“So far, so good. Just moved in and the communication has been on-point. The apartment was thoroughly cleaned and refinished upon our arrival and the staff have all been extremely helpful over the course of the move.”

“This is really nice and quiet community. My first interaction was with Ms. Atwell, leasing agent for the community. Ms. Atwell is very professional and attentive to your leasing preferences. Leasing a unit can be a big deal, especially for a long period. Ms. Atwell explained the multiple leasing options for the different units. I found Ms. Atwell to be extremely responsive to my questions and concerns. Even on her day-off someone from the leasing office reached out to me to give me an update on my questions. This is not generally done, and I usually have to chase a person down to get an answer to my question(s), so I found that to be professional as well. I also had the pleasure of meeting another person from the leasing team named Henry. Henry was very understanding and helpful during my move-in to address a concern that I was having. He remedied the matter without unnecessary red tape or having to check with hdqtrs. He has authority to make a decision. Thumbs up with that! Overall, I would give the community a 5-star but I had some minor issues post move-in that required continual maintenance requests but overall, the team is professional, its a safe community and nice place to live.”

“The apartment itself was great. It was very quiet (I never heard any of my neighbors), location is good, and the amenities are nice.

The only downside is that there are a LOT of hidden fees in addition to rent. $150 “amenity fee”. $50 “application fee”. $500 “non-refundable move-in/admin fee”. $20 “pet application fee”, plus $500 “non-refundable pet fee”, $20/annually to maintain a “pet profile” through a third-party app, and monthly pet rent. $335 for carpet cleaning at move-out, unless you want to hire someone yourself. $20/monthly “technology fee”. $5.37 “service fee” tacked on to your monthly utilities. There may be more that I missed, but you get the idea. It’s predatory.”

“I've lived here the past 3 years and will soon be moving out (to another state, otherwise I'd be staying here!). I've loved my time here. It's a wonderful building, the leasing office has always been really helpful, and maintenance is quick to respond and very nice.

Pros:
Location - easy walk to King street, but far enough away from the busyness that it's fairly quiet, walking distance to whole foods, restaurants behind the buildings, coffee and convenience stores. Also for drivers, there's easy access to 495.
Quiet - I rarely hear my neighbors. I can hear noise in the hallway at times, and occasionally upstairs neighbors if they drop something, but most of the time it's very quiet.
View - if you are on a higher floor facing Holland Lane, the view is spectacular. You can see the Washington Monument, National Harbor, and all of Alexandria. When fireworks are going off down at the river or National Harbor you can watch them from your window.
Rooftop pool - the rooftop has a beautiful view as well, and the rooftop pool is a nice addition
No issues with pests, building and landscaping is kept clean
AC/Heating isn't controlled by the building like some other buildings in the area (so you can turn it on anytime throughout the year if needed). I have only turned on my heat about 3 times since moving here.
Community - the people here are great. There is a resident portal where we can ask questions, ask for help, sell items, or chat. The leasing office does pet of the month. Everyone here is mature, respectful and nice (that I've come across at least!)

Cons:
The parking garage in 601 (HL2) goes through phases where it's really full and sometimes coming home late at night it's hard to find parking. It's not currently like that though.

Things to consider:
If you're facing Holland Lane, I think we're on a path for ambulances/fire trucks. They can be quite loud. The windows are pretty good at blocking out general noise though.
Also if you're facing Holland Lane, you're facing east so the morning sun is bright and hot! And in the evening it feels a bit darker than it actually is outside. The shades help with the sun though!

I highly recommend checking out Post Carlyle. It's a great choice for living in Old Town!”

“I just recently moved in the Reserve at Potomac Yard and after many attempts to find the perfect place, I have done it! Throughout this process, Parwin was understanding, welcoming, and helped make my transition from a two bedroom apartment to a one bedroom apartment easy. The whole team here has been welcoming. What I appreciate most about the apartment I am in now is that it is clean, accessible, and easy to walk around. The trash valet is a plus and the location is super! Thank you to the team and especially Parwin for helping my move be so positive and easy!”

“- units are nice for the most part. Some can be a bit of a walk to get to due to the building design.- parking garage was nice, do have some issues here with cars getting messed with or the gate getting broken down to gain access to the garage by outsiders up to no good.- management for the most part was nice and helpful when I was here . Non-management staff were hit or miss, most of them were rude and lazy.- location is nice for things around these units for shopping and restaurants.- inside and office was always clean and organized.- never had issues with packages getting stolen or messed with.- never had issues with neighbors, everyone was respectful and nice.- didn't have to fight for elevator access much, everyone was nice other than the few random entitled humans that think they are someone special. " Have them everywhere you go lol"- overall I honestly enjoyed my stay here other than the walk to my unit was so long.- I would have stayed here for my 3rd year if the prices didn't jump up so much.”

“I recently had an issue with my air conditioner unit and placed a maintenance emergency request. I immediately received a call from Ceasar to inform me he was on the way. After he checked the unit and fixed the unit. While completing a thorough check, he found a leak and fixed it on the spot! Had he not found it, there could have been extensive water damage. He went above and beyond to fix the issue! The staff at Carlyle Mill and their maintenance Team goes the extra mile to ensure their residents are taken care of!!”

“The staff at willow Run Apartments are very nice, professnal, as well as exercised an abundance of patience when it came to my move in. I specifically worked with Rayell through the whole process who was very helpful in answering all my questions and addressing any concerns that may have arisen. I ended up wanting to move to an upgraded apartment which the manager Omar made the transition smooth and easy for me.... and he did it with a smile on his face, ,(he always wears a smile). The office does stay quiet busy, but the staff always manages to get residents in and out and handled all their needs in a timely manner from what I saw of my time spending in the rental office.. I just say watch out for the towing, everything MUST be up to date on your vehicle or you WILL get towed. I appreciate all the staff at the rental office exhibiting a ton of patience during my move in progress.. Rayelle,Omar,Yurel,and Priscilla all played a part, However RAYELL is greatly appreciated for working with me one on one on a daily basis to complete my move in! Thanks guys ❤️!”

“Please note that these 5 stars are for the office support staff. The only reason living here has been somewhat bearable is because of Karyn, Brad, and Maria. They truly deserve praise for their professionalism and patience, especially considering they’re regularly confronted by dozens of angry tenants. Unfortunately, the root cause of these frustrations is the current property manager Jenna Cordova (the 5th property manager in just 2 years) & the maintenance supervisor. Jenna is rude, condescending, and completely inept. The maintenance supervisor is just as bad. Major issues with the building are ignored, and the property management company, Trinity PM, seems indifferent to tenants’ basic needs like water, electricity, A/C, and heat. Communication is non-existent, with no updates or ETAs provided for necessary repairs that affect essential services like water, air conditioning, or smoke alarms. Meanwhile, Jenna hides in her back office, leaving the front office staff to handle all the complaints, even though they have no authority to make any changes. The office staff are the only redeeming quality of this place. So, if you’re looking for a friendly team and enjoyable tenant events, this is the place for you. However, if you’re seeking a safe, well-maintained, and structurally sound building, I would recommend looking elsewhere.”

“Nice community. Prompt friendly maintinance. Ample parking and quiet neigbors. Only thing is pet owners arent cleaning up after pets. And the Playground is not in a safe place. Its right next to the street leaving kids at risk. The dog park is in a safer location than the playground. There is ample open space for a bigger safer playground for the kiddos.”

“I really really REALLY wish the first reviews shown of this place weren’t so negative. I’ve lived here about a year and a half, aside from the small flaws/signs that the updated apartments may have been a bit rushed (nothing to ruin your day to day living) I have not experienced any intrusive pests, all my appliances work beautifully, general areas in the neighborhood are clean/kept after by the lead maintenance man who I see early in the morning sometimes picking up any stray litter/trash that find their way into the parking lots. Cleaning service comes regularly to maintain inside the buildings steps and landings. And the ladies in the leasing office are so understanding, accommodating, and polite. I can agree that parking gets tight at times but given the area we are in and having lived here for my whole life, parking is tight EVERYWHERE unless you have private property. All neighbors are loud to be honest but again, nothing that would deter me from living here. I’ve renewed once and my rent increase was approximately $40 but this may be on a case by case basis. Bedrooms are very spacious and from befriending neighbors and seeing their apartments, we get tons of natural light which I love. All in all, this place is astronomically better than many of the places around here, ladies in the leasing office don’t bait and switch you with a nasty attitude and ignore you after you’ve signed, and the maintenance teams are so swift, for me at least! The negative reviews almost drove me away from this place definitely consider checking it out in person!”
