Ava Ballston square is a nice place to live! Especially for those who recently graduated college and want a great community. Maintenance is super sweet. I had Hosia come today to fix some issues in my apartment and he was an absolute delight to work with!

Marcial provided excellent service in minor and major repairs. He replaced the washer/dryer machine in my unit. Marcual is very nice, polite and highly professional. Everything is always completed promptly and to a high standard.

Alejandro was excellent. He has done a number of jobs for our apartment and he is quick, efficient, and skilled at his trade. We have put in a request and within 24 hours, he has fixed it! We are so thankful for him! :)

My husband and I are relocating to the area and we're dashing through several apartments viewings to try and settle on a place. The leasing staff at the AVA Ballston were very accommodating to changing our tour schedule and viewing units early. Katie was especially helpful even with my husband's non-standard apartment questions. Though we ultimately did not choose to rent here, they were our very close second (and due to the unit, not the staff). I would recommended taking them into consideration in your hunts.Thanks!

These 5 stars are for Mercedes at reception!!I’ve been working 12 hour days for the past few weeks and have not been able to stop by to get my new parking decal. Last night, I went to reception with hopes that I could get my pass even though it was past leasing hours. Mercedes made sure to let me know that it was not the normal process, but she was aware that tow trucks had been in and out of the parking garage over the past few days and wanted to help everyone out and prevent it from happening to them. Without passing any judgement, she assisted me in getting my new parking decal so I could place it as soon as possible. It was not her job to do so, but she went out of her way to help me.Right as I went to put the pass on my car a few minutes later, a tow truck was getting ready to strap my car up. With Mercedes’s kindness and willingness to go the extra mile, she saved me $150 in towing expenses!! It was late at night and I’m sure she had a long day, but it didn’t stop her from helping me out. People like her are the reason I stay living at Ava Ballston Square!

Been here for 4 months and really like it so far! Nice facilities and space for reasonable price. Staff is always really helpful and meticulous. Shoutout to Mercedes, Juan and Mikaela!

My stay at Ava B Square has been amazing so far. I moved in about two weeks ago and the staff have all been wonderful. The young lady in the evening Mercedes was very helpful. I wasn't quite sure how to use the service elevator and she took her time to guide me through the process. All in all, I would give this property a 10/10

I have lived here for 2+ years now and feel like 4 stars is a pretty fair assessment of AVA Ballston Square.Pros:- Great maintenance team- Great amenities- Fair rent for the area- Great and safe location. Grocery stores, bars, and metro all within walking distance.Cons:- The balcony construction sucked and there is no way around that. My only real complaint is that we were not informed about the balcony construction upon signing our lease. Construction is loud and that is tolerable to a point, but you have to warn people before they sign a lease. That is all.

I have been living here for a little over 2 months now. Moving from Crystal City I did not know about this section of Arlington and when I found it, I knew right away that this was what I was looking for. The walkability to bars, shopping, restaurants, grocery stores, what ever you need you can walk from here. I started looking four months before moving in and I think I toured every apartment complex in Ballston, Clarendon, and Courthouse. AVA Ballston Square was on the list of apartments I viewed on day one and while I viewed all the others, something kept bringing me back to AVA Ballston because I would see something somewhere else and would come back to see if AVA had it. Most things they did, only one thing they didn't which I was kind of spoiled to have at my last apartment (coffee machine in the common area free to tenants which I have come to learn is pretty common in apartments in this area). Every time I came back, the leasing office and concierge was amazing, I never felt like I was getting on their nerves as they took the time to thoroughly answer any questions I had and they were up front and honest about any concerns I may have had in a new apartment.The construction didn't bother me as much since I understand it's for the betterment of the overall community but I haven't had to deal with it as long as some of the others who have left reviews but it's over now and they have a big end of construction party to celebrate, they had to tolerate with it as well.The area is simply amazing but the team here (management, leasing office, concierge, coordinators, and maintenance (which have responded to my 2 maint calls within 24 hours or less)) is what really makes this place top tier and I could not be happier with my decision to call this community home for the next two years.

I had a small, one-of-a-kind special order, misplaced package from a common package delivery service and went to the AVA Ballston Square service desk for help. Mercedes indicated she would help by doing another check from the many locations, but neither one of us could find; of which I thought all was lost with no mechanism to reply to the delivery service. 30 hours later at night, she hand-delivered the child's birthday gift to me. Analogies abound, but I will always think of the extra effort from Mercedes for a memorable lifetime gift for a child.

Moved in May and the inconveniences are horrendous. I knew I wasn't going to have a balcony and expected construction noise- no problem I anticipated that. What I did not anticipate is constant disruptions to your basic needs. Twice the water has been shut off ALL day (and is off currently, expected to be turned on at 5pm, now no restoration time). Also had no access to the trash shoot for 2 days. Oh and I must mention the elevator maintenance that shuts down the elevators during the morning and work week. Good luck if you are unable to walk the 22 flights of stairs. This place is in a prime spot of Arlington and while I understand it's an older building, more thought needs to be put into timing of maintenence needs. And there should never be a time when a resident can not use water for going on 12 hours.

Only temp stay but overall it's nice. Mercedes at the front desk is very helpful & needs a raise! Pros: most of the staff are competent. Pool. Cons: hallways hot and smell like trash.

I can not stress enough how little I recommend this place especially with the ongoing construction projects.Let's start with the balcony renovations. Leasing will tell you it's not that big of a deal and it doesn't cause much of a disruption. This is true if you plan on never being home between 9-5 Monday-Friday or if you don't have pets. For 40 hours a week, the building shakes and the noises are ridiculously loud. The destruction to your quality of life for a mere $100 off rent is not worthwhile in the slightest.The other renovation project that impacted my time living here happened in the parking garage. First of all, the parking garage is a joke. It is extremely poorly lit and you've got about 3 inches on each side of your car between spots. You can spot longer term residents by how much body damage they have on their cars. Not once while I lived here was I able to fully open my door on my compact sedan. To make things worse, a few weeks before they started construction on the garage, building management communicated that construction would be starting. They were asking residents to give up their paid parking to park in a garage down the street where they weren't even willing to fully cover parking expenses. When the garage renovations started, it quickly became apparent that they had sold more parking spots than what was available. Additionally, numerous residents were blatantly parking in two parking spaces at once. One resident even had the gaul to reserve a parking spot by bike locking a ladder to it. It got to a point where even though I was paying $85/month to park in this garage, there was no parking available. I sought resolution from leasing. I was told despite the fact that the construction was only happening Monday-Friday from 9-5, I couldn't park in the spots during off construction hours because the spots "were not level." Plot twist- none of the spots in the parking garage are level, because the parking garage is inherently downward sloping. I also pointed out that multiple cars had double parked, effectively removing many parking spots from an already overfilled garage. Leasing's response was that it is "everyone's job to police the garage and call the towing company." They even went as far as to tell me that they would not actively be calling the towing company, and doubled down on their offer to have me park somewhere down the street, but not cover the full parking expenses.While some units are renovated and the complex itself is undergoing renovations, it is very obvious that this is an old building that simply is not worth the money that Ava is asking for it. My AC/Heat frequently broke. My dishwasher barely washed the dishes, and when it did, it would smell like something had died in the dishwasher. Shortly after moving in, paint started chipping and flaking out of my bath tub, which revealed a super crusty yellow nastiness that looked like it hadn't been cleaned in 50 years.Last but not least, I am convinced that it is Ava's goal to provide the worst possible customer service. You will have to send multiple emails and phone calls to get a response. If you talk to them in person you will be told one thing then receive an email stating something completely different. Even when you do get a response from leasing, seldom is it helpful.All of this led to me breaking my lease early to move out. I was able to point to how disruptive these renovations were to my quality of life that Ava allowed me to break my lease free of additional charge, which redeemed them from a 0 star to a 1 star review.
