I'm an tenant and we should all just report them because my rent is 2600 and they keep adding fines for no reason and they come in to do inspection when it's not necessary so we should all get together and exposed them!!!! News, media, etc.

I just got approved for a duplex in Midvale. I received the lease and am shocked! I would never sign this and anyone who does is STUPID!
They can enter at anytime without giving you any notice.
They will increase your rent for ANY increase in property taxes
At the end of you year lease, it goes month to month and increased $410!
You pay for ALL repairs
You pay for ALL pest treatments
They have a fee for every little thing
They are not responsible for anything from the prior tenant
They are not responsible for flooding, fire, etc even if it's from the dishwasher, sink, or anything like that. Electrical fire, any fire, they are not responsible.
DO NOT RENT FROM THIS COMPANY!!!!!!!!!!!!!!!!!!!!!!!

STAY AWAY! DO NOT EVEN SPEAK WITH CARL. This is the absolute WORST company in all of Utah. As an owner, they promised to find a renter for my home. THREE months go by and there is NO ONE found. I asked them to show me proof of marketing and they never sent me anything. I cancel my contract with them (YES, they have contracts, even though Carl McGavin says they don’t) and they throw a renter into my home 2 days before our contract ends for $350 less per month than we agreed to, without my consent or permission, and AGAINST my best interest (which was written on our agreement and which violated their own terms). They took the security deposit of $3,309 from my tenant and never gave it to me and then sent me to “collections” (aka CZAR) and are asking me to pay over $1,600. I asked them to send me an itemized list of what that $1,600+ entails and they have no response. I continue to ask for the security deposit and they ghost me. Over the now 8-month period of dealing with them, I still haven’t been able to call and talk to anyone on the phone. Shadiest company to ever exist and I hope they get what’s coming to them.

AVOID AT ALL COSTS!!! Very deceitful about their fees and charges, and no compassion or wiggle room. Michelle in leasing will make promises that management will not honor to get you in the door. Horrible communication about maintenance visits and they will charge for everything, even things originally promised to be included like water and trash. Save yourself the headache and seriously rent anywhere else, otherwise be prepared to pay hundreds extra every month in random charges at the whim of management.

I have NEVER had a more horrifying experience with a company or landlord. They nickle and dime you for things that are false all the way to where we had to worry about lawsuits with them over falsified charges. They let our basement flood and didn't fix it for three months where my roommate had to sleep in the kitchen for that entire period, and then did not disclose a backed up sewer drain that got sewer water on all of our things that were being stored in there FROM THE FLOOD. HORRIBLE HORRIBLE HORRIBLE. 100% felt like a scam.

This is the worst company and stay away from this company. Homeowners if you have property managed by this company, cancel as soon as possible. The tenant in my property left because of unprofessionalism and unresponsiveness of the company. I cancelled my contract with this company starting from Apr 30, 2024 because that was last day of lease agreement with the tenant. However, the tenant vacated the property beginning on March but agreed to pay till April which mean they had valid contract till. The company never informed me that tenant is leaving early. When I found the tenant left I told them not to rent my property as I have terminated contract with them. Despite of my written request to discuss how to handover the key, they rented my property for 3 years without my permission which suggest they were trying to collect management fee claiming they are the one to find new tenant. Luckily I was able to cancel the contract but they have charged me management fee for 3 years. I would suggest everybody to file complaint with Utah Real Estate Division as well as KSL investigator. Please stay away from this company. They even don't deserve one star.

Steer clear of doing anything with this company! Made the mistake of renting an apartment with them years ago and I'm still dealing with them to this day. Got a notice of collections from them for unpaid utilities WHEN WE PAID OUR UTILITIES TO A WHOLE DIFFERENT COMPANY! We even called and got statements from that utilities company to confirm we owe nothing. They just slapped us with a $275 bill anyway and still insisted we owe them for utilities. When we wanted answers, they had none. Called, emailed, went in person; all of it went nowhere.
If I could, I would go back in time and never make the mistake of working with this horrible, greedy company!

They are by appointment only type of place. They have a small location that has little to no parking. They are ok with keeping a property on the market after you sign a lease if you don’t have a deposit.

Perhaps the most pathetically incompetent and disrespectful company I have ever dealt with in my life. If you can help it, do not rent a property from this company. If you are an owner, DO NOT hire this company to manage your property.
