DO NOT RENT HERE!!! I am disappointed I have to write this negative review as there are a couple of things Magnolia Grove does very well, but where they lack is unforgivable and straight up fraud. My brother is a teacher in the local school district and will often times visit me to watch a game. The visitor parking spot check in sign was broken. I called the front office and they said yes we understand the sign is broken so until the sign is fixed he can park there and not be subject to towing. They did state when the sign was fixed he would need to register or would be subject to being towed and obviously they would not alert me of the sign being fixed. This seemed completely fair. Recently his car was towed, the sign was NOT fixed I have photo's timestamped showing this. I called the office asked to speak with the person that told me this. Ironically she does not work for the company any more (can't blame her I wouldn't want to work for a company that treats their clients like this either). The lady at the office was VERY kind; however had no power to do anything. She provided me their corporate contact that oversees the property. I called a couple of times and left 2 voicemails that I needed to speak to someone. You do NOT speak to anyone goes to voicemail every time. Still have not heard from them in over 3 weeks. I know they got my voicemail because I spoke to the onsite manager and she said they asked what I may be inquiring on which she shared with them. They also fixed the sign 2 days after I called. They do NOT care, they lie, they don't call back, they just want to nickel and dime you any chance they can. The water pressure is abysmal. The maintenance guy said he knows and many folks have complained, but they don't want to spend the money to fix it. Very sad it is a clean place and the onsite staff are great, but they will try and screw you every chance they get and they don't want to talk to their tenants at all. Thankfully The Southerly is being built right next to them and likely will be a much better option for renters. LOOK THERE NOT AT MAGNOLIA GROVE!

If you rent here, I hope that you get the 3rd floor, or else you will hear every step any creature makes from above you. I would recommend that you read the other low-rated reviews that have been posted. I also recommend that you don't rent here.I'm not surprised to hear others have been falsely charged upon moving out.Also good luck having anyone over, they'll be towed in an instant.

I had no issues with this business until my roommate and I moved out of one of their properties. (Magnolia Grove in Terrell, Tx) We were not given a 65 day plus notice of our 60 day move out notice. The only one that we received was hidden under our water bill in the utilities section of our portal. This notice was only given to us a little more than the 30 day mark. (Illegal) We were then charged with an absurd, double our rent, price of $4,000 for a month in which we did not live inside the property. (Most companies only charge a few hundred extra on top of normal rent) We partially accepted the at fault and moved on from their greedy business model. However, we just received a false charge of an excess $500 bill that was from replacing the carpets. When I called the property to ask why was the carpet being replaced? (The property is only a few years old and we had no major spills in the apartment) The answer I was given was "pet stains" and more absurd false narrative to go along with the story. Neither I nor my roommate housed a single pet for the entirety of our stay. We placed no pet deposit and never had pets from relatives or friends over at our apartment. The apartment never had any pet smell or stain which leads to falsely charging us on multiple accounts. The manager simply stated that it was "my opinion" and how I "felt" when it was all factual and no reason for us to be dishonest in either scenario. She was of no help and should not have her position with any property management company. After speaking with her, I soon gained an understanding that she does not know how business works, on or off of a balance sheet, and that no matter what I did in either scenario that she and this company were proving an unjust, bully mentality on my roommate and I along with anyone else who lives there. StoneRiver Property Management LLC is a disgrace and a horrible business to rent from, do business with, and use as a model example for conducting business.

Had no issues with this place until we told them we were moving out.They hid a 2 month notice from us under “water bill” in their online portal, telling us that if they did not have it in writing that we were moving out that we would be charged an extra month, double the price of our usual rent, and charged us a month for $4,000 for a 2 bedroom apartment after we had already moved out.Also, falsely charged me and my roommate $500 for a “pet stain” and carpet replacement after we had been moved out for over a month, no pet ever stepped foot in our apartment, nor did we have any stains anywhere. Never had a single spill on our carpet, and double checked and cleaned before we left.Fair warning, they will tow your guest’s vehicle away in no time to a sketchy tow place 30 minutes away in the middle of nowhere for $300, even if they’re parked in guest parking.Do not rent here, place is a joke, they will rob you blind.

Best management team ever, very professional and hardworking people, resolving issues in minutes or hours(depending on issue). I was especially impressed how they handled the consequences of the electrical outage last winter

Please stop inviting Towing companies into a gated community that people pay for to tow their cars. It's ridiculous. It's gated. Towing companies shouldnt be aloud. Ridiculous. 2nd time this has happened

I have lived in apartments for the last 12 years and this is the worst one ever - I hear every single noise from the neighbors especially above including the bathroom ugh; I work early mornings and apparently upstairs works evenings because when they come in around 11 at night I know every move they make until they go to bed around 2 AM. There is no sound barrier between the floors as they are hard not carpet; It is difficult to get a good nights sleep or work from home. I've received complaints when on calls due to the noise. Parking is ridiculous as well due to so many apartments in each unit (3 stories); You pay extra for a fenced yard however some units (such as mine) are bad built and the downspout puts water right in front of the concrete patio so it's a muddy slick mess to try to access the "yard"; While it's beautiful and modern the daily living is exhausting. Wish I had known before I moved in but they were knew and not any reviews available.UPDATE - 10 months into my lease - The leasing team offer ZERO flexibility with anything and do not care about you after you move in. They won’t take care of existing tenants or return calls but are steadily smiling and showing the property to new prospects.

Don’t expect a lot out of this place it isn’t luxurious. This place isn’t old but a lot of the materials used to build each apartment are deteriorating/falling apart. MAKE SURE you see the unit you will get when doing a tour because each apartment will have a different appliances that will vary age and functions. Also there are way too many residents and not enough parking spots or room for the amenities. Also specifically for the pool as I’m leaving they put in strict pool rules but they are unreasonable and don’t care about you as resident and complain that they have to clean the pool when there’s just too many people that live here and the pool is just gonna get dirty after one or two days. Heard they are raising the rent and trust me it will not be worth it. Also they got bought it by a investment firm and they care even less. Noise is also a big deal so if you’re a light sleeper I don’t recommend this spot.

Do not apply if you are not a perfect candidate. I have never been denied occupancy and there is no chance of approval disputes. Mandatory application fee is non-refundable, save yourself the time and money and go elsewhere.

I applied for an apartment here, was denied bc I have a DWI!!!! That to me is not a felony !!!! I’ve never ever in my entire life been denied an apartment. They just missed out on a tenant that would of stayed there for atleast 5 years. I guess they don’t like money . If they would of told me that having a DWI on my record would of declined my application I never would of applied. In my opinion they need to be more open about things like that before having ppl apply.

The Property Manager and the rest of the employees in the office are awesome. They've made my experience of living here from day 1 such an awesome one. I wouldn't live anywhere else in this area! And the apartments are beautiful!

3 weeks and still not renting a unit. Sent in all paperwork. Not off to a good start so that means this is the way they will be during the rent process. I manage 26 people and would never treat them this way. So we backed out after wasting our money on the process.
