“I have lived in these apartments since 2006 when I first got here it was a sight for sore eyes my father and brothers didn't want me living here but it was what I had to do at that time. Since then I have seen landlords come and go as well as owners and what I have to say at this very time during this time of crisis with the new owners and my new landlord I am well taken care of. They see to it that security is in place and if I ever need anything I call and my needs are met that day. Are there roaches there are roaches in every apartment complex because of people moving in and moving out on the other hand I have never had an infestation of roaches in my apartment and I have lived in a one-bedroom and currently I live in a 2 bedroom I enjoy Home Improvement there for a lot of things that could use a work order I do myself because I enjoy it I've never had causes of bedbugs( thank you Jesus) and roaches have never been a problem in my apartment I am grateful for the new owners I'm grateful for my landlords truly they take care of the residents like I said I've lived here since 2006”

“Our son lived here for 16 months while he went to TSTC. The management matched him with roommates that became friends. The rooms themselves were clean & I would say comparable to most dorm style living.There was a bathroom leak situation that had to be addressed midway through his stay but it was fixed by maintenance pretty quickly.Lisa, in the office, was always very helpful if we had questions about payments etc. She was very accommodating!”
“I see these apts making a come back. It did go down hill over last 10 yrs but I see management tryn one apt at a time. Be patient yall but if you’re looking for residence in this area then sign the lease. 12 months goes by faster than you think. But I would defiant think you couldn’t get any nicer management team here. Stop going through the rude apts that your just an applicant. They do verify your income and past residency at previous locations so 50.00 application fee rental deposit is same as first months rent. FYI. I’m excited to be here with improvements already just in a few weeks I’ve been here. Check the OLD Town Oaks apt homes remember it’s The Tribeca Apt homes now!! There are so many different apt layouts. I’m sure manager can place you into one fit for you. Yall these are huge apts. you should see the 2 bedrooms 2 bathrooms. Or one bedroom 707 sq ft. I never knew a one bedroom with so much room plus townhomes and four plex ever the regular apt style home with upstairs or downstairs neighbors. See what apts are avail. I’m just a tenant but I sounded like a leasing agent. Ahaha!”

“Living at University Place was great! It is very quiet and is a great location. The grounds are very well maintained, and my apartment itself was great. Management was great and amazing to work with. Ms. Dawn was always kind and helpful. She cares for her tenants and loves listening and being there for students. The maintenance manager, Mr. Chris, does an amazing job as well maintaining the property efficiently. Any maintenance requests were usually fixed the same day.
I would highly recommend choosing University Place for your apartment whether you are a student going to Baylor or just someone moving to Waco. It is safe and affordable!”
