My experience with BMG has been no less than stellar, great people, timely response, and an example of a well oiled machine when it comes to property management. Based on my experience thus far with Wynn and Andrew, this relationship will last a long time.

We have used Bay Management for 3 years to manage our rental in Arlington, Virginia. Their extreme negligence cost us thousands of dollars, and their refusal to accept responsibility is extraordinary. They should be avoided at all costs.
For a few years, Bay Management was tolerable, if not the most competent management company in the world. Then this past July, they cost us thousands and refused to accept responsibility for their blatant mistakes.
The incident began when an HVAC drain pipe in our basement utility room began to back up. Our tenants caught it quickly and let Bay Management know. For reasons passing understanding, our property manager told the tenants not to worry about it and cancelled a work order to address the problem. The following day the tenants reached out again to the property manager, afraid that the HVAC would short out from 1.5” of standing water coming from the drain.
Only at this point did anyone from Bay Management notify us, and of course we told them to immediately get a plumber and water remediation. If Bay Management had just responded when they should have, there would have been no damage and nothing required other than snaking the drain. This is, of course, the point of having a management company. To ensure things like drains backing up get promptly addressed so that problems don’t get worse. Bay Management not only failed to address the problem in time, they affirmatively cancelled a work order to address the problem immediately.
But it gets worse. Bay Management ordered water damage remediation for the surrounding carpet, but conspicuously did not send us the invoice for that remediation until we demanded it weeks later. They then revealed that they had paid almost $5000 on remediation without telling us, when it should have cost a fifth or sixth of that. We know this because we had gotten remediation for a water problem the year prior due to an unrelated HVAC failure, and the price for remediation was $850. So Bay Management spent 6 times as much as we were expecting without ever notifying us.
Then, when we explained to them that we expected them to handle the expenses because they had both (1) caused the problem and then (2) wildly overpaid to address the problem, they demurred, obfuscated, and tried to confuse the issued by pointing to supposed past problems with "moisture" in the utility room. All of this, somehow, absolved them of responsibility. They said, for instance, that there had been problems with "mold" in the past. Setting aside that the problems with mold had been addressed, mold obviously had nothing to do with flooding water, Bay Management’s failure to respond to that, or their wildly overpaying for remediation.
We have never had a worse experience with any service company (really, any company) than with Bay Management. They made egregious, inexplicable mistakes, compounded those mistakes by overpaying to address them, denied responsibility, and then tried to squirm out of responsibility via a series of excuses that were pathetic at best, misleading at worst.
We do not know how these people live with themselves, but please do not put yourselves in their care.
Edit: I want to take a moment to respond to BMG’s reply to this review: it proves the point, as it’s yet another attempt to obfuscate and confuse. There is nothing complex about a drain backing up. When water is pooling somewhere, damage is sure to follow if action isn’t taken immediately. Their claim that this situation was addressed the same day is a bald faced lie. We have an email from the property manager on July 19th at almost 7pm stating she cancelled the work order the tenants had submitted the day before. No one was dispatched to the house until late the following day when we were finally notified of the issue.
And notice that they don't even try to justify spending 5-6 times as much on remediation as

Chose BMG NOVA to manage my rental home 2-3 months ago. The experience has been fantastic so far with a team of knowledgeable titans to call on forcsupport. Pre-move in maintenance and aesthetic touch-ups were coordinated and completed smoothly. Only 2 weeks to screen and select a tenant and another 2 for them to move-in at peak moving season.
My only gripe so far is solicitations and promts to post a review of the company every step of the way. Admittedly, the robust online presence was how I was able discover them, but perhaps give clientd a year or so to evaluate the entire experience before unleashing AI on them to post reviews.

The communication was absolutely terrible! They never answer calls or messages. I applied for an apartment and waited a week, then decided to check on the status of my application. It turned out that no one was reviewing my application, and I lost the apartment. No one seemed to care.

My Property Manager, Nerissa Gagarin, is the best. She works with you, is great at communicating with you, and is very professional. For any questions or concerns, she did her best to respond, even after the office was closed. Nerissa Gagarin is amazing and the best PM I've ever dealt with!!!!

Absolutely terrible management company with no business ethics. They are a predatory company that will use every trick in the book to rip you off. If you have a choice you should definitely steer clear of this company. When you sign a lease with them they make you agree to a rider that pushes their insurance company and filter replacement services, etc. at an exorbitant extra cost. Even if you provide proof of insurance they will claim minor technicalities to charge you anyway. This company is a total scam and they are absolutely out to rip you off!
Thank you for your reply, even though your reply is completely ignorant of the facts. I did read through the literature and I did opt out and I did notify my property manager. I sent proof of insurance to my property manager as I have always done but this time I was informed that was not good enough. I was also required to upload proof of insurance through your website, which I did, two months prior to the lease renewal date. It wasn't until after the lease renewal date that my property manager informed me that you were claiming that you didn't receive the proof of insurance. I then provided that insurance certificate for the third time and proved that there was no lapse of insurance at all and yet you chose to assess a bogus fee. When my property manager asked you to remove the fee your company refused. If you were an ethical company you would have waived the fee, knowing full well that there was no lapse of insurance. Therefore I maintain that you are indeed fully intending to rip off your tenants.
