We have been extremely happy with Property Alliance in Park City. After having struggles with other manager, we have used Property Alliance for several years and found them to be excellent. Great service, easy set-up, and very responsive. Plus, the tenants they found were excellent as well.

Rented with them in SLC for over 2 yrs starting right before the pandemic. Everything was fine at first. But communication from our property manager was poor during our stay. Any maintenance requests we made resulted in repairmen showing up with less than two hours notice which was extremely inconvenient when we were forced to work from home during the pandemic - 24hr notice should not be a luxury, it should be a given. But we dealt with the inconvenience.Near move-out, their autopay deducted an extra full month's rent from us past our lease end, apparently through some software problem - it took the agency 3 weeks to get the money back to us which was extremely inconvenient. Still, we tried to be understanding and didn't complain despite not hearing a prompt response from the manager. We never missed a rent payment yet were not afforded the same respect or prompt response when it was our money on the line.Finally, at move-out, our manager was unable to meet at any time with us so we opted to let him do the walk-out without us out of good faith over the holiday weekend. This was a grave mistake as he (and the cleaning company they contract) charged us over $500 for cleaning which was outrageous as we were assured a $150 standard fee, which would have been totally acceptable.In addition, we were charged $250 for "repairs", despite us having spackled any small nail holes we used to hang pictures or cables ourselves. When we left, the only thing that needed done was a few paint spots and a carpet cleaning, maybe some command strips that we forgot. Instead we got taken for a ride. Again, we deserve it for having given them the benefit of the doubt and not being there for the walkthrough but we really thought they would treat us right after the *glowing* reviews we had seen.Tl;dr - we did not feel respected as renters and ended up getting charged much more money than we feel we should have been from our deposit. My advice is to document every single thing down to the existing screws in the walls, if you want to chance this agency. Don't do them favors, don't accommodate short-notice; it won't be reciprocated.

The worst home rental and management company you could ever go thru. Jeff Scott and Todd are absolutely zero help when you need anything done. With 4 children in our home, we asked for THREE MONTHS to get our plumbing fixed. The home is older. The toilet was not in working condition. After my Mom was hospitalized and spent a few months in a specialty rehab hospital, we didn’t want her to return to assisted living during the height of the COVID pandemic. By some miracle or act of fate, a condo became available right next door to my sister, a physician. It was the perfect setup. I contacted Property Alliance and told them about our circumstances during a very competitive rental market and difficult time in our lives and they communicated our story to the owners. I met with Ben shortly afterward and he was truly amazing, professional, kind, and wonderful to work with! He went above and beyond to negotiate with the owners to store their giant sleigh bed so that we could accommodate my Mom’s hospital bed, and had maintenance remove the bathroom door to allow wheelchair access. In addition, grab bars were installed to make the unit handicap accessible. I will never be able to express enough how much this meant to our family. Mom is doing great! Thank you, Ben, for everything you have done for us. You are a true gem and we will forever be grateful for your diligence, professionalism, care, and hard work. I highly recommend Property Alliance.

Tenant perspective: Nice people, but chronically understaffed and slow to respond to requests for repairs or maintenance. Somewhat disorganized. Emphasis seems to be on property owners, which is where they generate income. Tenants are secondary.

We used Todd as a property manager for one and a half years and were super pleased with every aspect of the process from getting the rental contract in place to collecting the rent and dealing with issues as they happened. He was very responsive and made renting our property super easy, especially since we live so far away. He took care of everything and if there was a larger expense, he would reach out and ask for our approval. Every month, the rent was deposited directly to our bank account. I would highly recommend him.
