I have been living in the community for 3 months with no issues. I have finally made it to the pool! Very nice! However, the pool’s bathroom is disgusting.. if the bathroom looks this bad and not being maintained, I should be able to use the same gate as the employees. I will be in the leasing office in the morning!

I have held off on writing this review because I didn’t want to be negative or have it seem hateful. However if I had read about an experience like mine before signing the lease I would have walked away and saved myself the trouble.
1. They advertised a safe neighborhood and family oriented. I can tell you now it is not. If you’re close to Arlington drive there’s only one crosswalk on on the entire road from the Richmond highway entrance to the dart drive entrance. This crosswalk is at the very end of the road. Cars speed through Arlington drive going past 80mph. I was pushing my infant in a stroller and crossing to get back to my building and was almost hit by a car speeding.
There are constant gun shots heard, police and fire sirens a week. There are a group of drug addicts and homeless people who let themselves into the unlocked building. Instead of using the money to have a better security such as cameras or electronic locks they use it on food trucks and ice cream socials. PLEASE check the documented sex offender list of the area. They do not notify you AT ALL there are SEVERAL offenders throughout the complex.
2. The apartments are given the land lord special. When we moved into our apartment they wouldn’t let us tour it but would let us tour a similar model. Huge mistake. Upon moving in the paint is peeling in the bathroom, there is writing on the door of the second bedroom closet the door knob on the closet it literally held on by a key. A literal Key is what’s keeping it in place. The refrigerator shelf is broken and taped to make it look fine. The outlets are lose. Every single outlet. The carpet is patchy and you can tell where they cut off the old and replaced it with a small square. The paint is on the carpet in certain places, the kitchen cabinets were not cleaned.
3. The maintenance team is a joke. This is what lead me to post this review. My infant is 9mo and it’s 90+ degrees everyday for the past 2 months. Our AC went out in May and I called to say there was a problem with it. The maintenance team came looked at it for 5 minutes and said it was fine. I could tell he could feel how hot it was in our apartment because even he was sweating when working in it. He suggested we clean the air vents and give it a day. We did and it was still 87 degrees in our apartment while the thermostat was set to 60. It took two weeks of requests for them to come out and actually look at it. When they did they told us a piece from our hvac was broken and they’d need to order another one. They gave us a small window unit for our infants room and we moved an air mattress into it so we weren’t overheating. Then the unit stops working and they say there’s nothing they could do at this time. Well yesterday 8/1/24 at 7:16 I was woken up to see my infant having a seizure after calling 911 when the fireman came they said it was too hot in my apartment (almost 90 degrees inside, 86 outside) and that’s what caused it. After spending a day in the hospital with my 9mo old hooked up to an oxygen machine I call the front desk and they say there’s nothing they could do because they are not the maintenance team.
PLEASE FOR THE LOVE OF GOD. IF YOU HAVE CHILDREN DO NOT MOVE HERE. PUT THEIR SAFETY FIRST BECAUSE MOUNT VERNON SQUARE/MORGAN PROPERTIES WILL NOT.

Please read the negative reviews first, as the sudden influx of 5 star reviews seems...peculiar. This is not a safe area, granted that seems to be the case in other surrounding areas but here in particular is much worse than what it seems from just visiting or touring around. There is a community of drug addicts at the very entrance of the property that make their way into the unlocked buildings, into the laundry facilities and into the adjoining storage rooms. Our apartment is fine, typical "landlord" special, but nothing is terribly broken or unusable, yet. Yes, the property team is nice and such but that doesn't make living here any better. Hopefully we manage a way out soon as times are tough for all, and the pricing here is good.
Editing down to one star because it's been 15 days and our ac still isn't fixed. It's been 90°f or more daily. Absolutely awful

Very good, I love living here, it is an excellent place, you have all the shops nearby and the buses pass nearby so you can go out if you don't have a car.

So sorry for this late review. I moved in Mid May 2024. First I would like to say the office staff is absolutely wonderful. I really appreciated Charles C. His professionalism and hard work in ensuring my move in was smooth and meeting all my requirements was way beyond amazing. As an older Senior I really appreciated the patience and attention extended to me when I had trouble with online issues. Charles and Autumn were amazing. All the office staff are exceptional ?. I really wanted to thank and recognize Charles for an outstanding job again. He is a jewel and MVS is lucky to have him.The entire staff are great. My new home is awesome. After 35 years in my old house I was very apprehensive about living in an apartment. So far I have found the experience excellent. Building is clean and quiet, the green lawns are peaceful.
I feel at home.

I thoroughly enjoyed my time living at Mount Vernon Square Apartment Homes. The community was remarkably quiet, providing a peaceful living environment that was still close to all the essentials. The proximity to various food options was a huge plus, making dining out or grabbing groceries incredibly convenient. Additionally, its location near the city and DCA airport added an extra layer of convenience, perfect for commuting or traveling. The accessibility to many other attractions also made weekends more enjoyable. The apartments themselves were comfortable and well-maintained. Overall, living at Mount Vernon Square was a positive experience, combining tranquility with the benefits of city living.

First off, these reviews are skewed because they provide great leasing service and at the end of the lease signing, they ask you to give the complex a 5 star rating on google for their exceptional service to falsely raise the apartment's google ratings. Trust me. This place is terrible. I never had roaches until the roach guy came and did "preventative maintenance". The "maintenance" man broke into my apartment and went through all my things while I was gone. I believe that he had been watching me because I had noticed a white Morgan Properties truck parked outside my building whenever I would get back home from work. Like every day. These people are terrible. Homeless people are constantly breaking into the building to sleep under the stairs and become violent constantly with residents. There have been countless shootings, thwarted child abductions, and numerous police stand offs. There are documented sex offenders living in the buildings and the property managers never notify anyone of it. Also, there are communal washers and dryers downstairs for larger wash loads that everyone can use. I would assume it was one of the homeless people who literally pooped in the washer and dryer. It would be funny if it happened to someone else, but for the price I was paying there and the absolute horror show I went through, it wasn't. My boyfriend's catalytic converter was stolen off his car. My neighbors had a flea infestation as well as well as a mold issue and management never once communicated with them about it after they had to spend numerous nights at a hotel on their own dime and pay for professionals to come in and address the issue, also on their own dime. ALSO, management went in my Amazon mailbox and took one of my packages and threw it out and never notified me?
Like this place is actual insanity. If you like paying a ridiculous amount of money and hate your personal safety, privacy and belongings and don't value even simple human decency, you should totally live here. Otherwise, there are plenty of other places to live.
