix any of the damage done by a prior tenant before I moved in.
They are now trying to charge me for damage done by a previous tenant, and for trash removal fees for items (s)he left behind. Be wary if you must live here that they are likely to try to charge you for problems that you did not cause, and are unresponsive if you try to dispute the charges.
Be sure to photographically document very thoroughly every wall and piece of furniture, not just evident damage or problems that you see upon move-in--they are liable to do everything they can to charge high rates for issues that you did not contribute to. They are charging me for a "full paint" when there are the aforementioned damaged areas that a previous tenant left behind. I left the bedroom/bathroom I was in cleaner than it was when I first entered the unit, but they are charging me for cleaning as if I left it in disrepair.
Perhaps worst of all, they failed to accommodate my need to leave a roommate who consistently made me feel unsafe for months before finally taking action to move me to another room.
Also worth noting is the Lark performs inspections with unreasonable frequency, leading to a living environment that does not feel private or peaceful. The desk staff are all kind and helpful, but the management and stipulations in the lease are likely to cause problems. Again, try to find somewhere else to live if you value your peace of mind, if you believe that you should not be charged for other tenants' actions, and if you value your finances.

Management has really improved since I got here 2 years ago!! Staff is all incredible helpful and welcoming, and I was able to transfer my belongings directly from my old unit to my new unit when I transferred, which saved me so much hassle with finding a storage unit, etc. Shane and Ryan, some staff helped me move my furniture on move in and overall went above and beyond and made sure I had everything I needed. Danielle the manager is always more than willing to help if there’s an issue! The building is also very well kept and CLEAN(!!!!!) and any issues we have with repairs are resolved almost immediately which is great. Definitely recommend Lark above the other apt buildings in the area!!

After failing to notify me that they had moved up my move-in date by a month until the day of, I moved into my apartment only to find trash, broken blinds, broken window screens, and general dirtiness/splatters. I have attached pictures from the move-in inspection. Now, upon move out, they are trying to charge me a "cleaning fee" when I left the apartment in much better condition than I received it. Cannot recommend.

Great place for students to live! Management is so nice and helpful! I love the location as it’s so close to the hospital and UVA campus. The study room has been a lifesaver for me this semester! Lark is a great place to live!

Have lived here for a year and am releasing!! Great management- very friendly, personable and communicative. The amenities and location are great for the price. Also maintenance is great! They’re very quick to fix any issues!! Definitely recommend living here!

My daughter's experience here has been incredible. Clean and new facility. My daughter put in a maintenance request and within 30 minutes, a staff member had fixed her issue. Very impressed.

If I could give them 0 stars, I would. I would certainly recommend considering somewhere else to live in. Terrible management, disgusting apartment, absolute garbage. The majority of the positive reviews are fake, so don't get fooled by the already terrible rating.
