Going on 4 days without a fridge also a drainage problem also I didn't know it was the tenants responsibility to make sure the outside area stays free of any nature debri as to making sure the DRAIN doesn't clog and running and emptying dehumidifiers morning and night, well durn they should of hired me for maintenance

Braden Property is the WORST! They want you to pay $55 for each app before you even get scheduled to view the home. I went ahead because I had little to no time to find a new home. I just recently put in an application for 3 tenants whose credit scores are well over 640. I submitted two on Thursday which was a day before July 4th & left a message stating that the last application would be submitted by the following Monday. By Friday I received an email of our credit reports one of them stating that the credit was below but on my end, I had already had a copy of my credit by the same that they used and it was incorrect. On Sunday at 2am I received another email saying that we weren't approved but how so if you hadn't received all 3 applications? If the office is closed how can you make that call? I called Monday morning to double-check everything and the lady in the office said that I should've received an email if the third application wasn't completed yet. I felt like it was just another SCAM!! I asked for a refund and was denied. The house I wanted had been online for over 55 days with an affordable price and you're telling me NOBODY is qualified? It just doesn't make sense. She also said that a couple applied days before me and got the same results. I honestly feel like I've been discriminated against the color of my skin. I've never known to show a copy of your ID before you even look at the property. I feel this company just takes people's money cause I've heard too many of the same stories about Braden Property by friends and family. I highly WOULDNT RECOMMEND this company!!

Dante helped me immediately with my AC issue. He was up late at night giving me updates and constantly following up with me. I really appreciate him going above and beyond to get my AC fixed! He was professional, courteous and extremely helpful.

They took my application fee and ran with it. They said they tried to contact my landlord to get a reference, my landlord said that they were not aware of any calls asking for a reference. Scummy company, be advised and stay away. Thanks a lot Phil!

I recommend that you look elsewhere for a property manager. At first we received good service but as the years went by the service became worse and worse. In the end, my 81 y.o mother got stuck with another big bill due to bad tenants. The problem was the manager knew that these tenants were destroying the property and did nothing about it. When this company was notified of our intent to leave them, they did nothing to help my mother get the money from the tenants that was still owed to her for bills already paid by her. Shame on Braden Property Management. We give them a ZERO.

I would rate it 0 if possible. The owner and managment team are terrible at their jobs. The turnover is pretty high, so you will likely meet many property managers over the span of only a few months. I believe this is a reflection of poor managment at the highest levels as some of the property managers were good and actually moved on to better positions elsewhere. For instance, we had mold in our bathroom that the owner said my partner should clean and which ended up taking more than a year to fix. They also replaced the roof but it leaked horribly afterwards. The windows are drafty and they won’t fix them because they need to be replaced. Overall, 32 University Circle is a nice location and the building has great potential. However, I would suggest the actual owner of the building find a different managment company: Braden Property Managment is just not good.Lastly, they will try every trick possible in order to charge as many ridiculous move-out fees as possible.Edit: 8/8/23Thanks for the response but that is not me. Furthermore, I find it extremely inappropriate and unprofessional that you so willingly shared a tenant’s name before verifying who wrote the review.

A HUGE shout-out to Braden's Anthony Caldwell who helped us navigate a tricky change of tenant on our multi-renter lease. Anthony leaned in with outstanding customer service, patiently explained us the process, kept us apprised of progress, and alerted us to deadlines we needed to meet. So prompt in his replies, Anthony always made us feel valued in our interactions -- a rare quality in professionals nowadays. Thank you, Anthony, for a job above and beyond well done.

Highly recommended. Having moved to the area from another city I didn’t know the good areas. Braden has properties in all the nice neighborhoods, nice homes for a good monthly rate, they took care of any maintenance issue I had with the home in a TIMELY manner, and the staff is great. Thank you Braden.

I am an owner of a property under management with Branden.Recently there was a change to the contract agreement with Braden and while initially frustrating I did receive a personal call from the owner discussing options and the reasons for the change. While I do find changes like this frustrating given the tight margins running a small property business sometimes they are necessary and this change was the first in 6+ years during which I have received only the most professional services. While this change may require me to change the way I operate I would still recommend Braden to other property owners.

I have lived in one of Braden's properties for about three years now. They are very responsive to any issues that come up, and the website portal that residents use to pay rent and put in maintenance requests is easy to use. It has been a great experience!

Violated by civil rights by denying me basic need of housing!! Discrimination. I wonder if the people in the office make 3x monthly rent or if their credit is a 650 or higher. Not that it’s an issue for me but I was denied because I have a section 8 voucher. I don’t understand what’s so wrong with accepting the voucher? It’s guaranteed payment. But to not accept and deny rental is discrimination!! Just had my intake with legal aid and we do indeed have a DISCRIMINATION case.. it doesn’t matter if you’re a property management company or not you’re representing more than 4 properties you have to accept the voucher!! Federal law supersedes company policy any day!!

I rent a property from Braden for 9 months. The overall experience is very good. The manager Mallory Napier was very responsive and professional. The move-in process, maintenance etc. were well managed. A couple things I think may be helpful for the upcoming tenant. I rent an really old property (in a cheap price). The equipment in the property is OLD, hence easily broken, which means the charges to replace them will be on you because routing maintenance only includes the cost of repairing. Due to the same reason (aging of the property and equipment inside), the move-out cleaning and other cost (like equipment replacement) is not a trivial bill. The utility bill (water/power) was also large because the old building not really energy efficient.
