As others have stated, be prepared to get the run-around when trying to get your deposit back. I am having to look into filing a lawsuit because they have become completely unresponsive to my emails after claiming that my check was mailed and I didn’t receive it. The staff also consistently left early every day when I lived there, so if you needed assistance, you often couldn’t get it because they were not there during their listed business hours. I consistently had issues with my shower, AC going out, and trying to get the smart locks to work. I actually got locked out of my apartment one time because the lock wouldn’t work, and because the staff left an hour early, and maintenance wouldn’t help me, I had to hire a locksmith and paid hundreds of dollars that could have been prevented if the staff had been there when they were supposed to be. Beware of this property.

University of Utah students thinking of renting here, beware.
My sister and I lived here for 1 year, and our lease ended in June. Our first week in the new place, we found about 10 cockroaches and other various small bugs. Not only are the apartments infested, but the entryway to the building as well.
The management is horrible. They’re constantly firing and hiring new people, and that effectively leads them to be the most disorganized office I’ve ever had to deal with. Nobody ever follows up with you when you talk to the front office. They don’t respond to emails and even calling them barely works.
My sister and I moved out on June 16th. We were told there would be a move out inspection, and we should expect our deposit to be sent within 30 days. We were also told that we would be sent a move out statement within that time frame. It is now August 21st and we haven’t received either of those things. We’ve tried emailing and calling, and they refuse to answer their phone. If we do get responses over email, they don’t answer the questions we are asking, and give us short confusing answers.
They also charge you for just about anything they can think of. The base rent is one thing, and then you pay about $300 per month in added fees (especially if you need parking). It’s ridiculous how much you pay for a small dingy apartment.
None of the facilities are nice, or even work. The elevator is out of operation constantly, and the hallways are literally filled with trash. The trash chutes that residents can use for disposing of garbage were constantly getting jammed, and the halls around the trash chutes would smell so bad for days. They would try to hide the scent with automatic air fresheners.
Overall this is NOT luxury housing. If you value your money, time, and want a nice place to live, this is not the place for you.

So far, i have just recently moved into Essex and here is what i have gathered from the short time living here so far;
1. Poor Security: For starters, you can open both of the garage doors by kicking hard enough. Also, all elevators on the parking level can be used regardless of key fob even though there is clearly a giant fob detector on the wall next to the buttons, easily letting non-residents inside.
2. The constant alarms and beeping from the front door: Every night, when walking on the first or garage level floors, you are forced to hear the incessant noise every time because of a problem with the door jamming perfectly every time just to spite anyone close enough. The garage stair doors are even worse because no matter what you do, they will be playing that noise whenever they are open, even slightly. The good part is that you can just kick the garage doors shut, but management has yet to fix this problem in the YEARS i have heard about it.

Me and my roomates lived at the Essex for 2 years and it was by far, the worst housing experience we’ve collectively had.
We experienced:
- Ridiculous monthly fees such as the ‘$125 Entertainment package’ (basically cable and trash valet) THAT YOU CANNOT OPT OUT OF.
- Unsecure parking garages because one of the 2 gates are broken constantly. There’s a lot of foot traffic around this building as well.
- Unsecure storage units that I had my snow tires stolen out of. Read other reviews and you’ll hear similar stories.
- Unhelpful “community managers” that will only direct you to their broken online housing portal.
- Homeless people sleeping in the stairwells (they did send out a notice to residents regarding this so at least they acknowledged it).
- Expensive rent prices for cheap, small living areas. Beware of the shoddy construction work, especially with the vinyl floors.
- Unavoidable renovation noise.
- A “shared, outside community space” that looks like a prison yard.
GreyStar Property Management is a faceless, multi-billion dollar corporation that has played a great role in making SLC more and more unaffordable. Do not even consider giving them your money.

The parking garage is lovely to have but even compact cars are CROWDED. It is a lovely building with great perks. But dont leave anything behind. People dont turn them in to lost and found. Attached are views from the room I stayed in on the 5th floor.

I’ve livid here for about a year and a half, I’m on my second lease and I love it here! The new renovations are really nice, even tho it took a while for them to get it done but it was worth the wait, everything looks really good and Cris and Emily are always very helpful.

*** RENTERS BE-AWARE****1)This property is a dump. There is no real management. No accountability and absolutely zero customer service!!2)Lot of hidden cost in rent- so don’t get fooled by their “base rent”.3)They started “renovation” in April 2023 , initially expected to complete in a months time. It has been over almost 8 months and residents are leaving almost in a hell hole. The contracting company they hire has stuff all over the place. No floor carpets for months, the “club room”, “deck” are inaccessible for months. They hired cheapest and incompetent contracting company. It has several building code violations from safety view point.4) Secured Parking garage which they charge us like around 80$- 100$ per month has broken door for 5 months. The reason “Garage door company has supply chain issue with a door”.,, Yeah right, they don’t want to spend a dime to fix it. Homeless people and intruders out there in garage all the time in night and high risk of car getting broken into.5) Elevators - every couple of weeks one of elevator gets broken .6) Storage unit WATCH OUT!!! Rental storage unit that had high price tag attached (in addition to your rent) is NOT secured. Mine got burglarized . There are no security cameras on floors. The maintenance crew person has access to storage unit with the master key. So the person went in when I was out of town as the person knew where my car is parked and as my car wasn’t in garage for few days as I drove it and parked in Airport parking lounge , so that person went in stole whole bunch of my stuff worth 1000’s of dollars. When reported to leasing, they gave me silly reason (that they do not have any records of anyone else accessing my unit other than me) and hence they are not responsible for theft!! Does that mean I stole my own stuff? Ridiculous!!!!!!The list goes on and on.They never care for residents, they only care about your money!!!!!Greystar company who owns this property needs to investigate this place as it is damaging their brand. I am pretty sure sooner or later City Housing board authorities is going to get involved.

Where do I even start with my experience at The Essex?! First I want to say, having a strong management ANYWHERE is KEY and The Essex has the BEST that Salt Lake has to offer! Emily is a top tier property manager, she is always very responsive, takes care of matters that need taken care of and she is beyond personable but also SO professional! There is no one I would trust managing my property more! I start each morning with a quick workout in the gym, which is beyond convenient to just walk down the hall a few paces! The location is exceptional and I can get to work as well as shopping and dining quite easy! I will continue to lease at The Essex during my stay in Salt Lake City! Thank you Emily and The Essex for going above and beyond!

Lived here for 3 years, one bedroom was decent older unit. Maintenance responded well when things needed to be fixed, the staff was nice, gym is in the parking garage which was depressing. I didn't get full deposit back, charged me move out fee,cleaning fee, paint, I cleaned before I left, didn't hang pictures. Screwed there. College kids loud at 3am wakes up the building. Garage door breaks a lot.

You need to read the contract, you can't break the lease. Also, the walls are thin... hopefully you don't get people you are up late at night because we did and they can be up till 3 am weekdays...not recommended for families...mainly college students. The cable and internet package and paying for the building's lighting and heating(which we shouldn't be paying for because the hallway should be their responsibility), and trash pickup are highly questionable costs... especially when the trash pickup doesn't pick up your trash.... Also the elevators can smell like armpits and there are people here who have massive body odor.
