I moved to Newport Village in December 2023 from another UDR property (Sullivan) in an effort to save money and have a larger living space. It feels like a mistake. I can hear every single step my upstairs neighbor takes. I can hear conversations through the walls. Weed and cig smells come through the vents constantly. The rats outside are scary- a complete infestation. They even crawl into cars. The layout of the apartment is nice and I have more square footage at Newport, but I'm embarrassed to have people come over. The hallways smell of wet dog and mildew. Dog owners don't pick up after their pets- it seems to be the owners of the larger dogs that look away. There are plenty of poop bags and trash bins available, so this is your neighbor causing the problem, not Newport. Rats feed on dog poop too, so thank you neighbor. Please look where you're stepping on the sidewalks because owners leave poop on the sidewalks too. I recently had mouse in my apartment and I'm considering my options as the lease buyout is about $3k. Pest control came and patched up some holes, but even he said this is a normal occurrence in most units and Newport isn't doing much to eliminate the rat population. I will eventually have another visitor. That being said, I am not comfortable in my unit and I'm constantly on the lookout for rodents/droppings. No roaches though, thankfully. Towing starts at 9pm-7am (pretty standard). You need a parking pass that costs between $6 or $8 depending on the day if your guests plan on staying after 9pm, otherwise the parking spaces are free. There is also free street parking, but your guests will have to make a run for it as they will need to pass the rat packs near the trash areas, good luck. Most of the time you will not be able to view your actual unit until your move-in date, which is concerning. I really wanted to love Newport, but this isn't working out.

This is the most corrupt place I have ever lived. The environment being unkept due to trash everywhere causing all types of rodents to come into your apartment. They allow anyone to move in due to their need of vacancies. During my last 3 months residing here, my ceiling started to leak from a neighbors apartment on top of mine.I contacted maintenance. The guy came out a few times to check it and stated it should dry up within a couple of days. During his last time checking the ceiling, he stated dont worry about it. You will be moving out soon and we will just paint over it and you will not be charged. I was shocked, due to the cracks that were developing in the wall from it.This place seek ways to get an massive influx of money out of their current residents for apartments that are outdated and the conditions of the apartments not worth the price.I soon broke my lease from them and had to pay over 3k just to break the lease, the overpriced monthly rent, and a additional payment for a couple hundreds of dollars for something miscellaneous listed on their portal. After 2 months of waiting on my security deposit this place sent me another bill for $600 for their carpet replacement. Not to mention I left this apartment in great condition because I was rarely home and worked roughly 6 days a week. The bill stated my security deposit went towards the carpet and I needed to pay them $400 more. This place should be ashamed and their management isn't any better.

This place has become the worst place I have lived. It’s a nice size two bedroom apt for a good price, however it is managed very poorly. They have many rats, don’t have enough trash cans or have placed them not in strategic places. The recycle are individual house cans about three a location instead of a dumpster on my side of the property. Every week the trash and recycle over flow. The management in the office does not keep the posted hours. I’ve stopped by at 5:20 pm and no one was there though they claim to be there until 5:30. They don’t respond to phone calls the majority of the time. They claim text message is best to reach them but it takes up to two days or no response. They are forcing people to pay for their internet service though it is not well known and does not have great reviews. (I have not had to switch yet.) They force you to use their package lockers right after they get a new key paid for main door to apt building that has a delivery code-I should say about when they got the new keypad for front door to actually work. They have keyless entry but if you have a pet and travel you have to send a new code to your pet sitter every two days which is highly annoying and inconvenient. They claim if you are allowed to give people a code for more than two days that means they are living with you. I asked. The water is turn off or goes out, feels like at least once or more a month. Last month at least two weeks in a row.

This place doesn’t deserve a single star, most of the units aren’t suitable for living, ground floor apartments and corner upper apartments have very bad conditions, humid, and pest devastation, AC/Heating issues, i spent 2 weeks without heating this winter, i got sick many times, and the management and maintenance weren’t collaborative. It’s too much expensive there are better communities around this area. When I tried to convince them to move to another unit cause the heating and reaches issues they wanted me to pay a huge amount and penalties.

Pros: Great location with access to good shopping/dining options. Access to good public transportation. Decent size apartment with good storage options. (Rented a 1 bedroom). Rent was good for unit size when compared to others in the area. Maintenance was responsive and fixed most the requests submitted.Cons: Communication with and from leasing office is not the greatest. Leasing staff can be hard to get a hold of and unreliable in getting information. There are known issues with rodents in the complex from mischief (pack of rats) roaming the exterior and mice inside some of the units. (Lucky one here who did not have many pest issues in the unit.) Trash areas in the complex can fill up a bit and lead to a dirty looking area. There are a lot of additional mandatory fees in addition to the rent.

Bernard is right. Listen to Bernard, his review gave me life.I’m so glad he actually included photograph proof of the rodent problem at this place. It’s disgusting. The year we were there, rats are literally running around the parking lot like squirrels. Year round. No joke. Property management DOES NOT CARE. They put the blame on residents for the rodent problem.Also, in one of Bernard’s photos you will see that the “expert” Eagle exterminator company traps they put down are garbage compared to the amateur ones Bernard bought off Amazon just to create some peace in his own home. Pitiful. Like I said, Newport Village doesn’t care. And Eagle Extermination is terrible at their jobs exterminating the problems around there. Cockroaches too! ?

Olivia is absolutely the best. She helped us find a home so much faster than we thought possible, and even though we had absolutely no idea what we were doing (first time homebuyers!), she walked us through every part of the process without overwhelming us so we felt empowered to make a strong offer. We couldn't believe our offer beat the competition! While looking for homes, she was always honest and up front with us, and it was easy to tell she wasn't just trying to get us in a house - she really cares about getting you into the right house, and not pushing your budget further than you want to. And, to top it off, she has wonderful recommendations for everything that happens after your offer is accepted. From a lovely home inspector to a contractor who was able to work on a really tight timeline, everyone she suggested delivered.

She is also kind, honest, and fun - all the things you want in someone you work closely with to find a home. She took the time to get to know me and my family, to understand our needs and possibilities, and was our strongest advocate every single step of the way, going above and beyond and helping us secure multiple options. I’m being generous with my one star. Beware of the hidden fees. Water bill is overpriced. You have to pay for their trash internet $50 a month, so if you want xfinity, you have to pay for two service providers.Maintenance is very slow to respond to request, so good luck. Office personnel are very rude, I rather talk to all the mice that were capture in my place than the staff.The only way to catch all the mice is to order a large pack of glue traps on Amazon and line them up in a row at each entryway. Be careful waking around at night, you might step on a mouse.Be careful going to the trash at night, the huge rats are by the dumpster.Gym is basic. Enjoy the free advice for catching the mice.

It's absolutely ridiculous how often the water heaters go out, how often I find insects dead in my apartment despite how often I clean, how little the staff seem to care about everything going on- the cost of living here is too high for how crummy the entire facilities are. The fact that my water heater seems like it goes out every other month and I have to find SOMEWHERE ELSE to shower is utterly hilarious- especially when rent is high enough as it is. The "maintenance teams" sure are getting on it, though. Will they pro-rate my rent for the period of time where I can't shower and the water is unusable? No, of course not. Find somewhere else to live.

Never again!I wish i can give a 0 to the management!I gave a notice to vacate more than 60 days before my lease end. Because i didn't return a key bob that didn't work for over 6 months, i got charged for 2 days rent. I also, got charged $150 for "Reglaze Tub" (No explanation was provided for the charge).It was well cleaned and not damaged at all. I will never recommend you guys to anyone I know.Update 10/20/2023: I contacted the billing department and I was told in an email that " Per the lease, you are required to return the unit in the same condition it was received. " compared the reply that is provided below: "We inspect the apartment and compare the condition at move out to the condition noted on the move-in inventory form. Any damages beyond normal wear and tear are subject to charges.". It seems like either ways I was going to get charged for the depreciation of the equipment since i was using them.

There are a lot of monthly fees built into your payment, something you're not prepped for before signing. Worse yet, you can't visit your apartment before renting/booking it, so by the time you get to visit it (and hate it) there is nothing to change it to.BIG LAME POINT: they partner with a towing company (Dominion) and hunt the lot for late visitors and expired tags. Worst place ever.

Please if you can skip this place.. DO SO! We had the worse experience of our lives living here. The admin is nowhere to be found soon as you move in, the rat infestation at the parking lot is crazy, some apartments were infested as well. Water interruptions almost every month and not a short one with only an hour notice sometimes. The floors are very creaky that you hear people walking above you 24/7. Packages were also stollen at times, at one point there was a homeless man living in the laundry room because this place advertises key fob security in the buildings but they don’t actually work. And when your lease is almost up or when you’ve made your mind about leaving the community.. they are very hard to reach and not forgetting extra charges they put on your account for stupid stuff like pet screening that outrageously expensive.
