I have lived here 29 years. It's a great community to live in with lots of services most communities don't have like a pool.

Very nice, homes are kept very neat and the grounds are well maintained. Some homes are on the older side but that's to be expected. There are play grounds, swimming pool for summer, basketball court and a large open well maintained playing field for soccer. All in all a nice neighborhood.

They charge outrageous lot rents, cars parked everywhere on the roads, kids are disrespectful

Stacy is VERY unprofessional and rude to her tenets especially the elderly. Lot rent is almost $900 a month. All you hear all day and night is cars with loud pipes and loud base speeding up and down the road. There's no point in calling "management" because nothing is done about it. I highly suggest you go elsewhere!

It's quiet but people cannot drive in this area. They sped right thru the stop signs like they don't exist.

Lot rent is rediclious high management is rude and non compliant when a reasonable accommodation form is filled out they deny it they fine you for stupid things suchs as leaves in your yard, lawn over 4 inches tall the policy rules of 1 pet per household and breed restrictions only apply to certain people in the community even with an accomdation form they're crooked money hungry and ignorant

It’s a good environment overall, lots of families and fairly peaceful. However, the water goes off all the time with no prior notice and stays off for sometimes as long as 1 1/2-2 days. It’s not drinkable despite the assertion by management to the contrary, people who have lived here a long time still don’t trust it because it is so full of mineral deposits that are visible on everything it is used on or with. Currently, the water went off sometime yesterday evening and it’s now 1pm with no change. I usually fill water bottles to at least flush the toilets but they’re almost all empty now and during the COVID problem no one is able to wash their hands, take a shower before or after work, or clean anything in their home. No one wants to pay $700+ a month to be randomly and frequently plunged into 3rd world living conditions.
It’s unfortunate that this ongoing problem has to ruin an otherwise nice place to live. It isn’t especially cheap and certainly the owner or owners are making enough money to make sure that the residents can have the very most basic things that they are paying for every month. In fairness, since the owner doesn’t seem to be concerned about it (it’s been happening for years, when the system was being “repaired “ it was off for 2 or 3 days) it’s only fair that residents should be able to deduct the cost of bottled water for each day it’s not working. $20 each day for each resident on the lease seems fair.
I’m sorry this has been so long, but any potential residents should at least have fair warning, most current residents did not before buying the home or entering rental agreement. And yes, I’m incredibly frustrated as this is the second time this has happened just this week, it’s hot and I just would like to be able to take a shower and go to the bathroom, maybe even go crazy and clean and get some laundry done. Oh what hard water with frequent outages can do to a water heater by the way, as well as fixtures in sinks and bathtubs and washing machines..my washer is currently on it’s last leg. I don’t own one, but I imagine dishwashers see damage as well. Ice and water dispenser type refrigerators would be a total waste here.
Apart from all of that, it’s not a bad neighborhood and it’s not really super expensive (but not super cheap either,) and people here, including management, are generally friendly. So if you’re unable to afford something else, and you like the area, it’s cost efficient if you buy a mobile home. Rental would probably even out with other places that are likely to have reliable running water ?
